Kip with Keystone Property Inspections is awesome! He is very thorough and detail oriented. He spent about three hours on the first home inspection we had with him and then about five and a half hours on the home we are ultimately purchasing. I had absolutely no questions about either home I was considering when I received his reports. He is also very personable and he doesn't use industry specific jargon. I am a woman who has little knowledge of home construction, materials, etc., and Kip explained everything very well. I would definitely recommend Kip to anyone needing a home inspection. He is very knowledgeable and thorough. His report comes in narrative form and explains the cause of issues and recommendations for repair. His cost is slightly higher than the quotes I received from other inspectors but they stated it takes them 2 hours or so to inspect where Kip was onsite for nearly 5 hours, which I greatly appreciated. That in addition to his infrared thermal imaging technology used to inspect behind the walls and ceilings was what set him apart for me. I also appreciated the time he took to explain what he was looking at throughout the inspection and that he was available after the inspection for additional questions I had about my home. I recently had a home inspection completed by Keystone Property Inspectors on a 2200+ sq. foot home. Kip McCullough, the owner of Keystone Property Inspectors, performed the inspection. He spent approximately 4 hours inspecting the home from top to bottom. He was very thorough and detailed in his process, taking photos and videos as well as recording verbal notes. As part of the inspection he also performed an infrared scan for temperature variations (i.e. poor insulation) as well as hidden water problems. He also used a moisture meter to test for possible water issues when warranted. It was included with the basic inspection. The final report Kip provided was extremely useful to not only address issues that were discovered and work with the seller to correct them prior to closing but also to educate me on items such as water and gas cutoff locations, and the like. From my perspective, comparing Keystone Property Inspectors to several other inspectors I have used in the past for other properties, Keystone Property Inspectors makes the grade. I would definitely recommend them and use them again in the future. read more

Clearly I didn't get the service everyone else did. Their promises on their website and phone conversation was a little more than deceiving. First I was told they would inspect the crawl space then do any mold remediation needed. That became a joke after the guy was here for 20 minutes, charged me $400 and told me someone would follow up to remove. Come to find out it's not Keystone that remediates. They told me they did both to get the job. I was told someone named Kip (whom the website said would be the guy here for 3-4 hours) would recommend another company to come out. What?? ARE YOU KIDDING ME?? I WAS TOLD "YOU" did both. Not that you managed getting a 3rd party company. I feel ripped off to be told what I already knew. I told them I had mold and needed it removed. Why send someone to charge me $400 to tell me what I told you. I needed it removed!!!!!!!! I will be going after my money as I was falsely sold on services they did not render. Four of the promises on their home web page are untruths. It's false advertising. And they are not certified through the National Inspection of Certified Inspectors. Feeling taken advantage off. SUMMARY: DO NOT USE THIS "INSPECTOR" - prices are two to three times reasonable and he has done the worst job of any of the dozens of inspectors i have used in the past few years. This is a revision to a previous review. i spent $1200 for a terrible home inspection with keystone. i never received the over priced and heavily marked up lab report for which i paid. the so called inspection took about 6.5 hours for a very modest home which is a ridiculous amount of time for a 3br home. the "inspector" missed almost a dozen very obvious signs - all of which were very clearly visible from the ground - of a rodent problem including: two separate open holes in the wood corners near the roof shingles, a partially repaired hold with metal screening, a fully repaired hole with a piece of stainless steel sheet metal that is almost a foot wide, rodent droppings in the attic, acorns which had been brought in by the squirrels, bags of rodent poison left behind by the previous owner, and more. it is clear he did not do his job at all. he will give you a "report" which is basically a report warning you that trees within 10 feet of a house could cause a rodent problem. how about the clearly visible holes, previous repaired holes, droppings, acorns in the attic etc? then he attempted to claim the squirrels must have entered the house in the 9 days between his inspection and the time we moved in. additionally he missed multiple sections of rotting wood which again is clearly visible from the ground. when contacted, he attempted to claim it may have been because it was dark. if he couldn't properly inspect the home in the time slot he gave me (oh yea and he was about an hour and a half late but did call) he should have come back before issuing a report. save your money - keystone and kip are not worth the ripoff. he has literally cost me thousands of dollars in repairs after i got jammed with a $1200 bill for literally nothing. read more

I can't say enough about Kip and the service he provided. I found out about Keystone after reading the reviews on Yelp and immediately made an appointment online. In no time, Kip called me to confirm the appointment and it was a seamless process. The inspection was incredibly thorough...I mean, he checked EVERYTHING! As we went though the inspection he pointed out his findings and explained how I should address each issue. He gave me pointers on general home maintenance items too and really gave me good insights into what I could do going forward to avoid any issues. I am not one to write reviews but this one is a must. A few months ago I had my heart set on buying a home that I thought just right for me. It was priced right and with the money I thought I'd be saving, I would be able to complete several upgrades to the kitchen and outdoor living space. Fortunately, I stumbled upon Kip who - by the way- had all five star ratings from his clients. I didn't want someone that would half do the job or someone lacking knowledge and skill. So I hired him. Thank GOD I did! To the untrained eye, many things can go unnoticed such as leaks, rotting wood, things not being built to code, and even mold... all of which are things that he found, and explained to me the significance of having them fixed CORRECTLY. Although I missed out on that house, I am not the least bit sad. Because I know the bullet I just dodged, I can happily say THANKS KIP for being patient, detailed, and so very professional when inspecting my--- almost home.
