We are building a house at Prairie Ridge, TX (Off Hwy 287) with Grand Homes. The experience has been nothing but a ripoff!!! The prices of the new construction is going up by tens of thousands every month or two but you get absolutely nothing for your house! We picked our bricks on 3 different occasions, only to be called back the first time to let us know the brick we picked was actually supposed to be 12K extra so we can't use it. We went back to pick a different brick and we were called and told the same thing again that oops, that brick is really supposed to be an upgrade. This happened 3 times on a roll. It's been about 2 months now since we picked our bricks and we were told construction will begin right after, instead, we just got another phone call that we need to come again and pick different bricks because our bricks are not available!! Please never build with Grand Homes at Prairie Ridge. There is nothing to pick from at the design center. Buyers don't have much choices in anything. Its take it or leave it and the selections are super awful. The bricks are all bad looking bricks, no options for faucets, lights etc. Everything is an upgrade and costs an arm and leg. You can't even have stackable microwave with the stove etc. Tile and countertop selections are awful. We are paying a lot for the Grand Homes (hiding under the name of American Homes) but the rest of the smaller homes in the neighborhood build by Beazer, MI Homes and Trophy homes offer more to their customers. They also have better selection of bricks and design center items. We found out too late. Please don't make the same mistake we did. Build with the other builders, don't use Grand Homes/American Homes. By the way we understand that building a new house can be very challenging and stressful, but just to give you an idea about what's going on, we signed our contract and made our brick selection in December 2020. We are in April 2021, They haven't even broken grounds yet but our earnest money of $10,000 has already been cashed about 2 months ago. All the other builders at Prairie Ridge have built their model homes and houses for their customers to move in. Not sure what Grand homes is up to or what kind of games they're playing but the only house they have up to date is their model home. Meanwhile they have a lot of houses under contract and not enough construction going on. read more

If the home we bought if we already lived in . I would not say anything .we sign the lease 3 months ago! The home haven't build yet . just 3 Month . The list price for # 3842 was $ 624,900 now the price for # 3842 is $ 594,900 I understand the market is up and down. I didn't ask a price down any thing like that !! I just want it to back out. I even did not ask the Earnest money $ 15000 back. Just the design center we paid $15000 back. Because the house haven't started to build yet !!! We didn't use any pics !! The named Dan Forbes the person I talk to he is not respect us . I referred my friend to go there to buy a same house there. And I tell my friend go for Matt. He did good job nice person. But Matt doesn't work there anymore nobody even tell me that !! Mr Dan Forbes tell me they lower the price but they won't give any promotions out . But My friend got the deal just tell me they do give $ 40000 for the design center use money. I tell him that. And he said let me see the lease. But my friend haven't signed yet. He Is not respectful. You can tell me the market is that way. You signed lease it's done. I would take that . But don't say you lower the price and won't give any promotion. And I know for a fact. They do. The sales person did tell my friend. And my friend already ready to move on buy the house. But Mr Dan Forbes sounds like the sales said is not true. It's so funny. That's how they treat their customer. I don't think after all this my friend will signed the lease. I will tell him what's happened today. And I will find a person to read the lease. Get my design center money back. I hope I could read this page earlier. Maybe they don't care. But how far they will go if they treated their customer like that. The Grand Homes sales agents and contractors (Jeff, particularly) have needlessly racially profiled our family as well as other South-Asian American families who were looking to purchase property-homes in the Dallas Fort-Worth area. Such agents are not worth doing business with at all and there are certainly other, much more respectful, and respectable real estate development companies in the area to conduct business with! read more

I live in one of the house of Harrington Mills community built by Grand Homes. I purchased this house couple of years back and in just couple of years I see many issues appearing. The foundation slab has a crack that is not covered by warranty and almost of the doors hinges are coming out. Screws used the doors are so small they can't sustain the weight of doors. I already paid hundreds of dollars. Looks like they used cheap material. I am very disappointed and give heads up to everyone. read more

We bought an Alexandria II elevation A for $530,000 with a premium lot and later added nearly $50,000 in the media room and a stonewall in the home. All of this was added after we closed of the home. Next, we bought beautiful and expensive furniture, now the home looks like a MILLION dollar show home and when people come over they just give us so many compliments. I went to so many premium builders like darling homes etc... but no premium builder is so unique and beautiful as grand homes. read more

Buyer Beware. We were in the middle of signing to build with Grand Homes when the pandemic hit. We got lucky because what we learned through several sources who have built with them is that they are extremely unscrupulous. They say one thing and do another or nothing at all. They promise and then deny they promised. They cheat on details hoping the buyer won't notice. They are classic bait and switch con artists. We are not proceeding. read more

If I could give no stars I would. Inexperienced sales associates, awful customer service. Have been told misleading information and pricing. Have not even known what our final home would loom like. Surprise prices and things that were not told would not be included. Need to get out of purchasing not even do to this but have a custody situation that prevents me from moving that I wasn't even aware of yet they still want the rest of their money. We are the second owner of our home in Frisco and we bought the house in December of 2013. We immediately noted some shifting, contacted an engineering firm that said the soil was not compacted properly so we contacted Grand Homes for their assistance. They gave us nothing but excuses and how "settling" was normal. Come to find out 5 other Grand Homes on our street have foundation issues and Grand paid for our next door neighbor's piers and repairs. This firm does not live up to their promise. Workmanship is poor and materials are low end followed by no desire to do what is right and fix what is wrong. RUN AWAY from this builder! read more

We moved into a new Grand home in PLANO TX in April 2016. Several minor issues in the first year which were taken care of. However the a/c system was faulty and 2 bedrooms still do not get adequate cooling or heating- we were told that nothing more could be done. Since then I have replaced the kitchen faucet, bathroom faucet, microwave, and shower head. It seems that they use the cheapest quality products they can find. Worst of all, I just had a pipe from the water heater in the attic spring a leak causing extensive water damage - in a barely 4 year old house!! It is costing me thousands of dollars to fix. I was told by the plumber that it was a poor quality pipe! I will never ever buy a Grand home and will never recommend them to anyone else read more

I used to own a Grand home. I purchased it in 2013 and sold it in 2017. The experience was a mixed bag. Some parts of the home were really nice (floors and design) but others had issues due to shoddy work (paint flaking off, kitchen cabinets were awful quality, concrete work around foundation looked terrible, etc...) Personally I would not purchase another Grand home and in my opinion they are a below average builder. read more

OK, so I walked into a grand homes model home, they had the perfect lot for me in Sachse TX. They wanted $100,000 for the lot and I offered $60,000, they excepted my offer. Next step was to sigh contracts and pay the required deposit. I was prompted, went back the next day to sigh and give the deposit, I thought it was a done heal. I did not hear back from grand homes for a few days so I gave them a call to find out what's going on. After waiting I called my sales lady and she said she's just gonna give me the truth, so I said what's going on. Then she informed me that they don't want to sell that lot, after I already made a deal sighed a contract and paid the deposit. Their excuse was they want that lot in case they want to build a phase 3. They should've never excepted my offer of $60,000 if they wanted to keep the property. Although I think this has worked out for me, because after all the homebuilders I talk to they said grand homes has the worst quality of work! I think the man above was looking out for me! read more

We bought a grand homes house Seven years ago. We are now remodeling it and during the renovation, we have discovered all kinds of problems which you can't see behind the drywall. Electrical not run properly, Plumbing the ends in no-where, Studs that are not even close to 16" or 24" on center but further apart, which is illegal. I honestly do not know how this home passed inspection, if it even was inspected. Our new inspector just shakes his head in amazement. Ceiling fans and lights not lined up, stairway treads made from scrap and don't even meet the framing, holes in the main support beams, weakening them causing cracks, undersized beams in the garage and Master bedroom causing sagging. All of this has cost us an additional 85k in new framing to fix what should have been a basic good structure. Buy from these people at your own peril. read more

Grand Homes is the opposite of its name. Your investment with this 'company' will guarantee failure. My wife and I made the mistake of hiring these people as our dream home builders because their sales pitch is second to none. Only problem is they never deliver, on anything. I'm an engineer and understand the details of construction. Post tension beam foundation, failure. Slab cracking within two years. Exposed grade beams on the exterior with rusted out post tension beam plus, not properly spaced. Electrical panel, deficient, overwired by your trades which will never trip installed breakers. Multiple Safety hazard Insulation in attic but exposed wiring next to and touching gas line exposed. Multiple deficiencies too many to mention. read more

Beware of Grand Homes, particularly if you're a senior citizen. Their sales people are winsome and seem so helpful, but do not have your best interests at heart. Do NOT deal with Grand Homes without a bulldog realtor. We were misled and signed a contract but were told we were signing papers to "hold a lot". Gave them $10,000. Then we had difficulty even getting a copy of the "contract". The ultimate price of the home was so far above our budget that we had to stop the process, and we did so early on... before the house was even begun. We are in our '70's, and my husband lost more than 50% of his work. We're currently trying to get our deposit, which we were told would be returned if we submitted documents, which we did. We cannot get a response from Grand Homes about when they will make a decision, even though they already told us they would return the money. We cannot afford to lose this money. read more

I am building a home with grand homes. At their design center, we were assigned over to work with heather. Heather has got to be the most incompetent consultant I have ever seen for anything. Literally no knowledge of anything and doesn't care for anything. She would put minimum choices in front of us and tell us that's all they have. When we would ask her a question about anything 90% of the time she didn't have an answer for it. We picked a specific stone at our meet with her and she took it upon herself to pick another stone with the same color but different cut in its place for us. At the final meet we were so excited that we totally overlooked the stone "she" had selected for us. It was white so in our mind it didn't click that we chose another shape and she had chosen that one. Once they started building we pointed it out and everyone is refusing to listen to us. We have put in so much money on the home and they clearly don't care. I reached out to the general manager and he didn't even think we were important enough to reply. It's unbelievable that we are having to settle on someone else's choice of stone for OUR home. read more
