We were fortunate enough to work with Blake Andrews and Karmen Acevedo. These two people worked morning, noon and the middle of the night for us, quite literally. They would check in with us on holidays and evenings. They closed our home loan in less than 3 weeks! By the time we closed, I felt like they were my family. I never had to worry about anything while we were working with them because they genuinely cared about my family and getting out loan closed. I absolutely adore Blake Andrews and Karmen Acevedo. I am certain there are none better. To me, the highest compliment would be to utilize them again. We will absolutely use BayEquity on every single home purchase, in the future. I had just completed my close of escrow on my property and was notified by Ms. Ray that there was a outstanding Lien owed in excess of $5000.00 on the property. Subsequently, proceeds from the sale of my property were distributed to me minus the amount stated the lien was for. Republic title executed a "retainer surplus" as it were in the amount of the what they believe the fees were owed per their negligent investigation. This type of action is not at all uncommon if it is in fact accurate. However, in my case their actions were not accurate. They were in fact, incomplete, negligent, unprofessional and irresponsible. In my case, there was a lien on the property. However, the lien was paid months before close of escrow and all debts satisfied. I provided receipts of the payments that detailed of this information being correct. Equally, I placed the escrow company in contact with the lie holders who also verified verbally and officially via documents this information. Republic Title upon receipt of this information still refused to issue the funds that were due to me. I communicated my concern and dissatisfaction to the corporate office located in Plano. I spoke with Linda Pospisil executive Vice President who again upon receipt of this information also refused to distribute funds that were owed to me as she indicated Republic Title would not disburse my funds due to unsatisfactory evidence of funds paid on the lien.. Yet, the HOA, the attorney filing the lien as well I, provided all receipts, official documents all on company letters head and as previously mentioned verbal verification. These acts are against the law and represent poor business practices.. Equally, the time I spent researching their mistakes and negligence was not acknowledged.. Do not do business with this organization!!!!

Then I made the drastic mistake of refinancing with them since the refinance they have declined payment, from every avenue other than a manual payment being made on their portal or over the phone. my bank has sent them numerous payments and they've declined all of them, I make two separate payments one principal and interest and one principal only, every single month they claim they receive the principal only but they cannot process it because they did not receive the principal and interest payment. This is quite interesting as the memos on both of them are direct copies and paste from the other one, this has been going on since September 2021. We are now on February 15 22 and my online portal currently shows no payment made for this month even though my bank shows the electronic payment was sent on 2.7 with the full loan number and the property address in the memo. I've already reached out to the VP over 30 days ago with no response I'm working with a branch manager in Arlington Texas she sent countless emails to her contacts and VPs also with no respect of a response, I've also reached out to the consumer protection agency at the federal government and they are investigating

First of all, if you are buying a condo you must go here. Before buying a place, I always research different lenders. Most of them told me they would not even do a loan for a new condo and considered it unwarrantable even after the majority of the units were under contract. The other lenders that would do a loan for the property were quoting a much higher interest rate. From what I understand, Nick and Jason have come to the Dallas area from Chicago where they both have a lot of experience with the condo market. I could definitely tell a difference in comparison to the other lenders. I was able to secure a fantastic rate and close within two weeks time. Incredible! My goal was to close by the end of the year, so I could get the homestead exemption for my taxes and save the extra 20%. I knew it would be a long shot, but these guys along with Christine delivered. Not only did they close in 2 weeks from the time the condo was considered warrantable, but that two week period was during the holidays. They were all taking vacation at different times, but still communicated with each other to make sure the process continued to move forward. They were also communicating with me throughout the whole process. This was my 4th condo/home, and I have never experienced such great customer service in this industry. We are 23 day past our original closing date and still having issues. We have been told we are closing on 7 different dates and a new issue has come up each time. Majority of the issues have been on the incompetence of the loan officer and manager of guaranteed rate. They continuously lie and say things are red flagged and rushed only to find out they forgot a document it didn't get something signed. I personally confirmed with manager 3 times that final closing disclosure was sent and signed only to find out 17 days after are original closing date that some how it was missed and never completed. Worst company communication i have ever experienced. NEVER use this company and if you are a seller and the buyer is working with this company make sure that you respectfully decline their offer and look for an alternative buyer. This is the biggest joke of a company I've ever experienced Have plenty of text and emails to show proof of lies and terrible communication on the company behalf
