16 years ago, Mr Abby came to me with a piece of property he was having difficulty selling. Since it was within eye shot of my home, I bought it, he was grateful. I went to Abbey this year to list the property, and he refused. He was angry that I sued another realtor , and the other was found guilty of "going onto my property without permission and bulldozing trees and underbrush." I admire his ability to be loyal, however, it was misplaced. Folks shouldn't allow others to illegally bulldoze their neighbor's property, loyalty to your customer is important. . read more

I contracted with GMR in 2017 to represent *me* to handle the sale of my home, which took +/-5 mos, listing to closing. Marketing (Zillow, attractive web presentation, brochures) was excellent but, in my opinion and from my observations, when clients visited, there was little actual selling going on of the features and benefits of the property. What infuriated me the most was the way in which the Dual Agency clause in my contract was interpreted by GMR *greatly* to my disadvantage during nearly all instances when prospects were also represented by GMR. My advice to anyone who considers listing with GMR is to make sure you do not, under any circumstances, choose "Dual Agency" as on option in your contract. This is important because more often than not in this rural area, GMR represents both the seller **and** prospective buyers who respond to the various places their properties are listed. Do not make any exceptions. Do INSIST your property is listed on MLS immediately and that you are not an "exclusive" listed just with GMR. In addition, I would strongly suggest that you be there at all times your property is being shown by GMR. If, at any time, you notice that any representative of GMR does not properly represent *you* or fails to enthusiastically point out the positive features of your property or blows off questions whose answers are readily available, you must be very assertive with the owner of GMR each and every time any or all of these happen. Finally, refrain from signing any listing contract longer than 90 days. Fortunately, there are now more competent, energetic agents working in the Lowville/Lewis County area than when I sold at the end of 2017. Interview several before you list. As an aside, and what we felt was kind of a slap in the face, after the completion of the closing, we never received any kind of thank you from GMR's owner. read more
