We moved in January of 2020 & moved out November 2021. The absolute downfall of this company are their property managers. During our initial showing a property manager was late, didn't have keys for the correct apartment, and apartment was an absolute mess. When it came time to move in the apartment was still in the same condition almost 2-3 months later during our move in. It took is two weeks after our move in date to actually move in due to the cleaning, painting, and maintenance the apartment needed. Management wouldn't pro-rate the time lost and when we asked if there was a reimbursement it was the classic "I'll speak with our manager and get back to you". We never heard anything back. If this was us failing to move out on time we would be charged but no accountability on their end to help us in the predicament they place their residents. Overall living conditions were good. Thankfully good neighbors and never had an issues In that regard. Moving out and doing final walk through property manager never showed up or gave us a courtesy call they were going to be late. Attempted to call main office but still had their phones forwarded to voicemail during working hours. Going there and hear the "Oh he should be there". Well yeah he should be there, he's an hour late. He never ended up showing up. A final walk through was completed without us being there so we don't know what they deducted us for. When we asked for a copy they told us we have thirty days. Overall, dealing with the company has been a nightmare. They don't get anything done, unorganized, and just lost patience for a company that doesn't have any regard for you or showing any willingness to provide any type of quality service. Poor communication, scammy- lost deposit for nail holes in the wall and said they had to repaint the whole place but I had refused holes that were there prior, leaking windows that never got fixed, made the mistake of signing a lease before seeing it in person because they made excuses in why I couldn't, informed in less than a month that they wouldnt renew my lease, gave tours of my apt while I was sleeping even when I told them not to because I dont like random people in my apt while im sleeping (I worked nights) but told me basically they can do what ever they want as long as they give me 24 hr notice. If you rent from them, dont even count on getting that deposit back not matter how clean that place is! read more

The absolute worst company ever! I lived at Mezzo for 3 years. At end of move out they went on about how they wished everyone kept their place like mine. I spent 3 days cleaning and they kept my entire deposit!! This place has dog crap everywhere. There was a pair of men's boxers in the yard for over a month. The grounds and inside was never kept up. Courtyard Apartments on Belsly, managed by Campbell Properties, is one of the worst rental experiences I've ever had. The management is completely unresponsive and clearly doesn't care about their residents. They only care about collecting rent. There's an ongoing roach problem in the building that they refuse to properly deal with. They sprayed our apartment, but when we told them that our neighbors also said they had roaches, they ignored it and did nothing about the rest of the units. Instead of actually fixing the issue, they just try to cover it up. It's disgusting, lazy, and shows how little they value the people living here. Between the pest issues, lack of accountability, and their constant false advertising of "free rent" deals, I'd strongly recommend staying far away from Campbell Properties and Courtyard Apartments. read more

Hello - I have three children that have been through at least 4 years of higher education so have supported them in their rental units for many years. My wife and I also rented during our time in college (obviously things have changed signifincantly since then). I have to say that Campbell properties (Specifcally the Urban Crossings location in Fargo) is close to the worst experience for any potential rentor. My son and one other roomate shared a 2 bedroom 1st floor apartment and had to pay a $1100 security deposit. Like most people living wihtin 4 walls, they were responsible for some minor damage to the walls, etc but nothing major. Upon leaving, myself, the boys, and the mother of the other roommate spent a weekend cleaning and making sure that the place was in ready to move in condition. I recently received the "security deposit" refund back with a total refund of $175.95 out of the original $1100.00? (There is $5.95 security deposit interest so we started at $1105.95) Here are the charges: 1) Cleaning: $350.00 2) Carpet Cleaning: $155.00 3) Supplies Drip Pans: $25.00 4) Painting: $400.00 I called to discuss these rates and the reasoning behind them because i do know that it needed a Carpet cleaning so certainly willing to pay for that. I was told by Jean at the Downtown location that the there were places that there were enought places that needed touch-up that they had to do a "Complete" painting? I have video showing three areas in the entire apartment that needed touch up? The cleaning fees were because the Oven (which we scrubbed and completely cleaned), some of the cupboards (again completely cleaned) needed to be cleaned so $350 dollars in Cleaning? I was told that there is nothing they (Urban crossing) can do since they are "billed" these amounts by the people they hire to do the work. Like i said to begin with, I have dealt with at minimum 9 other rental unit properties and have never seen these type of rediculous charges before!!! So, before you sign with Urban Crossing just know that whatever length of rental agreement you sign up for, basically know that you will be paying for an additional months rent because you will NOT get your security deposit back! Been living in a townhouse for 14 years Who had 2 previous owners that were 1)excellent and 2) fairly decent. When Campbell took over, there has been nothing but issues with management. Saying they are coming to work on things and never show up. Never doing snow removal at an appropriate time- would take days to get done and the entire community would be getting stuck in the lot. The lawn care which was also supposed to be taken care of per the lease was rarely done, maybe a total of 4-5 times the entire season. When calling to gwt things fixed, you would have to make multiple requests and heaven forbid it was an after hour emegency! They also taped a letter to the door one day sayi g they are terminating our lease. When called to ask why, informed us that we dont have to give you a reason to terminate your lease. We can terminate a lease at any point in time with any reasoning! Um, excuse me? Rent is always paid on time or before due date, follow the lease, do not party or no loud noises. Just because you can doesn't mean you should. Campbell properties has lied about security measures. They did nothing to assist us with things that were stolen. If they can charge you a fee they will charge you a fee. And they don't start out with a graduated fee or a Grace period, they give you the full field allowed by law immediately. I've been involved with renting properties in this town for 40 years and I have never ever been involved with a company more focused on their own bottom line. if there's a loophole in the law that allows them to not give a Grace they will not give the grace. If you supply notice for moving out of your apartment one minute after midnight they'll stick you with the full 30 days. Even though they don't come in till the next day. We were hit with a huge rent increase May, 2023 with no care of the property. Rent went from $705 a month to $865 a month. Many of the residents here are elderly, on limited Social security income. I have been here 3 years, I have great neighbors that have been here 10+ years. It's a shame that the welfare of the tenants doesn't matter. The rent increase was justified by mgmt because upkeep costs were increased so much ..however, the entire year since the massive rent increase there have been no improvements, updates to the properties read more

This is a nice quiet building and the cheapest one we could find with an elevator in the Fargo area. It's slow at fixing things is one of my only complaints and noisy neighbors who call the police at 3 am claiming your partying when it's far from the truth. The managers are certainly nice and understanding though it's still frustrating to have a cop show up twice at your door. They are very dog friendly and seem to tolerate all parts of a dogs personality. read more

I wish I could give negative stars for this company. I highly recommend NOT renting from them. They do not answer questions or needs timely. This includes emails, calls, maintenance calls, ect. I moved into a brand new building- that wasn't finished when I moved in, and you could tell. The whole property was rushed to be finished. The light fixtures weren't finished, handled on my cabinets were crooked, holes in the walls, no garage ready. Throughout the year I rented from them, my toilet began to leak and it took two weeks for them to fix it. My garage door also wouldn't shut, and during a blizzard it was open for the snow to blow in- and freeze up the car so the car doors wouldn't shut. The communication to get this fixed was not in a timely manner and it was mentioned that it was not an emergency fix. Once I received my deposit back, they took out over $200 for cleaning when everything was cleaned prior. Like stated above- I would not recommend renting from them at all. They charge way too much for their properties, their communication is awful, and I feel that they come up with reasons to keep money from their tenants. They are awful! read more

I have loved living here a great deal. I even have fun cleaning the apartment. This has been the nicest home I have had renting. I have not really been upset when the rent has been raised`because inflation has hit everyone. They have regular people who clean the carpets and wipe down common areas. Sure when we have had blizzards the snow can be a bit of a problem for a couple days but they get it cleaned up within a couple of days. We had someone taking our packages but now everyone in the building help their neighbors out and put them in side of the entry behind the keyed entrance. If the elevator has issues that is fixed within 42 hours which has been very much appreciated. The maintenance guys are always friendly and helpful. Sure I have had a couple hickups with management but usually just miscommunication. There have been some things that have cost me money but that is to be expected it costs money to maintain a decent home whether you rent or buy. I have rented with Campbell and would love to stay but my husband passed away this summer and I need to find a one bedroom which will be less money and a place much closer to my job. I am going to hire a professional to help me get this place shining and clean for moveout. I do not expect to get all of my deposit back as the last several years I have been physically disabled and taking care of my more disabled than I and being my husbands caregiver there is going to be some sort of damage but am hoping to get a good chunk of my deposit back. I had to make a huge deposit because our credit was so bad but that worked better for us than getting a co-signer. Thank you Campbell Properties and all of your managers. A couple of times I have been short with them and they have always been gracious to me and several times they have told me about some ways to avoid extra fees. I apologize for getting frustrated and a bit angry. You have all been professionals with me and I can not imagine having your jobs as there are a lot of bitter nasty people who expect that they should always get taken care of within minutes of some thing going wrong or that they should always get every cent of their deposits back. Time and time again I've been stressed by the lack of proper management and service. I live in Parkridge Apartments in Downtown Fargo and agreed to pay an additional $50 a month for an extra underground parking spot/clicker. My button stopped working in early January so I brought it in to get it fixed... it's now February 19th and I still don't have it back-- even though I've gone in 3 different times. Huge stains(plural) they said they had it cleaned and sanitized and it was up to Minnesota state law standards. But with all the reviews coming up at about crap service we are now wondering if they charged the last tenant for damages to the carpet and if all they did was steam clean it and take that persons deposit and pass of the old stained carpet to us as being up to state standards then they need to give the deposit back to the last tenant. We'll be looking into lawyers who can hopefully work with us on holding this company accountable for their dishonesty. My advice rent somewhere else. Awful company. I lived at Graystone townhomes for four years, only one with this new company that took over. They refuse to answer emails and after I paid the amount requested in the letter they sent to me after I moved out, I get a letter in the mail almost a year later from a debt collector saying I owe 1700. They cashed the last check I sent, which was clearly after I had paid the rent and was an entirely different amount. The problem is, I wouldn't have thought to save the bill/letter that they sent, or I could prove it. Now I have to fight this..can't believe I am still dealing with these people one year later. They are disorganized and unprofessional. I had NO problems with the previous management company. Campbell properties is a greedy, shady company and I would suggest never renting from them. Especially if you ever want to be able to get out of your driveway in the winter because they have every excuse as to why it's never plowed. read more

When we moved in, they didn't allow me to do the walk through, they made my 16 year old son do it because I had to go get a money order after being told I could pay online that I was set up for. It took them a month and a half to get us our garage code. It took them weeks to fix the kitchen faucet that was leaking all over the counter, many towels had to be used. Took 3 weeks to have maint. come out and destroy our washer, saying he "fixed" it. Then it took 7 weeks to get a new washer and a microwave, neither of which worked at this point. They never cared about the trash in the hallways or by the dumpster or keeping the place clean. Then 2 weeks after my lease was up, and they had already bumped my rent up $80, they gave me a 30 day notice to leave. Also, a friend of mine got one in the next building. I found out at check out that she had 30 move outs to do that Sunday, her day off. Sounds like they were removing a lot of people. They bumped up the rent before re-renting of course. I told the girl she was too nice for this garbage company and she should find a different job that appreciated her. At check out, the place was spotless, but she was taking pics of water spots in the sink. I asked for the move in (I never received) and the move out list to be emailed to me. Wonder if I will ever get that. I had to pay a very large deposit to live there and guarantee I won't get any back... by reading all of these reviews. Never Never Never rent from Campbell! They said it was against their policy to let us into our apartment when we got locked out. They also didn't tell us we had an electric bill until 4 months after we moved in and then made us pay it all in full. We couldn't pay it right away so they went through the Cass County court to file a notice against us. When we moved in, we had to put in at least 5 maintenance requests because things weren't clean/fixed. Those are just a few of the many things they've done. I would give 0 stars if I could. This company is a complete scam artist. Toured a apartment here while looking for a new place to live. The guy that gave us the tour told us our app fee for $60 and a "deposit" for $1645 at the same time. Should of know that was a red flag from the start. Filled out the app and had a difficult time trying to pay for the fees online and ended up having to go in and write checks. Looked at my bank account and have a total of $2,201.80 pending out of my bank account for over a week!! And that's not even including the checks I wrote. The people working there didn't seem to care either. The gal Jen or Jenny seemed annoyed and hung up the phone on me when we decided not to sign a lease after getting approved. Didn't want to move there while I had a ton of money still not back into my account and they didn't care either. Turns out that "deposit" was a non refundable fee unless our app was declined. Not one person told us about this while applying or going through the tour and asking questions. Totally unprofessional and should be reported to the better business bureau. I have never heard of a holding fee that was the amount a whole months rent! Hope this helps someone out in the long run. This company doesn't even deserve one star. When I moved in the drains were plugged, the oven had been self cleaned but not wiped out, the vents were full of dust and garbage. Also they reserve the right to terminate your lease whenever they want and not even tell you why. Absolutely no compassion for people whatsoever. read more

My husband and I were going to rent the Beacon Estates property and went through with the application and even signed the pre-holding lease. The deposit portion of the website wasn't going through (which they should've figured out for us since EVERYONE else that apparently called in before us were able to apply for the one unit we were going for) and I received an email from Nichole that someone else had already taken the unit. Not to mention that we were having complications with my husbands portion of the lease, yet they couldn't comprehend wtf I was saying in the email. Policy or not, they should've fixed the website for us to make a deposit yet they asked us to drive all the way to their office to make payment which, I may add, was a 20-25 min drive. What happens if I were to drive to your office and I get there and you say "oops sorry, someone had already paid the deposit for the unit."? Ridiculous. I even emailed them back asking for an update and letting them know my concerns, yet they can't even email me back so I had to call them just to get an answer only for her to say "it's policy, it's policy. I've had 4 people call in within the last hour for the same unit and placed the deposit online". How come they were able to pay the deposit online, but we weren't? Interesting. I've toured at least 10 apartments and they were able to put a short hold for us if we were thinking of renting out their unit and I had mentioned that to Campbell and they had the nerve to say "maybe the person put a deposit down for them to hold the unit." Eh no. They didn't. I thought gold mark was bad, but Campbell "policy" is just stupid. Will not ever do business with Campbell again. read more

If you plan to rent, beware of taking good notes and pictures at your "checkin", as Campbell will attempt to over charged for cleaning even if you leave in same/better when you leave. I was told by person checking me out that my apartment was very clean, however when it came time to refund me, was charged $60 for cleaning. When I called the Manager, Brendan to ask about charge, Brendan told me there was nothing he could do about the charge as this is what the cleaning people charged for cleaning 1 bedroom window track (that was dirty when I moved in the year prior, additionally was told bathroom fan was dirty and toilet needed cleaning which was false. DO NOT RENT! To start they can't keep staff to save their souls. Communication is terrible between management and tenants. Maintenance requests take over a month to fix critical issues. Our dishwasher was broken, sink water would drain into the dishwasher and then leak out into the floor. We put multiple requests in and spoke on the phone to several different staff (getting them to answer the phone is difficult enough). When I finally spoke to George after a 3 weeks of not having anyone look at our dishwasher he said that someone would be out within two days to check on it. Nobody came. But you can always find the maintenance guy in the garage smoking cigarettes (in a non smoking apartment) instead of working. When they finally came to check out or dishwasher they said it was broken and would need to have it replaced so we had to wait another 3 weeks. The communication is so bad that when they replaced our dishwasher we had it for a week and then had someone come and put another new dishwasher in. When I called them and told them that they took a perfectly fine dishwasher they had no idea. The apartment complex itself is not kept up. Multiple puke stains and garbage all over the place. Tenants are not allowed to smoke but they still do, if you leave a complaint they don't do anything about it. My advice would be to not rent from these people. they do not care about their tenants, you won't get your deposit back, and they take forever to fix issues. The 1.5 star rating says enough about them. I wish I would've read through reviews prior to renting from them. read more

I wish there was an option for a zero stars, as that's exactly what Campbell Property deserves - NOTHING. They are rude and scammers. If you want to save money, and rent a place to call home for a while, then I'd recommend you not to do it here, as they'll try to drain you from every little penny you have. When we checked into the town home it was in a terrible shape. The carpets had stains and marks, the walls were dirty, the windows unclean, the entire place was filthy. So, all of this went into the move-in check- list. They had two months before we moved in to fix all these issues. They didn't. Anyhow, during our stay when maintenance was needed they would rarely pick up the phone and since they only have one person doing all the work in the property, it wasn't a surprise that it would take up to two weeks for our issue to be resolved, sometimes more. Before moving out, the company recommended I use Red River Valley to clean the town home carpet. I did so, paying around $200. Once we moved out Campbell Property sent me an invoice for extra money, that is of course other than the deposit they stole from me, and told me they already changed the carpet and painted the walls, so I needed to pay for it! Keep in mind, they send a person to come to your home before you move out to check the walls and tell you if it is in a good shape or not. This company is a scam. If you want to live headache free, then I 100% recommend you to look somewhere else. This company will take your deposit, and then ask you for more money. read more

Worst place I've ever rented from. The staff was completely incompetent. I gave a 60 day notice and they rented my apartment out a month early (30 days) and asked if I could get out sooner. I was repeatedly lied to about the contactless check out process. They said they would take pictures if there were any issues and call after they went through the apartment. They did neither of those things. They charged $200 to clean the apartment and when I asked for proof they had none. They stopped replying to my inquiries about the charge as well. If you like your rent to actually show up as paid, then take it straight to the office manager and watch him do it; he has "not gotten" our rent 2 months in a row, and we have receipts (and camera proof because they have cameras in their lobbies/hallways) that it was paid before it was due. Now it's 10 days later, it's still showing as "not paid" and they have the audacity to say we owe a late fee.
