We are a "security" building but I've lived here six years and they have never connected any kind of buzzer to our door. When somebody comes to visit or deliver, you have to walk down to let them in. The washer and dryer on our floor keep breaking--they contract them now to a company called CSC and they are the absolute WORST at maintaining the machines. Currently the washer works so-so and the dryer is not working at all. I have put in multiple maintenance requests with the company. Hopefully now that the rental office has gotten enough complaints, especially from me, they will get a new dryer installed. Tomorrow I have to haul all my laundry down the steps and to the car, to a laundromat, and then back up. Not looking forward to it as I have a broken toe! As far as rent goes, it is average. It isn't through the roof, but for all the issues we have, it is too high. read more

out of the 6 "oxford buildings" managed by goldmark. there is 24 units per building x 6 buildings. 144 garages. 40 of them are openable by anyone walking by as of right now. walls are 1 sheet of sheetrock (basically cardboard) no wall in the rafters. You just pull the string and lift. Zero security 27.77% are not locked. Fargo, ND (no idea why it says California) Update: i found out that you can actually lock these "emergency release latch locks" with out the key for it. you just shove the lock back in and turn it horizontal with a flathead screw driver so i spent 30 minutes walking around locking every single garage. read more

Horrible communication, do not do automatic payments with them! They do not withdraw the proper amount and then they charge late charges of $40 twice each month, they invent charges in order to keep your deposit. We rented an apartment for six months for a family member who ended up only having to stay a little over a month before moving to an adult living facility. Goldmark charged for the entire lease period without trying to rent the apartment out and at the end tacked on several hundred dollars for cleaning that wasn't needed and for late fees. Management is impossible to reach, and maintenance is nonexistent. Good luck if you need management's help with neighbors--they don't do anything. Multiple properties (specifically Prairie One) I've rented from Goldmark were notoriously dangerous, but they neglected to tell me. This included broken glass in the parking lots, crackheads walking up to your car to harass you, liquor bottles strewn throughout the hallways, used heroin spoons in broken laundry rooms, and homeless people living in the hallways. As a small single woman, it lead me to end my lease early so I could move in somewhere reasonably safe. They also jack up rent after a year with living with them at a different property. My one bed, one bath went from $760 to $850. It's definitely not worth it. read more

I have been renting for over 25+ years. I have never had such a horrible experience as I did the year living under GOLDMARK property management. The construction is cheap and falls apart. They had a fire in the unit in my building they sent us right back in. They would not take care of the family in the unit above that unit that burned so she left I was lied to about the information they could disclose to me about the fire. I had on the one closet door that somebody kicked in that they never fix in a year window was cracked that they didn't fix it over a year, also if you don't pay on the first you're late so even if you pay on the second they will charge you $40 instantly as a late fee. I have never lived anywhere in over a quarter of a century that doesn't give you at least 3 to 5 days grace. I clean that place from top to bottom during my exit interview I was told that it was the cleanest that they've seen any of them left. And then they took $400 out of my deposit saying that they needed to clean the place for 8 hours. That's a lie. I have recordings. I'll add to this 1.0 rating. Unless you know what the future holds I wouldn't rent here! They want a 60 day notice to vacate even if your lease is up!!! They've known since February 23rd we were moving out and today is March 30th and they still don't have our unit rented but it hasn't been advertised so we're responsible for April rent! We were out March 15th (lease up Marxh 31st) so they've had PLENTY of time to advertise, show and get it rented. Have had a few incidents of people coming in being violent and have had to involve the police. Management doesn't care. I've only had to use my security door key once since I moved in (over a month ago) I asked to move locations because I don't feel safe in this building and goldmark refuses. Our recent move to Autumn Chase Apartments with property management by the name of Hunter Lanchbury , has been made complicated. Around two weeks ago we came in, filled out a application and mentioned we had a service dog. The landlord stated we needed a doctors note and we gave it to him soon after we were approved for the apartment. He then said he needed more paperwork and sent it to the doctor. A few days later he said the doctor denied my roommate was disabled. We than went to the doctor and the doctor said it was the property management who denied the disability of the service dog . Another issue has been the landlord checked off everything in the place and right after we moved in problems started occurring such as the dishwasher was leaking and the carpet needed to be replaced and still has not been replaced yet. read more

HORRIBLE EVERYTHING! I've lived here since November 2022 and I've submitted 3 different maintenance requests, which none were answered to. T dryer didn't work upon move in and took 3 months of me calling, complaining, and telling them I would leave the lease for them to finally fix it. Now my a/c isn't working to the point of 85+ degrees and the "emergency" maintenance number doesn't do much for you except have more excuses such as they're system is being slow, or they're experiencing power outages. I've called the number 3 times now to be put on hold for 20+ mins each time and no solutions were offered to me. On top of this the "city inspectors" have entered my apartment 3 times in the span of two months but have also failed to connect my smoke detectors, which was also requested by maintenance months ago. trashiest management ever. toilet has been leaking, kitchen faucet has been faulty since May of 2022. I've called, visited the office countless time. They always say they'll send maintenance and I haven't seen anybody since May. It became so annoying that I planned to move out at the end of August, but since I told them on the 8th, they'll telling me I'll be responsible for rent till September. So you can tell me I'll be responsible for rent but you can't repaired the stuffs I've been asking for since May. Does that even make sense. Been renting from Goldmark for almost 2 years and it is the worst place to rent. 1. My toilet barely functioned for half a year because nobody would come and look at it. It was like that when I moved in. 2. The shelf's built into my shower are slanted and anything I try to put on them, they just slid off. 3. They tried making me pay $580 because they said I was late on rent. They were just to lazy to check. I rolled in there with bank statements because I'm sure they were trying to evict me. Which is illegal, you have to wait 30 days until you can evict someone. Then give 30 more days for them to leave. 4. Every time I've came into the office or I call with with questions, the ladies there are always super snarky and give me unnecessary attitude. 5. I feel really unsafe in my apartment complex, because I've been catcalled by men in the parking lot telling me to hope in there car and "they can show me a good time"...this was at 10AM. Also, you're telling me I need to pay $300 plus $550 each month just to terminate my lease early? I can still just pay $550 each month and save $300. Goldmark is pretty scummy and will try to squeeze every penny out of you. It's sucks because they own half of the properties in Grand Forks. read more

Same song, different verse. We rented from Goldmark in the same apartment for 4 years. We had frequent unannounced inspections, which was unsettling. We dealt with rudeness from staff, but figured, hey... Property management does not always attract nice people and is not always an easy job. However, leaving them was the final insult. When we moved out this summer, the checkout was brutal. After very thoroughly cleaning the place, the gals checking us out made me wipe down spots on my hands and knees that I had apparently missed. I wish I was joking- the two followed me around, pointing out invisible "dirty spots" while I tried to clean them on all fours. This was absolutely and totally degrading, and I did it under the threat of being charged more. As I checked out, they stated that since we lived there for four years, we wouldn't be charged for paint or a cleaning crew because it fell under normal wear and tear. Guess what? Yesterday I got a bill for a couple hundred dollars for cleaning "as agreed upon at check out." The best part? They assessed these charges earlier this week, and immediately sent my "deliquent" bill to a collections agency, making it damn near impossible to contest anything. Also, being hounded by a collections agency for charges made not even a week from writing this review feels like intimidation. Honestly, it's a slap in the face after 4 years of renting. However, from reading other reviews, it seems we got off easy. If you can avoid it, DO NOT RENT FROM GOLDMARK. We moved in and they did a rush walkthru. marking EVERYTHING AS NEW which was a total lie. my husband didn't pay much attention and just signed off... when if you've ever owned a cat... someone OBVIOUSLY had a cat there. we moved out, cleaned everything, it looked better than when we moved in. She even said that we'd actually get something back! three months later we get a call from a collection agency saying that we OWE money. This is the largest and richest landlord and property management company in Fargo and in the state of North Dakota. When I moved in I told the young employee doing the Move-in checklist that that there was a fire door in the hallway just outside my door that had a faulty spring allowing it to slam shut every time someone went through it, which was a real disturbance. I thought she would of course put in a maintenance request. Instead she just smiled and said, "I never heard that one before." She then did a quick, superficial move-in checklist in which she did not check much of anything. This was my introduction to the company and how they operate. (Note: you should always make sure every little thing is on that move-in checklist. Check for dust on top of the ceiling fan and pull the refrigerator out and see if the area behind it was cleaned. Check the refrigerator door seal to see if it is clean and not sticky. Check everything!) I suspect they tell their rental agents upon move-out to find anything and everything wrong with your apartment so they will not have to return your deposit. In my case they kept my entire deposit though I had cleaned and the only damage was regular wear and tear that is not legally something they could charge me for. Upon move-out the guy spend 30-45 minutes noting every little thing - every speck, dent, scratch, dust on top of fan blades, dust behind refrigerator - that he could possibly find. He lied to me saying that the list is just for their maintenance records so they know what maintenance to do and I signed the move-out checklist (anything they say verbally means nothing by law unless you somehow document it; only the written documentation is relevant to determining "truth". If you sign something then the written documentation is virtually ironclad). DO NOT SIGN that move-out checklist! You are not legally required to sign it whether it is accurate or not, and you should definitely not sign it if it is not accurate. If you wish to sign it, ONLY sign it if it is 100% accurate. The checklist can be used to justify not returning your deposit, and if you later take it to small claims court they will use it against you and they will win. Instead of signing their Move-out checklist you should do your own checklist and sign it. Before you move your stuff in take pictures (with a good camera and with good light and a flash) of every room and every detail in the apartment, both good conditions and bad conditions. When you are moving out move your stuff out and clean and then again take pictures. In my case the young employees had contempt for all tenants. The property managers must have instructed or modeled that attitude to those employees. When I walked in the office door once, just a few minutes late on payment, an attitudinize young employee demanded a $40 late payment, which they later charged me (they may do so by the letter of the law). They are trying to line the pockets of the owners who are already extremely rich, and at the expense of those in the community least able to pay what are often illegal and unfair charges. read more

If it was possible to give a Zero, they would have earned that from me! My lease ended in July and I requested a lease renewal for another year. I did my part and was not contacted by anyone, so I assumed everything was good. TWO MONTHS LATER I get a message saying i need to sign my new lease. They put SEPTEMBER on my lease and raised the rent over $100 and NEVER said anything about it. I explained the mistake on their end and supposedly "there was nothing they could do about it" so I was stuck taking the fall for their horrible management. Long story short, I had to pay extra money for being "month to month" for two months (which I wasn't), my rent went up $110 unexpectedly AND I'm stuck in this old, stinky, dirty place for 2 months longer than I anticipated. There's always trash on the property, the dryer caught on fire, the apartments are stale, they never respond when you reach out, homeless people sometimes sleep in the hallways and they gave me 5 mail keys that were to other residents mailboxes (which is illegal actually) before they gave me the correct key for my box. Id be surprised if they last 10 more years with how bad their customer service is. Do yourself a favor and find somewhere else to live. I wish I would have listened to other peoples reviews! I moved out of West Lake 3, a 4.5 to 5 year old apartment building, in Fargo, ND on June 29, 2018. I lived in that apartment for 4 years and about 2 months (I had 2 leases during that time for a total of 18 months - if it matters). I completed a walk out with the building manager - we both signed a move out checklist that has a few items marked that will need to be cleaned/fixed. Within 30 days from my checkout, I received an itemization of bills that ate up my $450 deposit & $405 pet deposit. (Whatever - I never assume I'll get any deposit back.) Anyways, my problem is the fact that they are charging me an additional $816. This is due to alleged laminate 'water damage' to the tune of $935. (They also went out of their way to hide the fact that they manage this building). I only discovered Goldmark managed my apartment after searching for the 'leasing law' company. Well, after 2 phone interactions with the property manager's irritable leasing law person I sent a letter certified in response to their itemization. They sent me the invoice for the floor replacement. After receiving that, I don't doubt they actually had the floor replaced but, that bill made no mention of any damages whatsoever. I do have general photos of the areas in question that I took the day I moved out. The floor absolutely showed no visible signs of water damage. Even if there was imperceptible damage underneath the laminate, who's to say it wasn't caused by faulty dishwasher hookup or the previous tenant? In any case, the move out checklist mentions every. single. thing from the deposit itemization provided to me, except there is no mention of the floor. at all. Now they've sent that "debt" to collection, which is slowly destroying my credit", after refusing any negotiation whatsoever and their collections agency tells me "the move out sheet doesn't mean anything". So i guess Goldmark tenants shouldn't bother with a check out appt because, according to their collections partner: "just understand that they are under no obligation to provide receipts for these items since they are the controller of the property and can essentially charge whatever they want". read more

I left Maple Ridge Apartments off of 108th and Maple in Omaha, ran by Goldmark Property Management on December 31, 2013 on the day when my lease expired. I only gave a month notice. Now they are sueing me for a stupid amount of money ($1400 and change). My family put up with dope dealers and users, vandals, and roaches for 2 years. On two separate winter storms, I fell while carrying my infant son Connor on a sidewalk that took them 4 days each time to clear of ice. When I was still married, both my wife and I registered several complaints about the smell of drugs, called security and police as well. My son at the age of 2 found drugs in the back stairwell which I called the cops for. My wife, I, and our 2 kids were getting sick from contact highs on a regular basis. My truck was vandalized, my garage door was broke into and vandalized and I was harassed for calling the police. Maple Ridge Apartment management did nothing and even told us they would do nothing. When the cops came, they just stood there and said, "we hope everything will be ok". They called me a liar even when I brought proof of roaches into the office. They made it abundantly clear that their money and time mattered more than health, life, or safety. So now they have some Collection Specialists International trying to strong arm me into paying and again calling me an outright liar. Yesterday they told me that I will pay now or in court. I didn't leave the apartment early because I didn't have the money to just get up and move. I was in the middle of a bankruptcy and divorce, I had no where to go, and I was trying to avoid a lawsuit / penalty for breaking my lease. There are things I want to say but I know better. I'd rather focus on my kids, but now they want to take money out of my pocket that I don't have, money more deserved for my kids. I only post this as a warning to anyone thinking about renting at Maple Ridge or from Goldmark Property Management. Be aware as long and the money is green, they do not care about anything else. March 2022 : Westview Towers is not a safe place to live, filthy and features are not as listed and/or promised. We moved in July 2018 and were promised that the gas meters to our fireplaces would be installed by the fall. Over 3 and a half years later nothing has happened. Our only source of heat is electric. If the power goes out we cannot use our fireplace to help fight off the extreme cold until power is restored. New prospective renters are now told that the fireplaces are ornamental only. The still featured laundry room, (2 washers and dryers), coin boxes were destroyed years ago and the machines are still not operational. During our first tour of the property we were proudly shown a very nice size storage room in the basement. After our storage room and garage, (and many other tenants), were broken into and either robbed or used for homeless people to spend the night in, we asked, (as instructed by the police dept.), that security cameras please be installed. The Property Manager quickly replied that they would not be installed because they would be just destroyed or torn down. I reminded her that our building was 3 stories tall, so that would be difficult to accomplish, but got no response. Another reason we asked for cameras, (per the polices instructions), was about the non-stop drug dealing being done in our parking lot by the then tenant's in apt 8. On one very scary afternoon we witnessed a gang load men in 2 vehicles waiting for him in the parking lot and when he came out they surrounded him with one pulling what looked like a gun. Thank God after I shouted at them to stop he was able to safely run back in the building. We unfortunately were not filming at the time s once again the police advised us that they needed video proof since the boy they tried to hurt would not admit that any of this happened. We have spoken with many of our fellow tenants that also take pride in they're home and common area. The stories they share are the same, even current management's well scripted replies to us are the same to them. I will give praise to the management team that oversees our complex on this... They are very excellent salespersons as far as getting new to tenants to sign the lease since the apartments are always all rented. This also a sincere compliment/complaint to Goldmark Properties since they are ultimately the ones who train the onsite management teams. I am sure that anyone reading this must be saying why are we still hear if this is true. Without sounding too "poor poor me" I will just say that we simply cannot move at this time. All we ask hear at Westview Towers is for someone at Goldmark to show a little compassion for our safety, welfare and to provide us all with the features that they are charging us for. read more

Just like has been stated here through multiple reviews, they are terrible when it comes to check-in/check-out checklists. Do what's been suggested by taking pictures, marking down what you see on their check-in list, and have the employee sign off on them also. They will not hesitate to give you a bad reference if you apply for a future apartment, regardless of what happened during your time at their location. If you aren't giving them money, they will trash you. If at all possible, in the Fargo area, try and go with Prairie or Skaff as they are much easier to work with. There is nothing worse than to have a monopoly when it comes to renting, and they control over 90% of the area. If I were able to find a 3-bedroom at the time we signed a lease, I would have, but its hard to find certain criteria around the area not managed by them. read more
