I trusted Bill Gilbert as my agent to keep me informed and explain things to me. We had four people interested in the house and one very interested who submitted a deposit within the first week. When the buyer's offer came for my house, Bill notified me of the offer. It was a seller's market and the buyer really wanted this particular house. A few weeks before closing, I asked Bill what were my costs/fees at the time of closing. He was hesitant to respond. Finally, I learned that Bill offered to the buyer, that the seller (me) would pay 6% of the buyer's closing costs and the full agent fees of 6%. The agent never discussed this with me. I never agreed to this. However, I had signed the forms electronically. If you go through those dot loop electronic documents, it is difficult to read everything. The document jumps to the signature blocks. But I thought my agent had my best interest in mind. I wanted to at least break even. I had little or no assistance when purchasing the same house previously, paying most or all closing costs and 6% agent fees (when i did not even have an agent). I had to take out a loan against my 401K retirement in order to pay the closing and agent fees. B.G. and the seller did not offer to assist. In selling the property, I told Bill Gilbert that I wanted to be able to break even, pay off the mortgage and pay back my 401K loan. I was not able to pay back my 401K loan with the settlement. A hard lesson is learned. I trust too much and expect communication would have explained what he was offering to the buyer at my expense. Advice, do not trust selling your house through B.G. and expect your interests to be covered. Hire an attorney to look over all documents. read more

Bill Gilbert is the shadiest landlord ever. His homes are half a** built and will break down as time goes on. My first year renting from Bill the home could not sustain a temperature above 55* despite blasting the heat non stop, his response was "it is an old home". My second year he constantly showed up without a heads up to walk through the home and has harassed me about rent in my place of work. Bill asks for a security, damage, and first month rent payment and will keep every dime of it. He forces tenants to sign a "Move out" agreement at the end of the lease which overall states if the home is not how he sees fit he keeps your money, and he will. Gilbert realty takes advantage of people, stay away from this place. read more

I went in to apply for a rental. I wasn't treated very well, dispite having an awesome rental history. They said they'd search for me and contact me when they found something. I said I need something immediately but they've totally passed over on me. Their offices are a bit gross too. read more

My personal experience with Gilbert Realty & Development far exceeded my expectations, having been a frequent "renter" in New Jersey (and well-acquainted with less-than-scrupulous landlords). The home I rented through the Gilbert agency was located near Lake Bomoseen, and was immaculate and intact the day I moved in. I signed a standard lease, which included the typical "first, last and security" deposit. Mr. Gilbert ("Bill") was always respectful of my privacy and erratic work-schedule, and gave me plenty of notice if he needed to come to the property for any maintenance needs, etc... When my husband and I decided to purchase a home in the area, we were more than happy to have the Gilbert agency assist us! We received all of our rental security deposit back in a timely manner, as specified in our lease agreement. There was never any concern as to whether we would receive our deposit back: Bill Gilbert was always direct and open in his approach, and we were well aware of the lease agreement's verbiage. The staff at Gilbert Realty were personable and helpful; I would definitely recommend this agency to future renters, buyers, and sellers. read more

My family owned a property in Fair Haven Vermont on Second Street. Quite a bit of time dealing with bad tenant after another, it was decided to get out. My father and I spent just about 2 years working, renovating the building. We planned on playing it safe and selling it as is. Well, we made the decision, sadly, to turn to Gilbert Realty as our agent for the sale of the property. We were told not to worry about curb appeal and to focus solely on the interior of the building. That was what we had been doing. Gilbert Realty wanted nothing to do with the property and quickly ceased communication. Sadly on July 18, 2019, a fire ripped through the structure and everything was ruled a total loss. Last September, the land was sold to someone else. Now I see Gilbert Realty is the broker. I issue a warning: when a REAL ESTATE AGENT tells you NOT to worry about curb appeal, don't use that broker to sell your property. It took a total loss fire to then grab Gilbert Realty's attention. By the way, as a parting note: my family had listed the property for 65,000. After the fire, my family wanted to be done. We sold the entire property for $8,000. It's now listed for $175,000. Interesting. Gilbert never bothered to suggest what the listing now advertises. Use a real Real Estate Agent, not someone who knows nothing except for the price of a bottle. read more
