    How do you ask for a deposit BEFORE the viewing is even scheduled? People don't ask to take apartments site unseen, they are coerced to.

    I had a not so great experience due to a bait and switch, and lack of customer service. I first came across a listing by Goldberg Realty Associates on Zillow. They had an extremely under-market priced one-bedroom apartment. I had my doubts about it, but I went ahead and submitted an inquiry on the same day it was listed. Within hours, the listing was removed and I got back a promotional email that said the apartment was taken "site unseen" by another applicant. They proceeded to promote another that was about double the price and nothing like the one I inquired about. I'm in marketing, so I figured "what a sneaky but smart way to get people's email addresses to send them promotions." I let it go and stayed on their email list to see if I could get the jump on any other similar listings. I then came across another one of their listings priced well below market value. I didn't receive any emails about it. And this time I went to verify it on their website. It all looked legit. I still had my doubts, so I emailed the company to ask for a viewing. No response. Since the site seemed legit, I hesitantly submitted an application and paid their $50 application fee. Then I emailed them again, sent them a message on their site, and finally got through on the phone line after declaring that I submitted the $50 application. Then voila! I finally connected with the agent Laureen Maver, who said that I was "pre-approved" and attempted to get me to put a $500 deposit on the apartment "site unseen." But I explained that I already paid $50, the least I can do is see the place before I add more money on top of it. So I finally got the OK for a viewing. Finally, when I went to see the unit, it was NOT like the picture or floor plans showed. The apartment in the listing was renovated and huge. The actual apartment was not renovated, smaller, and some of the amenities that they stated were there were not true. Afterward, I found out that she bumped up my projected move-in date on the lease application without my consent. When I contacted them to ask more questions about the unit and express that If I moved in I could not move in so soon (which meant paying more rent for time I wasn't living there). They responded by saying the apartment was already rented and offered me another apartment that cost over $300 more to rent. Bam, the bait and switch strikes again. I then sent another email to state my concerns, see what alternatives they have, and attempt to resolve the issue of taking my application fee for an apartment that wasn't as advertised. But they ignored me and never responded. The moral of the story is, beware of their bait and switch tactics in their listings. Beware of them changing lease contract terms without your permission. Beware of them taking your application fee for an apartment that doesn't exist or was misrepresented. Once they have your money in hand, if you have any concerns then they will ignore you. They will rush you to put a deposit on an apartment before you can even see it or have a scheduled viewing, which is obviously not the right way to do things in real estate. All they had to do was provide a follow up and a little bit of customer service, but apparently that was asking for too much of them.

    I just moved and having problem , its very very cold temprature in the appartment 58 ,I did complain to the the manegment office twice , no one respond , I have 2 kids , I dont know what to do ,

I moved into unit 42B in Georgian Arms Apartments in March 2020. The unit is a 1 bedroom Jr basement apartment. It was actually pretty cute and meant to be temporary, but then COVID happened. We moved in on a Saturday and by that Wednesday began having plumbing issues. It was just the beginning. Within several weeks, we asked to be transferred to an empty unit directly across from us because the issue was becoming a regular occurrence. We were denied and told we had to be there for at least 6 months. This was a red flag but we were at the start of the pandemic and the world was different, so we tried to be understanding and patient. Several months later, we're now on friendly terms with the plumbers. Was told in confidence, "this place always has issues. We're always here." They didn't exaggerate. While living in what we refer to as the "dungeon", calling maintenance was part of our monthly/bi-monthly routine. After several failed attempts to transfer and move (again, during the height of the pandemic) year 2 of living in this hell hole, we were finally transferred but not after a MASSIVE flood. The sewer backed up in our tiny unit. Turning the water off did nothing to stop it. In fact, the maintenance person had dismissed me earlier that morning telling me, "Things are under control right now so this isn't a priority, plumbers will stop by later in the day." Well, the stupefied look on his face when I called him 2 hours later to show the level of BLACK, FILTHY water pouring out of the toilet was priceless. So, how did turning the water off turn out for you, got things under control do you???? Three months later we were transferred to another apartment in the same complex and this is WHY I'm forced to write this review........ I had no fault for what was happening in that unit but yet, Goldberg Realty Associates charged ME $700 to move out of an uninhabitable apartment. I wasn't reimbursed for the ruined furniture, clothes, shoes, or handbags but instead, I was CHARGED because of THEIR NEGILGENCE. I was finally able to move into a beautiful home in August 2023. It wasn't planned but that's how the housing market is so I 1) informed the property manager, 2) left mid-month, providing them 2wks of access to prepare the unit for a new tenant. 3) They kept my security for breaking the lease, 4) the unit was rented in Sept and yet...... They sent me to collections for the balance they think is owed to them?????? Goldberg Realty Associates tenants, this is unethical. We are expected/demanded to uphold the terms on the lease yet Goldberg Realty Associates feel zero responsibility to uphold theirs. This is only one story, I have MANY more and there are other tenants with similar horror stories but I also have pictures and videos. Goldberg Realty Associates limits content to this site & undoubtedly will remove my post so I will share this review with videos and pictures on Google and Yelp. Stay FAR FAR FAR away from their Georgian Arms Apartments.

    STAY AWAY!!!!!!! I lived at 764 Scotland Road for 2 years. The condition of this property is shameful. I stayed a month over my lease because of the pandemic. They still charged me 2 1/2 months rent and overcharged me 100's of dollars saying my shower head and stove were filthy. The truth is I was surrounded by dirt and filth the whole time I lived here. They don't care about their tenants. It's all about the money. They were charging me 2000 a month for the equivalent of a Section 8 or Rent Control property. If I could give negative stars I would. Avoid them at all cost!!!!!

    I would love a call from the right person within Goldberg Realty so that I can address my complaints. I have every text message over the past four years between my complex manager and I in which you can blatantly see disregards for my concerns. I am sitting in my apartment now, 23 hours after I came home to discover almost 5 inches of sewage in my basement that kept coming in. The plumber was there within two hours. No one started to do any cleanup until early this afternoon. The company to terminally clean my basement full of feces has just arrived. When I mentioned to the manager earlier about getting Servpro here, she told me they aren't authorized to work here. This is all evidenced by text message and pictures. For paying $1900 a month in rent, one would expect to have better response in such a situation that could actually cause health issues. Oh. And she had the audacity to end our correspondence by saying that if the sump pump were on, there would not have been such flooding. However, I pointed out to her that the main concern was the feces.

    Horrible company! Not worth leaving a Walmart job for this place. These people will fire you for no apparent reason. No growth!

    ok so I don't really write reviews but felt like i should for these guys. I have 2 properties in NJ…read more(one in kearny area, one further out) and was having a really hard time keeping up with everything especially the compliance stuff which honestly goes over my head half the time. Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me

I've never asked them to fix anything that they didn't jump on my request right away. They are honest in their dealings with tenants, and make everything easy for smooth move-in's. The Totowa Manor is a beautiful building - inside and out. Neighbors are pleasant and it is a warm, safe, and friendly environment. The 5,000 sq ft gym is beautiful, clean, and well kept. Once I settled on a unit, I was so overjoyed to see it in person. My apartment is beautiful, well maintained, and more than I could have asked for. I did have one issue with the bar in my closet, but maintenance came quickly and not only resolved it, but was also very kind and funny. All in all I'm so happy I picked to rent from this company. Beautiful apartments, helpful staff, and an all around great experience. I highly recommend looking into properties from them. Thank you again Blair and Sean for all of your assistance! Update: about 2.5 years later and I still rent from this company. I did switch from one apartment they have in Nutley to another one (my boyfriend and I moved in together and needed a larger place) but I'm still just as happy. Any time I needed something fixed they came right away. Still recommend them!
