As he was finishing the upstairs she went and let the dogs in the house so he could go to the downstairs of the home. He greeted the big dog and the big dog left him alone. Then the little dog was not comfortable with him and started to bark at him. My daughter picked the little dog up and removed the dog. My daughter had her 2 month old daughter on the bed in the same room as the inspector trying to manage both the dog and baby meanwhile the inspector starting to go Psycho and was screaming at the top of his lungs and saying "get your fucking dogs, Im tired of it" he kept yelling "Stop stop stop" then he stated "i don't want to kill a dog today!" Meanwhile him acting like a lunatic in the bedroom with my daughter and her new born the big dog growled at him and lunged at him. This is natural for a dog who is protecting their family who was being threatened by someone acting unusual whom they have NEVER met. My daughter was shaking to death and crying. she was so scared that he was about to do something to her. She has never met this man. I was working at the hospital and with patients and could not break free. A neighbor had to rush over because she was so shaken up and stayed with her the remainder of his stay. In the picture you will see what the inspector wrote in the report. Which he failed to mention what really happened. The dogs were not in his way until he was moving to another area. Inspector also stated he couldn't finish well that isn't true either. He didn't even attempt to go in the attic. My daughter saw him look up and keep walking. In his report he also stated I threatened him and said he had to be gone by the time i got home. Damn right he need to get out of my home after what he did to a young mother and her newborn child. He also still had an hour to finish and left before the hour was even up. My dogs are a black lab and a small shitzu they have never ever behaved in this manner. There was a reason why they did what they did. For the young lady at the office answering the phone she apologized and seemed to understand and she too had children screaming in the back ground. She stated she understood. I also called her the day before because the inspection was suppose to be on that day and no ever showed up so they changed the date. When I spoke to her I made it VERY clear that my daughter would be home alone with the dogs and it would be hard for her to manage it all and I repeated myself to her several times that dogs would be at the home. Not once did she state any concerns. We. have cameras for the baby and they caught all of his behavior and loud yelling on camera. This is the most unprofessional uncalled for behavior any company has ever shown. If i was the buyer I would also be concerned with the actual inspection. Truly unbelievable.

The inspection was finished within 2 hours (don't know how that is possible). In the inspection report they have pointed out several small problems with the house but could not find big ones. 1. AC/Cooling system was not working at all. Inspection notes said that because the temperature outside was below 65 degrees, The inspector will not check the condenser outside. I understand this rule. I just have 2 questions. If you are not inspecting outside of the house, why are you charging for it? Secondly, the temperature for a fact that day was well above 70 degrees. And guess what, My Cooling refrigerant was completely leaked out due to leak in condenser fittings. I had to pay $1200 to fix this issue. When I called Above Grade Service about this problem, they said "we can't do anything about it and hung up". 2. There as a honey comb and several bees in front of the main door when we arrived at the house. How can an Inspector miss such an easy thing? It costed me another $140 for the safe extermination. The PDF attachment listed two "concerns" involving smoke and carbon monoxide detectors but no other information--most importantly, no discussion positive or negative of any of the other parts of the home that were inspected. The linked attachment listed three other concerns and noted that the HVAC couldn't be tested because of the cold weather--again, no discussion of any other parts of the home. We followed up with the inspector, who indicated that there was an issue with the computer system that generated the reports. A day later (as the due diligence period is ticking), the inspector posted a longer report. The report was missing some of the items from the first report, so ANOTHER report was posted. However, the final report mostly added pictures with almost no extra text. This is the first home purchase where we have not been able to accompany the inspector, and we really regret it. The reports were not up to a professional standard, and I STRONGLY recommend looking elsewhere.

When I contacted the siding installer, the adjuster assigned demanded that I get mold swabs from the exterior of my home. Let me tell you right now - this is a HIGHLY unusual request and every mold company I called painstakingly explained how unusual (and I'm being kind - one company used the word 'ridiculous') this type of request is. Jeremy clearly knows his stuff. He provided me with a good education about mold, asked me quite a few questions, answered all my questions and even went so far as to write a letter to me, explaining the reasons he nor any mold inspector could perform the tasks my claims adjuster was demanding. Another reviewer hit the nail on the head with "professional and courteous and provided much needed guidance." He has a clear, upfront pricing structure and offers a variety of services. I also think it's super cool that he has a YouTube channel with a series of quick, but informative videos about mold and mold remediation. I paid for a home inspection with thermal imaging and specifically requested a walk-on roof inspection. The cost was approximately $574. The thermal imaging report has zero images of thermal scans of the house. Only one picture is in this section showing a digital thermometer sitting on a door frame. Not very helpful and not a picture taken by a thermal imaging camera. Despite this every page of the report has "WITH THERMAL" in the upper corner. I asked for a walk-on roof inspection three times. I explained the reason why during the initial quote, a second time before the actual inspection and then to the sales person after the time of the inspection. You need to look under the shingles for holes created during the siding process for the pump jack / scaffold nailers. After this, I received the inspection report with drone photos and the following verbiage: "Our inspection of the readily accessible roof system included a visual examination to determine damage or material deterioration. We walk on the roof only when is it safe to do so and is not likely to damage the roof materials. We look for evidence of roof system leaks and damage. We cannot predict when or if a roof might leak in the future." A DRONE CANNOT EASILY SPOT NAIL HOLES ON OR UNDER SHINGLES BUT A HUMAN CAN. THIS IS A COMMON PROBLEM WITH NEW CONSTRUCTION AND CAN COST THE HOMEOWNER A LOT OF MONEY IN REPAIRS WITHIN THE FIRST FEW YEARS. Yes, walking on a roof is dangerous and not enjoyable, but it is part of a home inspection. It may require special licensing and insurance but that is the responsibility of the inspection company and not the customer. If potential customers would like a flimsy report and a bunch of legal disclaimers to read, use these guys. If they want a home inspection done by a professional, go somewhere else.
