I moved into Glenoaks Gardens in February, and I love this place. Elvia, the building manager is wonderful - she made the move-in process incredibly smooth and painless. Any minor issues that I've had, she makes sure that they are addressed immediately. I've never had a better experience with a building manager. Jose, who handles maintenance, is amazing as well - skilled and helpful. The location - close to downtown Burbank and around the block from the entrance to the 5 - is terrific. One detail that is extremely attractive to me is the laundry rooms - there are 2 on each floor, the machines take app or coin payments, and are kept pristinely clean. It is the next best thing to having a washer/dryer in-unit. The value for your money living at Glenoaks Gardens is as good as it gets. I can't recommend this place highly enough. read more

I wish I could give more than 5 stars. I absolutely love Glenoaks Gardens! We've just moved in, but it already feels like home! Everything is so clean and quiet. The kitchen is very spacious. There is plenty of natural light. The location is perfect. It's close to all the freeways making it easy to get wherever you need. The absolutely best part? Without a doubt the manager Elvia! She was so helpful during the leasing process. There were some issues with our application and Elvia went above and beyond what she had to do in order to help us. She made phone calls on our behalf and helped us navigate the craziness. When everything was finally resolved, she cried with us. Mario is equally amazing. If your planning on renting here DONT move into 212!!! They let the people above us put in their own flooring & it was done horribly because with every step we can hear them during all hours! Oh yeah & their very fussy child! Mainly 6am-2am! Forget about sleeping ever. Also the pipes are really old, you can hear it whenever the water is turned on, ugh. I have been living here for a little bit over a year now & I'm sad to say that I'm breaking my lease. The apartments are beautiful! But I was sad when the manager Brad left because ever since its gone down hill!! The maintenance men are so kind also! PROS: Kind tenants! Parking Balcony Locked building Central air You can rent a refrigerator Washer/dryers in building 24/7 gym Allows online payments Hardwood floors & carpet Allows pets CONS: You can find trash anywhere & everywhere. There are ALWAYS leaks & it takes months to fix them. Which sucks because that raises how much we pay for water that we didn't even use. The new manager doesn't live here so nothing gets done in a timely matter. We have had 3 car break ins! But the cameras don't work so that's no help. Small gym with only 1/2 of the machines working! This issue still hasn't been fixed. Most of the time the washers/dryers don't work MOLD grows pretty easily here also! In the kitchen & the bathroom. Gross. Elvia was very helpful, even gave us advice and places to look outside of Glenoaks Gardens. We lived there for 3 years and only moved when we found a house with a yard. Elvia was always there to help. Mario was so sweet and knows where everything is. There was a time a package got delivered to the wrong person... long story short, Mario found it immediately in a laundry room. Jose helped fix everything in a timely manner and would explain what was wrong and how he planned to fix it. Elvia also said when we moved in that "all her tenants get married". I honestly have never lived in an apartment before so the transition with children was interesting... Elvia 100% assisted with this transition and was super encouraging. She has always made herself available and goes above and beyond. She does not own the building and cannot control every situation but she does her very best in trying to make everyone comfortable which is 1) impossible and 2) WAY more than most landlords and property managers do. If i would have read the reviews on here first i would not have moved in my lease is almost up thank god! The street is sooooooooooo loud alllllll day the windows do not block out sound for nothing we might as well leave our windows open. I can hear literally ever movement upstairs ALLLLLLL DAYYYYY and night LONG! Elvia the manager is a nice lady and maintenance is fantastic. They have to be fantastic to deal with all these piping issues. Water is always being shut off to fix a problem on the first floor! When i first moved in they installed some cheap shower fossets that would break all the time they changed the same fosset twice before they upgraded to a better one. During this time we had inconsistent hot water for about 2 months. Parking spaces are small, if youbget home too late there is no parking on the street. When you walk out to the front all you smell is dog shit and piss! The parking gates are always broken and always open. The inside of the apartments are newly renovated and spacious but sooooooooo over priced. If i had to give fhis place a grade i would give it a C-. read more
