The absolute worse! This is a place with poor maintenance, very poor customer service and most importantly, infestation of pest. The whole "you get what you pay for" kinda situation where the floors take hours to scrub and they still arent clean, the heat does a great job for the people above us, and the air conditioning actually heats the building. These buildings are so ill maintained I watched my utilities just to 3x the amount turning ANY kind of temperature controlling devices, and the smells you get are sometimes unbearable. What really did it for me was not getting a late notice till the next month and being given a 5 day pay or vacate with only 2 days to catch it all up! read more

This is not a nice company to rent from. Ask to see the move out checklist before signing this lease. They require you to do extensive and detailed cleaning including light bulbs, replacing of stove covers, etc like 50 other things otherwise they will deduct it from your deposit when you move out. Oh yeah required carpet cleaning too. You have to provide the receipt. The problem is that if the tenants before you did not do these things upon move out, they charge them but then do not complete the items. In other words if the last tenants did not rent a carpet machine or pay to get them professionally cleaned (which is required on checklist) then they will deduct that from their deposit but then they don't use that money to do it. So now you've moved in to a dirty place even though they charged the last tenants for not doing it. One example. Also- they will enter your place without calling ahead when its time to show the property for the next year. So if you've said you won't be staying, expect anyone to just walk in at any time with no notice. They will knock, then enter with their key. 3) The maintenance people are rude and unprofessional The terms of the lease are the worst part of this company. It's a miracle if you get your full deposit back. The amount of cleaning and repairs that will have to be done is absurd. They make you say like in the fall if you'll be staying the next year. it's crazy. Also you can't just give months notice if you decide to move out before your lease is up. You'll have to sublease and even then it's your responsibility to find someone and if that tenant trashes the place or is delinquent on their rent it's all your responsibility. This company has a bad reputation for ripping people off and nickel and diming. I don't know where to recommend that's good, but this company is not. If you do live here, make them walk through with you while you have a copy of the move-out checklist. Record things, take pictures with dates of every detail of the property, make copies of everything. But shady is shady and you can't trust them no matter what. read more

This is the worst place to rent from! Run the other way!! My daughters moved out and left the place better than the way they got it. I know because it took 4 of us to clean it!! But Gilbert made up a bunch of bogus problems and charged each of them over $800 for painting, carpet, broken window, flea treatments, cleaning. I personally moved them out and it was clean, never had a flea and there were no broken windows. Parents and students stay away from this place. read more

We rented from them due to lack of options. If you don't renew your lease ( you have to decide a month after you move in if you'll be renewing) then they will begin showing your apt whenever someone asks to see it without giving you any notice at all. They will just walk in. They send a notice to everyone stating "consider this your notice" so that they don't have to even call you when they're on their way over. So if you do not turn in your renewal for the next school year and someone comes to see it and wants it for the next year, you lose your option to renew. If you do renew by the October deadline but then find out you have to move, you are still not allowed out of your lease. You can find someone to sublease from you but if they trash the place or don't pay their rent , you're still responsible. Worst lease agreement ever. Try to avoid. read more

Gilbert Real Estate is a horrible place t rent from. Someone puked in the hallway on Staint Patrick's Day and they didn't bother to clean it up until the summer time. With that being said, they then make you hire a professional to clean the carpets. The building has leaks in it and the communal dryer they provide does not dry the clothes even after 3 rounds. When we moved out they charged us a "toilet paper replacement fee" for a toilet paper holder that never existed. $45 dollars taken from the refund check for a made up fee. They also charged us $24 for fire alarm batteries when they were working fine when we left. We actual gave a battery to the electrician to shut the hallway detector up because they can't take care of their own buildings. The lights in the hallway are always blowing and for many months there was only the emergency light in the hallway on. I would not recommend anyone renting with Gilbert, they do not treat their renters with respect and the overpriced fee is not worth it. They charge you "12 equal payments" when they rent for 11 months. There are better renters in town who upkeep with the buildings with regular checks. read more

I wouldn't even give them 1 star...They do not reply to tenants emails or phone calls, they send people into your building without notice/knowledge and then charge you for the mess their maintenance crew leaves. I was unfortunate enough to have to deal with them when they bought out my landlord so I did not get my security deposit back, they invoiced me with documents I hadn't even signed...all in all DO NOT RENT FROM THEM!!! read more

One star is actually giving GRE too much credit. I started renting here under a sublease because I had no where else to go. I thought I was settling once I saw the place but I thought I could make it work. Turns out I should have gone somewhere else. The building constantly smells of litter box, hamster cage, and meth. I could never get a hold of anyone at the leasing office, like they wanted me to always come to the office, never mind that I work full time. I had no trouble with them really until renewing the lease became an issue. They finally sent me a lease in the mail to sign and when I read over it they added that I actually have LEAD PAINT and MOLD in my building but I had no clue thanks to the vagueness of the first lease. They then a week later sent me eviction notices for my cat, which they knew I had. It's just amazing how I could have no problem with these people and one week they drop a bomb on me. Do not rent from here. They are totally unprofessional and the state of the building I'm sure is not up to code. Don't risk your health for cheap rent. read more

I have been leasing from Gilbert for 2 years and have never had an issue with anything. My maintenance requests, which were few, were handled promptly and the staff has always been cheerful and professional. I plan on renewing my lease for the future. read more
