The review is for loan officer Lee Zhang. It was our first time buying a home, and we didn't have many connections in the Bay Area. When we were shopping around, he initially quoted us a lower interest rate compared to other loan officers, which led us to choose him for our loan application. However, by the time we closed, we ended up paying more than 1% higher than what we were initially promised. Additionally, throughout the entire process, I felt that Lee Zhang was manipulative and used tactics that made me uncomfortable. I felt judged and bullied whenever I questioned his decisions or didn't follow his advice. What's more, He asked me to sign an additional agreement that included a penalty if I paid off the loan early, which raised a red flag. This practice isn't even legal. I didn't realize it at the time, and I regret signing it. If you're in the market for a loan, I would recommend speaking with multiple loan officers and comparing offers right up until the last moment. Don't make your decision based solely on trust at the beginning. Ultimately, it's about money, so do your own research and keep comparing until the very end. What's more, it's unusual to see so many reviews that are either 5-star or 1-star. It raises suspicion that someone may be posting fake 5-star reviews to attract customers. read more

This review is for Ken Hui. Ken completely led us down a wrong path and did not provide the right guidance. He submitted a letter to our buyer taking full responsibility of the delay and their failure to close on the loan. Here are the details of our experience and all the things that went wrong: 1) The appraisal was extremely delayed and we constantly had to follow up on the appraisal results. FYI - this is usually one of the first things you do when you sign. 2) In the middle of the loan process, we discovered that Ken, in partnership with Nelson Wong, enrolled us in a new "special program" with a bank they have never worked with before. Unbeknownst to us, but Ken was fully aware, this bank was notorious for being difficult to work with, but Ken still proceeded. We were the guinea pigs for this program and Ken took the gamble to enroll us because he thought we would easily qualify. Ken and Nelson were hungry for the new bank's business and overlooked what risks this would impose on us. 3) Ken did not do his due diligence to see if RSU's were accepted with the bank. Majority of our assets are in stock so he set us up to fail. 4) Ken has very slow SLOs. We constantly had to ask him for updates everyday around where we stood. This is not acceptable given how fast pace this business should be/is. 5) We had to submit an extension TWICE because of Ken's decisions and we eventually decided to abandon Ken/GMCC as a lender. 6) The cherry on the top! In order to work with another lender, the title company asks for the inspection letter to be transferred. Ken/GMCC refused to send it over even though we asked numerous times. We eventually learned Ken wanted to "finish" closing on our file to save face with the bank so that it looked like "we walked away". This was extremely self-serving on Ken's part. We incurred so many fees (thousands of $$$) because of their lateness. We asked GMCC to pay because it was their fault, but Ken refused because he lacks principle. This was the most unnecessarily stressful experience of our lives and DO NOT recommend anyone to work with Ken/GMCC. Please DM if you need more information. read more

I was looking into the market and after contacting my realtor, he listed a 'John Wong' (NMLS ID- 286535 / DRE ID- 01138962) from this place as a contact. I looked up the reviews and was skeptical about inquiring here, but I did it anyways since I was referred. Turns out the dude was a complete clown. We talked on the phone for a bit and when he found out I was going to check rates from other lenders as well (cause obviously I'm not trying to get ripped off on such a big life decision), he tells me that he doesn't want to be shopped around and is very busy, so he doesn't want to be my lender. Totally fine, that is his call. I'll go look elsewhere. But for those people looking for a place to find a mortgage lender, try elsewhere. Clearly from the previous reviews, many people indicate they have high rates and as soon as I said I was going to check other lenders, John said he was too busy and didn't want to work with me. TLDR: Got referred, the dude was a clown, didn't want me to shop around for rates, probably cause the rates here are sky high. read more

The whole refinance process was a pain. It was very slow, handled in an unprofessional and inefficient way. Worst of all, James Jin and his team didn't do their due diligence of checking the numbers on closing documents. We found errors in the number after we signed the documents. The title company revised the numbers and it was wrong again. We caught the mistake by running our own spreadsheet. We had to coordinate with the escrow officer and go over each item ourselves. This was inexcusable. We have started the all mortgage application since the beginning of December 2020, but didn't get closed until late February 2022. It took almost three months! They waited until February to ask questions about the documents we submitted in December. Huge delay at the beginning and then a crazy rush at the end. We felt like if it wasn't the rate we locked down going to be expired, the whole thing probably would never get closed. We had to keep emailing James's team to check on them, which was very frustrating to us. Our time was wasted. The loan documents submittal was a chaos. We would expect a professional loan officer to know what documents he needed. James and his team kept asking the same documents we had already submitted. And because the closing process took so long, we had to sign/submit the same documents multiple times. They asked for tons of documents, but not at the same time. It was like, we just submitted 5 documents, and then they would ask for another 4 on the next day, and then others later. James's team could have just made a list of all the documents and asked for once so that we didn't need to login into our other accounts again and again. We also don't feel like James's team respects and protects our vital information. Overall, the service we got from James and his team was unprofessional, careless, and inefficient. read more

Everyone knows to find a local mortgage broker if you want to buy a house. I was referred to Vickie Lam from GMCC and she was pivotal to my house purchase in the Bay Area. Vickie is very sharp, super responsive 7 days a week 24 hours a day. We exchanged text messages at midnight, and she was very responsive to all and any inquiries immediately. She provided me with many pre-approval letters minutes within asking so I can resubmit them based on offers. On the other hand, a Wells Fargo mortgage consultant took days to respond to my email even when I was inquiring for pre-approval. I knew that I needed to work with a efficient mortgage broker if I wanted to be able to close on time. Vickie knows her stuff, so just tell her your situation and she will work with you. We had a LESS THAN 30 day close set in our offer, and Vickie was very communicative during the entire process. She booked the appraisal super fast, and updated us every step of the loan process. They have an in house underwriter. I have confidently referred her to several people. Lee Zhang is the best! He just helped me got a jumbo loan with the best market rate. The pre-approval was quick and accurate. Usually, other agents take time to calculate. But he sends out pre-approval letter in a few hours. He is very approachable and responsive by email and text messages whenever I have questions. When he decided to take my case, he was very straightforward and communicated with me and my purchase agent effectively. Teresa is just as great. She writes, assembles loan documents and serves as a liaison. I can feel she is very organized and attentive. Most importantly, when Lee says something, he really means it. I was stressed because my case was difficult, but he handled it perfectly to my satisfaction. The interest rate I got was better than I expected. I strongly recommend Lee as your loan agent. All the bad reviews written before this could not be more true. SIMON CHEUNG is the mortgage rep that has been working on a refinance for me and my fiance. Simon is so unprofessional, it is pathetic. First of all, he claimed that he did not receive documents that I sent him and was arguing with me on the phone about it and kept interrupting me when I was trying to resolve the situation. I even suggested taking photos of my tax return and texting it to him one page at a time just because he was unable to get the information from the email attachment I sent him a month ago! He turned me down on that offer and said he's not going to use the information I text him. This guy needs to learn customer service skills. Then after we got off the phone, he proceeds to call my fiance's mom to complain about us (he worked with my fiance's parents in the past) and made up a bunch of lies about how I purposely didn't send him the right documents because I was trying to hide something. He does not have the guts to talk to me to my face so he runs off to tell someone else how he feels. What a petulant child. He also does not know how to read tax returns, asking me for a Schedule E (which is for S Corps and Partnerships) when my business is not even required to file that. I use a Schedule C because I have a Sole Member LLC. If I know more about underwriting than this chump, how can I expect him to successfully complete our loan financing needs? This guy is not too bright because he just ruined an opportunity to refi at least 2 properties that we own, plus future purchases...AND ruining his reputation with my fiance's mom who ended up yelling at him on the phone today too because of what he did to us. They will drive you nuts asking you for documentations. My loan was approved on condition that I would send them 9 more pieces of information. Sent them and all of the sudden they needed 4 more items. Sent them and now they wanted 3 more. Sent them bank statements that they couldn't understand plus they had 5 people handling the loan but and they didn't know what each other was doing. They kept asking me for the same documents over and over. Beware of this company. 2nd post. They kept talking about the investors needed more information. It was a well known bank. read more

Rates are high, a lot of games. Poor customer service. The agent from the Burlingame office is extremely difficult to get a hold of. Agent tells one thing, back tracks and offers something totally different. For example she tells me my loan is approved then later said it was a conditional approval. I asked to re- do a rental property and take cash out. On a prior occasion she said it was fine. Then tells me I have to re-do a separate property as well. Flaky and sketchy. Beware! read more

GMCC took 3 months to finish my refinance. Right after I locked the rate, the rate dropped, but I was forced to promise not to request interest rate re-lock, had to promise not to refinance within 6 months after working with GMCC. Was is their promise kept? No. They promised there is no appraisal needed since my mortgage was with Fannie Mae or whatever. But the loan processor ignored the newest paperwork and insisted using some old paperwork for HELOC subordination which caused an appraisal fee. GMCC is terribly slow and you have to beg the loan processor to do you a favor to accelerate your process. And you have to hand hold GMCC. GMCC does not have a good software system, neither a streamlined process. I had to call my bank for the status then push GMCC. GMCC is not operating as an American company where customers are valued or have freedom. It let me feel that I have to obey them since I got trapped on this pirate's boat. It is a perfect place if you want a nightmare. read more

Eric N's review is spot on. General Mortgage Capital Corporation are a bunch of CROOKS. They will promise you a rate which is slightly better than the market and will back out the moment the rate goes up. I was working with Roger and Betty Sha and they were the worst. I lost about $1300.00 that I paid for appraisal of my properties. Never trust these jokers. I am seriously thinking of suing these B@sT***s as they even had the cheek to go ahead and change my existing property insurance to reflect GMCC as beneficiary even though they had not closed the loan. read more
