We first met Liz in September 2025, and from the very beginning, we were incredibly impressed. What immediately set her apart was her approach to pricing the home. Rather than relying solely on neighborhood comps like most agents, she used a sophisticated valuation system that factored in the home's condition, upgrades, and improvements over time. She walked us through how the software evaluated renovations such as kitchen and bathroom updates, roofing projects, and other investments by considering when the work was completed, what was spent, and the local return on investment. It was fascinating to see such a detailed and thoughtful approach to determining the home's true market value. During that first meeting, Liz also took the time to thoroughly explain the market conditions and discuss the best timing for listing the property to maximize its value. She confidently told us that once listed, the home would likely sell within three to four weeks. After months of preparing the house, which included cleaning out more than 50 years of memories and belongings, we finally listed the property in April 2026. Throughout the entire process, Liz provided exceptional guidance every step of the way. She was knowledgeable, patient, and never once pushy. She always presented us with information and options, allowing us to make informed decisions while trusting her expertise. That trust paid off. Just as she predicted, we received multiple offers and sold the home within three weeks! Liz exceeded every expectation we had. She made what could have been an overwhelming and emotional experience feel smooth, peaceful, and manageable during a very stressful and heartbreaking time for our family. My wife and I worked with Liz on the purchase of our new dream house in Orange County. From the start she was going above and beyond what we were expecting. We called rather suddenly when a property showed up on the market and scheduled to go see it with her. We weren't seriously looking before this. By the time we got to the property she and her team already had a good understanding of the history of the listing and were working comps real time to give us a clear understanding of what fair market value would be. Even adjusting it for what we were seeing in person at the property. We weren't certain if it was more of a buyer's market or a seller's market as it had been a seller's market for so long, but she explained the current conditions/trends of what she was seeing in the area and gave us EXCELLENT advice every step of the way. But she was also never pushy. She ultimately left it up to us to make the decision with the information she provided. We trusted her expertise and it absolutely paid off, literally. We got a deal on the property that we are very happy with. She offered great advice on everything from prices, timing, and even when to potentially walk away. Liz has a team of people that really seem to communicate as a team, not just a group of individuals working under the same company name. In passing conversations Liz talked about how she and her team work together, and it does seem like they get to share in each others expertise and experiences to develop a good understanding of the market. Liz also talked about what she does to train her team, and she seems like a great leader. No one looks left behind to fend for themselves, and it seems very structured so that everyone has support and training to deliver great customer service. Liz has a great reputation in the area which I think was a huge benefit in our case. The seller's Realtor already knew Liz and trusted her. We happened to meet the seller's Realtor, and even without Liz present, the seller's Realtor had nothing but great things to say about their interactions. Her expertise really does seem to be in demand as she seemed to be giving seminars or talks to audiences even outside of her team. Even with her busy schedule it never really impacted the scheduling of events at our home. She always still met us at the property for events like home inspections, walk throughs, and giving us the keys to the property. She always provided great communication and was very responsive whether it was through e-mail, calls or texts to help answer questions. I can be "particular" (picky) about some things and whenever I brought up a question or concern, no matter how small, she never dismissed it or tried to excuse it as something I didn't need to worry about. She took my concerns seriously and got them addressed. Out of everything, I think this is what I am most grateful for as it kept me comfortable working with her and I never felt like she was just trying to "close a deal", which was my preconceived notion of Realtors unfortunately. She really does seem to care for her clients and making sure they are happy. I would 100% work with Liz again!

I had a terrible tenant that MF gave a free pass to for his personal reasons and when Amy stepped up, it was a relief. She was a true professional. Dealt with the tenant's shenanigans and tricks and had access to legal advice so we always knew what to do. When the tenant started acting crazy and said she would only vacate the property at midnight, Amy rose to the challenge and made sure the keys were handed back, something no other manager would have ever done. She has a tremendous work ethic and is an excellent realtor when it came to selling the property. After years of dealing with awful, lazy property managers, Amy is one of a kind in this business.

And for future reference, don't call yourself an HOA if you can't provide something as simple as a door. Dearest gentle reader, i present to you all the evidence i have of why you should take a good whiff of this review and RUN. Please dont look back lol. Below i will attach videos and pictures of everything im talking about and give extensive detail maybe a few call logs of all the times i called (VICTOR AND ADRIANNE) and they ignored me lol. As im sure all of you can see the other reviews listing these names as well. Theyre not lying lol. The first three videos are only of my door situation and these are the literal videos i sent them btw. As yes they gave me the apartment this way with water damage on the door a broken door knob which by the way olympia apt 1 and 7 were breaking into im sure you already know who im talking about. and charged a painting fee to get the apartment ready for me to move into lol ( important for the last tiny bit of money they gave me from my deposit later on in this mini novel) I notified them immediately when the door knob fell off they fixed it in about 8 hrs which not ideal lol but should have been my sign to suck it up and go back with my parents. Their method of fixing the door was to replace it with hardware which probably costs anywhere from 20-40 maximum. Something i could easily pay for and have offered to pay for in the past and they refused. I bring up the price because all of the tenant pay the same price and we pay more than enough for you lint lickers to keep up with maintenance and maybe just maybe, instead of sending two lint lickers to assess what it takes to replace and 5 lb door knob, you could cut costs by sending one lint licker to do the job that maybe actually knows SANDING WOOD THAT HAS WATER DAMAGE DOESNT TAKE AWAY THE WATER DAMAGE HIRE THE GUYS YOU HAD PATCH UP THE BUILDING AND PAINT OVER ALL THE CRACKS AND BAD CONSTRUCTION TO FIX IT THEY KINDA KNOW WHAT THEYRE DOING. But i digress no one left behind as we say here in the states. Next order if business goes to Mr. Victor, the legend, the myth, the man of the hourrrr who never answers his phone hey buddy i have a booky book here that may interest you.     Disappointing experience due to a lack of professionalism, communication, and transparency…read more Our primary contacts throughout the leasing process were Daniel Morgan and Raquel. After we initially declined the lease because the rent was outside our budget, the homeowner personally reached out and invited me back to the property to meet his family and neighbors, answer questions about the home and neighborhood, and discuss the rental terms. Following that meeting, we reached an agreement on a revised rental price, and Daniel and Raquel sent us an updated lease reflecting those terms. We took the time to carefully review the lease and ask questions before signing, as anyone should when entering into a legal agreement. During that process, we felt pressured to sign the lease quickly, despite simply trying to understand the terms of the agreement. We ultimately signed the updated lease and promptly submitted the requested security deposit in good faith. Based on our understanding that we were moving forward with this property, we declined other rental opportunities, which were no longer available when we unexpectedly had to resume our search. What followed was, in our view, the most concerning part of the entire experience. After signing the lease and submitting our security deposit, we received no communication whatsoever from the leasing company regarding next steps, confirmation that our documents had been received, or when we could expect a countersigned lease. We found this unusual and reached out ourselves the following day. Only because we initiated that conversation were we informed that the property had continued to be shown after we had already signed the lease and submitted our deposit. During that conversation, we were told that another applicant had offered the original asking rent and that the owner had decided to move forward with that applicant instead--just 10 days before our scheduled move-in date. While our security deposit was ultimately returned, the handling of this transaction fell well below the level of professionalism, communication, and transparency we expected. We invested significant time and effort into this process, including meeting with the homeowner and his family, negotiating revised lease terms, carefully reviewing the lease, signing the agreement, submitting a substantial security deposit, and making housing decisions in reliance on the understanding that we were moving forward. Our real estate agent, who has more than 20 years of industry experience, told us she had never encountered a situation like this. Regardless of the legal status of the lease before it was fully executed, prospective tenants deserve timely, transparent communication--especially after signing a lease and submitting a security deposit. In our case, we received no proactive communication and only learned that the property was no longer available because we contacted the leasing company ourselves. Based on our experience, we cannot recommend this company. We encourage prospective tenants to obtain written confirmation regarding when a property will be removed from the market and when their tenancy is considered secure before signing documents, submitting funds, or declining other housing opportunities.
