My partner and I have lived at Belasera at Fulton for just over two months now. Our townhouse unit is updated, quiet, well-maintained, and well-insulated! We love the 2bed/2.5bath floorplan, it's spacious and perfect for us both. We really love everything about it and it truly feels like a "home" rather than most other contemporary/bland "gray and white" apartments out there. The common areas are kept clean, the covered parking lot is convenient, and maintenance requests are handled quickly and professionally. Shout-out to Leslie in leasing/management and Ian, Brian, and Willard in maintenance for going above and beyond with their outstanding service! The location in Sherman Oaks is perfect. The complex is on a quiet "side street" with a gorgeous neighborhood around the complex; and it's ideally placed for daily errands and commuting. We are happy to live here and would recommend this community to others looking for a comfortable, well-managed apartment when there's an opening. We're definitely planning on staying for awhile based on the positive experience so far (the low turnover suggests many think similiarly to us)! read more

I recently toured this community and was genuinely impressed! While there weren't any apartments available to view at the time, the property itself is absolutely beautiful. The amenities are top-notch, and the grounds are clearly very well maintained--everything felt clean, organized, and thoughtfully cared for. What really stood out to me was the team. Jessica and Leslie were both incredibly friendly, welcoming, and helpful. I even crossed paths with the service technicians, and they greeted me warmly, which says a lot about the overall atmosphere of the community. Even without seeing a unit, this left a lasting impression on me. It's definitely a place I would love to call home! read more

My wife and I recently moved into the IMT Belasera at Fulton and we couldn't be happier. The location is perfect and the apartment unit is updated, clean, and quiet. Kristina, our Senior Community Manager and her team member Leslie (our Leasing Consultant) have been absolutely amazing to work with. They are super friendly and genuinely care about making this community the best it can be. When it comes to maintenance repairs, the process is very easy and the maintenance team is super responsive and have followed up to ensure our requests have been resolved. I've said it before and I'm saying it again in this update; the service/maintenance crew is the heart of IMT. I can't say enough great things about them, especially Cesar, who has been INCREDIBLE! He's efficient, knowledgeable, extremely pleasant, and diligent. He has fulfilled every single maintenance request to complete satisfaction. To IMT corporate: I hope you realize the asset you have in Cesar. He's awesome! Also, our current manager Samantha is absolutely wonderful and it would be great if she could stay as our manager without being switched out (our manager's seem to get swapped out every 6 or so months). Last but not least, Amanda on the leasing side is great! She is always pleasant, helpful, and goes above and beyond her duties. The entire on-site team you currently have here is solid! This review is for the Town Homes. The good: It's a nice place. The homes are nicely finished and the common areas are kept nice and clean. The management team based in the building are great, as is the excellent and attentive maintenance team. The not so good: We lived in one of the town homes. It's very spacious downstairs but the upstairs bedrooms and bathrooms are small. A queen bed in each room is all you can fit. Anything larger would be a squeeze and there would be no room for night stands. I understand that the neighbors behind the building complained about being overlooked, so they had to scale back the bedroom sizes during construction. It's very dark downstairs. You have to have the lights on all day. It doesn't get any direct natural light. So expect it to be a little 'cave' like. There's a patio window at the courtyard end of the town home which has a little table and two chairs outside, but it's not private and it's a courtyard that everyone walks through. During these Covid times, we went a little stir crazy and considered moving into one of the apartments so that we would have a balcony but when we were taking a look, we could clearly hear the upstairs neighbors walking around so we decided to pass. If you like kids, there's a lot of children here. We lived next to a couple who have two young children. One of them likes to scream. A lot. Pain or Pleasure. It's so shrill that it penetrates even my noise cancelling headphones. I was on a conference call for work recently and I was asked if someone was being murdered in the apartment. It's that loud. The walls are thin and it's a gamble who you get as neighbors. This could be said of any apartment complex though. In the town homes, there is no one above or below you, so that's a bonus but you can hear neighbors through the walls if you're unfortunate. It's pretty pricey. Do look around the area. We are moving because we managed to find a place fully refurbished, almost the same size, in the same neighborhood and for a third less then we pay here, so do your homework. Also, despite leaving the home immaculate, fully cleaned, and even having the carpets cleaned, they got greedy, charged us a few hundred for cleaning and carpet cleaning anyway, even though it had already been done, so don't expect to get much of your deposit back when you move out! We felt this was a little shady. read more

Pros: the onsite staff is attentive, friendly, and professional. Cons: greedy management, unruly children and their parents screaming often and ignoring community rules, expensive for the amenities you get. To elaborate: during the covid pandemic, management posted a tone deaf letter basically telling people that they must pay their rent on time and not even worrying about the tenant's wellbeing. We decided to move to a better community because the management was more money based than customer based. Upon moving out we cleaned the hell out of that apartment. So well that the onsite staff even commented that it was immaculate and that we would only be charged for the carpet cleaning. However, it was a different story when we received the deposit charge breakdown and saw that most of the deposit was taken for unexplained general charges. This is an awful company that only cares about money hoarding. Will not ever rent from these scumbags ever again. Tip for future tenants: Might as well not clean and leave the apartment filthy when you leave since they will take most of that deposit money. read more

We had a late night plumbing emergency over the weekend and was able to get a hold of an emergency repair/maintenance line. I was able to get a very prompt response and Cesar came to fix our plumbing issue. I am very grateful to Cesar for his immediate attention and resolution. He made sure that our plumbing issue was resolved very late at night and had a great attitude the entire time! He has amazing work ethic! read more

I've lived at IMT Belasera Fulton for a year, and I love it. The community is always clean and well kept, and there is 24 hour emergency maintenance if needed. I have been living here for over a year and I have only positive things to say about the staff and the apartment. The gym, parking area, lobby and courtyard are kept really clean and kept up. I have lived at pet friendly properties before and they are not maintained as well as BelaSera at Fulton. In regards to their maintenance team, Arnold and David are amazing and really nice! I have had to put in tickets for maintenance (small things like replacing light bulbs and filters) and they are so quick! Kristina is so helpful and she is very genuine. If you ever have a concern she really takes the time to assist you and finds a solution. As for the actual apartment, it is really spacious and I like the open floor plan. The appliances run really well and have never had an issue with them. I think if I were to complain about 1 thing it would be that the cell phone reception in the gym is not that great but I am rarely in there haha! read more

Kristina the manager and David from maintenance are very friendly and knows my entire family by name. Maintenance usually comes same day, and the community is always clean and quiet. We have been very pleased to be part of this community here at Bela Sera. What I really love about this place is the location as I think we're in one of the best neighborhoods in the Valley. Great for morning and evening walks with my son...with M Street Coffee a block away. I'd like to also highlight the support from the leasing team here led by Kristina who has exceeded our expectations during times we've had requests. Also, Arnold in maintenance is a true professional and addresses any maintenance issues that arise in a very expedited fashion. They tried to charge me for outrageous charges which are not real and to a business registered to a home address. Renters beware and IMT will be hearing from me. We have been looking for a 2 story townhome for almost a year now and when we saw this one online we jumped on it immediately. A clean, safe, quiet, modern community is exactly what we were looking for and exactly what we saw. Kristina was amazing with the application process. Completely transparent and moved at the same pace we did in order to get approved as soon as possible. The unit was spotless by the time we received the keys. The building is great and very secure, maintenance is completed in a very timely manner and Fariba is such a great building manager. BelaSera at Fulton is probably the best place my wife and have lived. It feels like a home instead of a traditional apartment. The staff is excellent to work with and big props go to Kristina in the office and Arnold (head of maintenance). Wonderful people! You cannot beat the location. We walk to everything, including our grocery store and favorite restaurants on Ventura Blvd. I've looked at multiple places before selecting BelaSera and nothing is better. Big closets, professional residents, nice facilities including secure garage and workout space. Unfortunate to be leaving due to work but this place was the best. read more

We have been living here for 3 years. Last year we moved into the townhome. Fariba is no longer the manager of this building, and honestly I don't really know who is. We had one lady, but she is on maternity leave. Someone else is subbing for her so its hard to build a relationship if every month its someone new. Our rent has been increasing every year, on average about 4%, and this year it went up by 6%. On top of rent, you have to pay water, trash, garbage, and renters insurance. If you have a pet, that's $35 a month. Its adds up to a lot. The corporate office doesn't care to keep their tenants, they flip the units in a weekend, and a new renter moves in for a year. We will definitely move once our lease is up because to terminate a lease its 2 months your rent. However, the maintenance team is great! read more

We been living here for a year and a half and couldn't be happier. Its a clean building, quiet, family and pet friendly. Amazing staff, the maintenance team is as good as it gets. You put in a service request today they are at your door the next day. Fariba, the property manager, is wonderful. She loves her tenants and really enjoys her job. I think we are here to stay for a long time. People don't really move out unless they buy a house. Its that great! The inside of the unit is beautiful with great amenities.
