"TURN KEY READY" Biggest lie right out the box. "The original purchase of the home was not this out of shape. I bought a brand new 2021 trailer 4BD/3B. Surprisingly it was pretty clean. Once delivered, the house looked like a hurricane came through. The house has missing trim, visible finished nails in doors from their "contractors" along with the wrong trimming installed, they rigged up two bedroom door frames that match none of the other trimming in the house, a splotchy paint job (dark visible spots everywhere), missing paint in rooms (contractor missed it), mold in one of the bedrooms from a leak apparently that they tried painting over, clay stains in all the new carpet that will not come out, sheetrock dust EVERYWHERE caked on all countertops and brand new appliances, CUTS IN THE ACTUAL WOOD FLOORING, missing outlets. THEY DO NOT CLEAN THE HOUSE. They take a used rag and "wipe down" the floors. Streaks everywhere, that is their cleaning service then they classify the house move in ready with all the flaws listed above. The list goes on. i have a 7 week old newborn and they expect me to move into this disaster of a house. We are honestly speechless at this point. They basically said its not their job and to put it on the punch list. All the visible 'trimming" from the contractors they sent made the house look horrific. Then they had the audacity to say the house is 'move in ready' after some ghetto trimming job as stated above. i seriously dont even think they are certified for this kind of work. My 2 year old could've done a way better job. WE ARE MORTIFIED. The house needs new carpet along with flooring plus new sliding farm doors that has over 20 visible finished nails. This whole process has been a complete nightmare. Moving forward i have to spend more money on a attorney just for them to uphold our agreement. Do not waste your time and money, please go elsewhere for the sake of your family. It will save you so much heartache. We are literally paying for a house that is no where near ready or movable. We did not sign up for a project house. Pictures to follow shortly

She found this two bedroom small, used mobile home at Kabco. It was a 2009 buy-back, furnished. While discussing the purchase, she dealt with Travis who was nice enough to text me and answer every question, was never pushy, was very in tune to our situation, and worked with every request we had. He even went out and videoed a walk-through of the entire home and sent it to us so she wouldn't have to go in. She was concerned about several things and pointed them out. He said they would all be fixed and replaced at no extra cost. Also, upon moving in and getting it all hooked up, if anything else was discovered, it would be fixed as well. She bought it during the week and it was delivered and set up by Friday! While doing the paperwork, everything was explained well, no surprises, and her photo was taken welcoming her to the Kabco family. I truly feel like these people are a part of our family now. They were the best I've ever dealt with! I would definitely buy from them again as they are extremely trustworthy, a family run business, with photos of the beautiful grandkids all over the office. Any message sent at any time of the day or night was immediately answered. You just don't find people like them anymore!!!!

    Where do I start... We were young, looking for a home and had a baby on the way. We go to view a…read morehome that we were told was from 2017 by the salesman. We get there and the sign says that it is a 2016. No big deal could have just been a misreading by the salesman. We go to sign our paperwork and the address is incorrect on everything along with the year of the home showing 2015 instead. We found out the address was incorrect when we tried to call the electric company to turn the electricity on. We brought that to their attention and they just did white out on the contract and wrote the other address. (I attached the contract where it shows the wrong address and the message of me letting the salesman know this) Well one day I just pulled our address up on google to look at the street view and I find a listing of our home for $10,000 less that what they sold it to us for. I am so certain that they sold us the wrong house (based on the problems with the year and the address) and just went with it after they noticed because they knew they would be making a huge commission off of it. On top of that they lied about what our monthly note would come out to. They said we would be paying around 700 to 800 a month with both house and land. After everything we ended paying 1000 a month!!! I attached the pictures where the manager Jme Blanchard said he would put us right at 700. Outside of this issue, they told us they would do our first mow. Cool! Well they said they could not do it because it had just rained. Little did we know, the land we were thrown on to lease by them stays flooded year round. I made multiple attempts to mention this problem being that it was their property. We could not maintain it because of how bad it was. They want you to come out of pocket to fix their property. I have attached the replies from what seems to be a very uneducated salesman. They had a hard time putting words together for a sentence. The steps they provided were also rotted and my husband ended up falling off of them from the top onto the unit when they fell apart! Fast forward into 2020... If you think your lease with the land is permanent think again. That contract you signed means nothing to them. When 2020 came around they raised the price of the lease amount and threatened to kick you off if you did not pay the new amounts. Do NOT lease land with them. Do not buy from them period. I've been dealing with a leaking roof/ceiling since I moved into the home a year now. Reconsider doing any business with them. They are unprofessional and do shabby repair work. If you are looking to get a manufactured home look elsewhere.
