How would you feel if after your home inspection provider was caught at missing something huge…read moreessentially told you that if it hadn't rained in GA in a while, there's no need to look at the existence gutters or the cloggedness of drains or the existence of a roof. That is essentially what happened here. The excuse provided. We disagree. The home's storm drains are a few feet from the front door....not looked at,not remarked at, totally forgotten in the inspection. And they just happened to be full to the brim. Very obvious if they were to be looked at. We found out at the first rain since closing. Chance to walk away from house: taken from us. Chance to make preparations to fix it before the first rain causes an emergency: not provided to us. Chance to ask for concessions: didn't get it. Literally the second biggest thing possible, missed. What are 150 pages of inconsequential, small issues when you miss something like this??? Scrambling to find a drain pro on the day of 1st big rain in a while...when everyone else is doing the same thing: great. Seeing our yard under water was great too. Having only one company even available to come by after calling close to 20,also great. Almost $3000 in emergency unclogging of storm drains,wonderful too. That's just the immediate cost. There's way more coming. And when you contact Lunspro for a chance to make this remotely fair they say: sign a release and we'll give you half your inspection fee back Consider my story before thinking they'll do a decent job with their eyes. If you get lucky, maybe. If you don't know any better, also maybe. This is the definition of a lackluster excuse for unprofessional conduct.

I got confirmation promptly. You do have to sign a liability waiver and pre-pay, but it's pretty straightforward what is and isn't included. Emily arrived promptly on time and wore a mask throughout the inspection as a COVID pre-caution. She is very thorough and professional. The inspection went quicker than expected, but she was very patient in answering my questions. She is extremely knowledgable about construction, codes, and quickly caught onto the areas where I needed her information to help us make decisions. I really appreciate the fact that I got the full report emailed via PDF in less than 24 hours. The report is easy to read, full of pictures and call-outs, has appropriate categories, and the level of detail addressed our concerns buying a well-loved home that has been around longer than me. Emily is responsive and I appreciate her emphasizing her availability to go over the report or our questions anytime. Worst and least useful home inspection report that we've ever received. The first report consisted…read moreof a PDF attachment and a link a completely different PDF file. The PDF attachment listed two "concerns" involving smoke and carbon monoxide detectors but no other information--most importantly, no discussion positive or negative of any of the other parts of the home that were inspected. The linked attachment listed three other concerns and noted that the HVAC couldn't be tested because of the cold weather--again, no discussion of any other parts of the home. We followed up with the inspector, who indicated that there was an issue with the computer system that generated the reports. A day later (as the due diligence period is ticking), the inspector posted a longer report. The report was missing some of the items from the first report, so ANOTHER report was posted. However, the final report mostly added pictures with almost no extra text. This is the first home purchase where we have not been able to accompany the inspector, and we really regret it. The reports were not up to a professional standard, and I STRONGLY recommend looking elsewhere.

We were charged an ADDITIONAL $1,200 for a 'bat' service that wasn't needed as no bats were present. When I explained my frustration to the manager Jason, instead of refunding the unnecessary service, he only gave me $150 and told us to "have dinner on him". Beyond unprofessional. Don't pay in advance until you've seen the problem (and their "fix") with your own eyes with this company. But the 'work' they do is acceptable...just make sure you need to have work done first, BEFORE YOU PAY THIS COMPANY, because they will not refund you any money that they overcharged to you for unnecessary services.

Ron's report was very easy to understand and packed with important details. He's priced competitively with other home inspectors in the area. Not too much else to add. He asked if I could give him a few day's to send the email of the typed report or Icould pay a few to have the report next day. When I didn't receive the emailed report I called Mr. Scott to remind him, and that's when he informed me that his computer had crashed but he'll be sure to send as soon as he work things out with the computer. One week later on today, I called Mr. Scott asking for the report, he became very combative with me. When I responded to his disrespect he hung up the phone. He was being unreasonable, unprofessional, and not holding himself accountable. It wasn't till later that I found out that he had left his baseball cap in his car the displayed the Confederate flag, which pretty much summed it up as to how he was speaking to me.
