The asset manager for the property, Jackson, is incredibly responsive to all requests. Building is cleaned regularly and comes with cool amenities (large gym on the first floor, private parking lot, in-unit washer + dryer, free cable TV, tons of natural lighting in each unit, basement storage, first floor lounge area, etc.). I couldn't recommend the Sidway enough to any prospective apartment hunter!

We were waiting on a new build that was postponed and this caused us to be in a position to have to vacate our old house, leaving a three months window in which we needed to find a place to stay. It was a hard, exhausting search when my wife and I needed to find a place in the interim, as most landlords/apartment managers didn't care to rent short term. The first place I looked was The Sidway after seeing a few of its advertisements for apartments on Craig's List. I met with one of the apartment managers named Laura. She showed us the building and the prospective apartments. We were originally looking for a one bedroom, and liked the one bedroom she showed us (it was around $900). However, our needs started to gravitate towards a two bedroom due to the fact that we have a baby and we were starting to realize that babies cry a lot. We loved the two bedroom, but had just begun our search for a place and were convinced at the time that we could find an equally pleasing abode for a cheaper price (two bedrooms are around $1300 a month). WE WERE WRONG. About a month later we had ran the gauntlet of smelly, dirty, expensive, stupid apartments in less desirable places in the downtown area, many of which had weirdoes for landlords (one guy had a 7 ft. tall Russian woman stand behind him the whole time he showed me the apartment that stared me down like a feminine Ivan Drago. Another one, an old lady wanted us to live in her attic...probably, I assume, until she could poison us and make fancy hats out of our skins). Good apartments were ranging in price from $900 to $1500, but almost all the cheaper ones weren't on The Sidway's level and wouldn't rent to us short term. Man, was I glad to see that The Sidway had a two bedroom vacancy. As I said, our two bedroom apartment went for about $1300, but that price included Time Warner cable and water. Heat is also included in the building, but each apartment has a heat pump powered by the electricity (the electric bill is the only utility not included in the price). However, even though we used the heat pump often, our electric bill's increase was very minor. They had and still have a "Home Town Heroes" discount (military, fire fighters, etc.), where they take $250 off the first month's rent. The area is as good as it gets: practically across the street from Shea's Theater and right on the border of Allentown. We were within walking distance of great restaurants, downtown entertainment and my work... Ok, I may have been a little too excited to walk to work. Big deal. The building is mainly comprised of younger professionals, many of whom live alone or without kids (we were THAT couple that brought a baby, but no one seemed to mind or notice). It seemed like everyone had a dog though, so pets aren't an issue. The accommodations were top notch. There is a storage cell in the basement for each apartment, a couple of recreation games (ping-pong & air hockey) for you and your guests, a free coffee bar in the downstairs lobby, a gym/exercise room and a clean and tidy laundry room that costs under $3 a load. The Sidway even has its own online portal that you can pay your rent and keep track of other important information. Lastly, and perhaps my favorite reason that you should rent from The Sidway: the staff is exemplary. We did most of our dealing with another property manager named Olya. She never wasted anytime getting back to us with any question we had and was always polite and professional. If we ever even thought about a complaint she immediately worked everything out for us. Any minor service issue (light bulb out, something not working, etc.) was handled by Paul, and he was always prompt and courteous just the same. And then there's Robert, the Door Man. Aside from opening the door and shooting the obligatory small talk with you, I've seen him doing a litany of other small tasks around the building for other tenants. Best of all, none of the staff ever tried to poison us and make us into hats. I recommended The Sidway to one of my other co-workers who moved in the following week. You wanna be next? The maintenance guys, Sean and Paul are good too. The respond to requests within hours. The units themselves are very modern and nice. The units allow pets at no additional fee. 2 parking spaces are included too, which is an incredible value. The location of these apts is right downtown and we walk virtually everywhere. They seem to do a good job updating things. The two bedroom especially had nice floors that were easy to clean. The location is great. In the NW school district which is nice if you have kids, and their is a park and playground right across the road. Very close to Aldis, the outlet mall, and all the shops and restaurants along Military Road. Very close to Reservoir park as well. The office staff our really great. Easy to get a hold of and always friendly and helpful. We haven't had too much need to get a hold of them for things breaking, but the few times we did they were very prompt in working to fix the problems. My favorite part about the complex though is how above and beyond they go to really try to build a sense of community. For example, today they are having a solar eclipse viewing party complete with snacks and drinks and glasses. In the past they've had paint nights and other picnics. They've also had door decorating contests voted on by the other tenants that gives you $50 off your rent for the month. A great way to build community and also make the hallways a little brighter.

We were able to "upgrade" to a larger apartment within the building after a year, which was made very smooth by the leasing agent, Katie, and well worth the slight increase to our monthly rent. We also enjoyed how rent could be paid online, maintenance requests could be placed 24/7 through an online ticket and emergency maintenance needs were handled quickly and properly. Beyond that, the apartments were just the right size, the laundry facilities were always accessible and there was plenty of parking. We would still live there now if it weren't for us moving out of state, and by comparison of where we are currently renting, Whitmill gets flying colors! The apartment is in a safe, quiet community and although we are close to traffic and the airport it is still very quiet. Management is fantastic, fast to respond, organized and efficient. Our dog loves all the green space and the dog park. This apartment has everything we need and is clean! We also love the king size bed and two TVs. Plus, the location is fantastic, very close to lots of stores and restaurants and we can easily walk to the golf dome! We would highly recommend Coventry green!

From the property management to the staff to the residents, everything here at CCMA has been great. There are 3 or 4 different apartment layouts to choose from, with 1-2 bedroom options, and some of the buildings are pet friendly! There is a community center that can be used for parties as well as a pool that is open all summer. There is always ample parking, the snow removal in the winter is usually extremely efficient, and the grounds are just beautiful in the spring summer and fall. I would easily recommend CCMA to anyone looking to live in Williamsville. It's close and convenient to most places: Wegmans, tops, TJ and Marshalls, Transit, the Thruway, etc. Just very very convenient. Love it here.

Quakertowne gave me a 90-day notice that they will not renew my lease. It's a strangely…read moredisquieting feeling that you can be thrown out of what feels like home at the whim of some big company. The apartment has not been updated in the 9 years I've been here. The carpet is crap, the paint job is crap, the tile in the bathroom is 1960s green. The bathroom sink is so old the fiberglass is showing through - if I scrub it too much I'm afraid it will disintegrate. The Verizon Fios cable box and the AC unit is in my closet, and whenever it needs maintenance I have to empty it of my clothes. The parking lot turns into an absolute LAKE when we get a heavy rain. The poor drainage leaves a moat around my deck. Washer/Dryer just went up from $1.25/load to 1.75 per, and they don't clean well (though I have been told multiple times they are heavy duty and top of the line... they are NOT). Quakertowne is a jewel, in many ways - set back so far off Southwestern, it is as quiet as you could wish. Lovely landscaping. They are very proud of their new office/workout building (that took them FOUR YEARS to complete). The mailman who delivered the certified letter terminating my lease said he had delivered nine of them that day. I suspect they are tossing people out so they can upgrade the units and charge a LOT more (my unit for which I pay about $900 is listed as hundreds more on their web side.) My neighbors in the building are lovely, and I will miss them. I won't miss feeling like I'm persona-non-grata who's being watched for missteps by a place that will use any excuse to get me out. It has been a rough year living under threat. I don't want to live where I am not wanted... but, the way I have been treated is shameful. Leah used to be so nice to me. I don't know what I did that got me on the sh*t list, but I'm being swept out with the trash. It has definitely left a bad taste in my mouth. I'm grateful to have found a beautiful new complex to move to, where they seem glad to welcome me.
