Apartments are well equipped with all you may need to live an independent life. The care offered for those who are in need is wonderfully caring and attentive. Outings, events, classes, quest speakers, trips...I can go on. My mother is so pleased living here-her life has opened up to social experiences, friendships, happy days shared. It is exceptionally clean, bright, cared for and well appointed. You get the feeling you are on a fine cruise ship! The residents are engaged and lively and seem to love it! The hallways are wide, and the one and two bedroom apartments are so nice. Both of my friends have stunning views, walk in closets, a small kitchen and large bathrooms. There is a swimming pool, beautiful outdoor patio areas, and many areas inside to enjoy. They have it well decorated for every season and holiday. There is also a small bistro "Emma's Sweet Shop" for a casual bite to eat, a beauty salon, and a gorgeous library where you can attend lectures etc. The downstairs dining room has white tablecloths and waiter and waitresses....definitely not cafeteria style....you always feel like you are fine dining. The food is also exceptional. Probably one of the best things about the Magnolia is the staff. Many have been there for 25 years. That definitely says something about them! They are kind, caring, and patient. They will go out of their way to make sure you are happy and comfortable and have all the services you need. This is independent living or assisted living, depending on your needs. We found the price more reasonable than most in the area. This is not a memory care facility, but if you live here you would not ever have to move. Excellent choice!

    I would be amiss if I did not make an update to talk about how great Carlos and Ruby have been to…read moreus and the building in general. First, Carlos was the replacement for Oscar in the maintenance department. Calling Carlos a "handyman" is an understatement. He is an artist and an engineer all at once. No task is too much for him and he always performs it with a smile in his face. This is largely why Aperture is in such great condition. A couple of years later, Ruby replaced Melanie as a manager for the building. To get an idea of how much Ruby cares, all you have to do is check her availability. There is literally no time in the day that Ruby is out of reach. Or a problem that she won't tackle for that matter. We are so grateful for her dedication. Throw in the amazing events that this wonderful duo organizes for us once a month and you will understand why this is one of the most capable pair you can have running an apartment complex.

During our tour we had several residence walking past us telling us how great the place is or that she's the best. The apartment itself was very spacious with very reasonable rent - we viewed a 1 bedroom and a 2 bedrooms during our tour. Parking was included, which is definitely a plus (during our apartment hunt we came to learn that complimentary parking is actually very rare). We decided to move forward with another property that better fits our current needs but I would definitely recommend Aperture Apartments to anyone looking for a place around this area.

    I have searched high and low all over the bay area to help with the installation of a very large…read moreand heavy chandelier. Most companies said they would be able to handle the project, just to be let down in the end. No one was able to do the project, except Diluzio Inc! The whole process from just asking General questions to installation was seamless. Camille and Steven were great in getting my project setup and ready to go in less than a few days. They were able to send two of their amazing team members Roger and Greg to do the installation. Roger and Greg were respectful to my home, and my wishes. They were extremely professional and weren't running the clock, like I have seen with other companies. These guys knew the complexities of the type of chandelier I had, answered all my questions, and were extremely helpful. For anyone trying to do a large project and even a small one, I would highly recommend Diluzio Inc. We literally did a massive 79" crystal chandelier and a smaller glass globe, and I have to applaud Diluzio Inc. Just a tip for those that shop at RH: Please use Diluzio Inc, most companies can't or will not be able to do RH Chandeliers or light fixtures, but these guys can, and will do the project.

Several grocery stores and pharmacies are also super closeby as is Burlingame plaza with a host of other services. The Millbrae downtown with a long list of (mostly Asian) restaurants and a small Farmers Market on Saturdays also adds to the long list of pluses. Further, SFO airport is highly accessible (under 10 minutes) although airplane noise is negligible except during winter storms and redirections. Rent is at par with most other comaprable buildings in the area and the immediate neighborhood has mostly apartment buildings. The diverse community at Lamplighter is quiet, peaceful and respectable towards other residents. The manager is warm and approachable and has always been very considerate and responsive in most situations. With all of the above and with the general cost of getting a decent apartment in the Bay Area, I think small issues like the building being a little old and the units not being super updated are totally inconsequential. I love the fact that the units are generally spacious with ample light and air circulation. The one thing I do not like is cost of laundry - $5 for a single load of washing + drying is a bit too steep especially in comparison to other similar places.

Belong to an excellent school district. The apartment is always kept tidy and was remodeled last year. It's the best choice for bay area workers and families with children. Mireka, the apartment's manager is very nice. She always responses quickly and is very patient to solve all problems with tenants. My family and I really enjoyed living in this apartment for nearly 7 years.

    This building opened in 2014 and is convenient to public transit, corporate shuttles, restaurants,…read moresupermarkets, cafes, doctor's offices, dental facilities, hospital, pharmacies, banks, etc. You can walk to everything and more than 15 minutes for the library, post office, etc. The landlord celebrated the opening of this building with a celebration in the courtyard to kick things off. It was great to get to know some neighbors. The on-site managers were helpful with maintenance tips (e.g., reset smoke detectors, unclog kitchen sink disposal) & leniency. Unlike professionally managed luxury apartment, most issues were fixed later: Building Design - Sensors aren't smart when you shower, the bathroom lighting turns off & gets stuck - Bathroom sink pipes leak - Sensitive smoke detectors beep a lot - Gated door doesn't open with fob - Kitchen sink trash disposal gets stuck - Checks for rent are lost in the internal mailbox - Balcony door lets rain into unit - Rent increased from $3,150 to $3,650 about $100+ per year - Water & sewage utilities average $250+ per month due to shared tenant usage - Insulated windows aren't sound proof to the rattling of the building by Caltrain & freight trains that run while you're sleeping - Ceilings aren't sound proof to kids playing - Packages are lost without concierge service to check who takes what from the locked room Management - Responses to issues were prompt, but don't empathize with tenants when their communication methods (with a reliance on email) don't work especially for periodic water bills with variable amounts that are sent two to three months later without the ability to set up e-bills to pay & budget on a regular schedule - Late fee amounts exceed the CA SB-7 Housing Senate Bill states for the specified deadlines - No maintenance of items (e.g., batteries) on an annual basis for tenants who renew their leases - No name to address or respond to for coordination & alignment - Chinese men seem to deem their perspective as reasonable without listening to tenants' views with a patronizing attitude towards tenants, who try to clarify ambiguities that are deemed "ridiculous" when trying to meet expectations. Since I've never had any deductions from security deposits after living in 9 apartments, this won't be the first even with miscommunications by management, the residential manager, and their preferred cleaning service that conflict with each other and hold the tenant responsible for their misleading information. For example, I pre-paid ($350) a week in advance for their preferred vendor (Paul) to clean a dirty unit, which includes on-site trash disposal, to save my time & energy. Thankfully, the residential manager gave one day courtesy to clean upon move out on Saturday (2/1), but then requested sweeping of floors (without a broom or vacuum) & removal of handheld trash (before the prepaid cleaning service disposes trash in unit onsite & without access to return later when bins were emptied). However, the manager never contacted me to remove the additional items as offered to complete the following day or when the trash bins were emptied. Then, he refused to give access to the unit for removing residual items (as depicted) when the keys, fobs, and garage opener were returned. Plus, he warned that he'd charge rent for a vacant unit & any delays that prevented tenants from moving in on Wednesday (2/5) as well as got upset that his workers had to repair 2 tiny specs (~$50/hour), which are normal wear & tear, with touch-up paint on a Sunday (2/2). Questions - Don't I have a right to access the unit if I'm being charged rent to minimize deductions by removing residual trash when the trash bins are empty or find a local dumpster on Sunday? - Instead of being mutually exclusive, why couldn't a few trash bags been removed on Sunday by tenants or left for cleaning on Tuesday & minimal repairs (e.g., touch up paint) on Monday without redundancy? While these additional fees were neither stated upfront nor charged, I appreciated the rescheduling of repairs to Sunday & decision to deduct only 1 day, not 2, of pro-rated rent for self-cleaning without redundant professional cleaning fees before repairs. After being told "It's too late" to access the building for cleaning handheld trash with the bins full and "stop texting", I wasn't allowed to alleviate the burden of cleaning by the staff & wished I knew management's tight timeline for cooperating & avoiding miscommunication from conflicting info: - trash items are removed from units by tenants when leases end - preferred cleaning service, which is paid for by tenants & scheduled by management, disposes trash in units at on-site dumpsters My experience could've been more positive had management called me back to save a day of rent & rescheduling by aligning expectations on the unit's cleanliness upon move-out. Hopefully, no one else goes through this given management's diligent efforts to build a smart complex!

They try to nickel and dime on everything
