I had a terrible experience living at this apartment complex and would strongly advise others to look elsewhere. During my time there, a golf ball actually came through the glass of my car, causing damage. When I reported it, nothing meaningful was done. I also moved into a unit where the sink was already broken, which set the tone for the level of maintenance and care the property provides. The apartment itself had multiple issues. The air vent above the shower blows directly on you, making showers uncomfortable, and the front door never sealed properly, letting outside air and noise in. There were also ongoing issues with other residents. People at the pool were frequently disrespectful, and at one point a man looked through my third-floor window when the blinds were barely open, which made me feel extremely uncomfortable and unsafe. When it came time to move out, management charged me for a "prorated carpet replacement." They explained it once and then completely ignored every follow-up email I sent asking for clarification. Communication with management and the property owner was consistently poor -- they were rude, dismissive, and unwilling to address concerns. This apartment complex looks great at first, second, even third glance but it has a lot of issues(like many). The maintence personel are either overwhelmed or just arent good at what they do. They have like a bunch of young men doing the tickets and the jobs hardly gets done in an acceptable time frame or they just half ass the job and dont do certain things. For instance my washing machine is busted, the kid who came and looked at it twice said to not use it that they would replace. Its been 3 or 4 weeks and still nothing. I had to put in a twice twice to come fix my door knob because it was spinning in place. The first time they just didnt do it for whatever reason and never followed up. My electric went out in the bedroom about a week ago. The electricity is still out and they told me an electrician would be here last friday and if not then definetely Saturday. I stayed home both those days because I've had my cat let out at other apartments when I was gone. The electrician never showed up, but someone was in my apartment yesterday of course they didnt fix it still. Ive also had trouble with my neighbors granted im still in the first come first serve building I think. Ive had people knock on my door trying to sell me drugs or a Bluetooth speaker passed midnight! I dont know if this is true but I was told that at one point earlier this year there was like 15 illegal immigrants living in the apartment below me which freaked me out because I've only seen a couple people at a time come and go. Ive also had stuff stolen right outside my front door. With that being said for the price you ain't gonna find much that's great and its better than some places I've lived. Grand Summit Apartments (Lees Summit, MO) - A 3-Year Nightmare I Wouldn't Wish on Anyone 1 out of 5 (I'd give zero if I could.) I lived at Grand Summit Apartments (also known as "The Fairways" -- it's just the same place with a different name slapped on it) for three miserable years. What started off as a hopeful move into what looked like a decent complex turned into a nonstop disaster of broken promises, horrible management, and outright dangerous living conditions. If you're thinking about moving in: don't. Here's why: Move-In Condition: 0/5 Our apartment was a wreck when we moved in. Broken doors, damaged cabinets, chipped paint, and loose outlets were just the start. They told us "it'll be fixed right away" -- yeah, right. Took weeks to months for the bare minimum. Some things never got fixed at all. Maintenance: Basically Nonexistent Put in a request? You're better off fixing it yourself. They either ignore it completely or send someone unqualified days or weeks later. If you don't constantly follow up, they'll just close your ticket like it never happened. Half the time, they show up without warning or don't come at all. Winter Conditions: Unsafe & Unplowed Snow and ice? They do not care. Roads and walkways go unplowed for days. Sidewalks freeze over and become ice rinks. I saw people slip and fall. They even blocked cars in with plowed snow -- if they bothered plowing at all. Extremely unsafe. Pool & Amenities: False Advertising The pool was always dirty, closed, or both. During the summer, it would randomly shut down for "maintenance" for weeks. Gym equipment? Outdated and barely functional. Advertised features? Most of them don't work or aren't open. You're paying for nothing. Rent Increases & Hidden Fees Every year, they jacked up the rent for no reason -- despite no improvements. On top of that, they nickel-and-dime you with "convenience fees," package fees, valet trash, and admin fees that come out of nowhere. Want to pay online? Fee. Want to talk to someone? Fee. Breathe? Probably a fee. Security: What Security? The property is huge -- over 17 acres -- but only has a few cameras, if that. Cars get broken into, people sneak in, and management just shrugs. Gates are either always broken or wide open. At night, the place feels more like an unsecured lot than a residential community. Law Enforcement Encounters: Questionable At one point, we had to deal with a situation that involved local police -- and let's just say the experience with one officer on-site was deeply uncomfortable and borderline disturbing. Management offered zero support or concern. Management: Defensive, Disconnected, & Dishonest If you complain? You're a problem. If something goes wrong? It's your fault. Management constantly gaslights tenants, shifts blame, and refuses to be held accountable. They won't work with you in emergencies, and they definitely don't prioritize tenant safety or satisfaction. Final Thoughts: Avoid This Place at All Costs Living at Grand Summit was emotionally draining, physically risky, and financially punishing. If you're reading this review, let me be your warning: don't fall for the clean-looking photos or fake smiles in the leasing office. AVIOD THIS PLACE AT ALL COSTS!!!!!-- Sketchy, Mismanaged, and Full of Excuses Living at Grand Summit Apartments in Grandview was one of the worst experiences of my life, I'm young and in college and needed something affordable but clearly I would have been better off living in a cardboard box. The management is completely incompetent and dishonest, and the property itself feels incredibly unsafe and sketchy. It's not unusual to see cops around constantly or hear about break-ins and robberies--this place is seriously not secure. When I first moved in, the apartment reeked of cigarette smoke. It was so bad it made me nauseous. I immediately contacted management to get it addressed, and they flat out refused to help. They told me "there's nothing we can do"--no cleaning, no compensation, no concern. I had to spend a whole year trying to get the smell out on my own, even though I don't smoke and never once smoked inside the apartment. Fast forward to when I moved out--they had brought in a new management team. Now they're saying I have to pay to replace the carpet and repaint the entire apartment because of the same smoke smell I had complained about when I moved in. The exact same smell they ignored. So basically, they let me live in a filthy, disgusting unit with no help, and then had the nerve to blame me and charge me for it. This place is a scam, plain and simple. The management doesn't care, the apartments are dirty, and the area feels dangerous. Don't expect much! Maintenence is useless. If something breaks, oh well, good luck getting it fixed. When they do come, there is no 24 hour notice and will just come right into your apartment. If it's snowing or ice on the roads, the odds of you getting out of the parking lot are slim to none. They will break the law and do not prorate your rent or refund your deposit. You could have a professional company come in to clean your apartment to a perfectly clean and better looking apartment then when you moved in, and they will still say something is wrong and deduct it from the deposit. Cars broken into and stolen. Very dark parking lot and is very unsafe at night. No security whatsoever driving around at night to keep an eye on cars. Don't expect the office to help. Manager sits in his office and doesn't come out. His assistant is going to blame you for everything and get an attitude with you even though you are right and can prove everything. Expect to have you heating and air break down on you, leaks in your apartment either in yours or coming down from the apartment above you. Don't expect people in certain buildings to be quiet. Loud walking on the floors, loud music, arguing, you name it. They only care about your rent money but don't expect anything from them. Raises rent with absolutely no reason to but to fill their pockets. Don't bother calling corporate in Arkansas, they like to argue with you and blame you for everything that's wrong or broke. When I moved in here, I was given an apartment that had someone else's mirror screwed into the main bedroom door. When I took that down there was a massive hole in the door, the bathroom had residue in the draws from the previous tenant, and mold in the bath tub, there was significant damage to the door to the other bedroom as well. They charge you a cleaning fee even though they give you a dirty apartment and tenants are still required to clean during move out. If I was still going to get charged for a cleaning fee, why would anyone clean before moving out? They also use flat paint that is impossible to clean and charge you $140 for painting when they do it regardless to cover up their imperfections. This is the only apartment complex that has never given me my full deposit back. read more

First the maintenance staff is a joke, sink was leaking which caused mold in bottom cabinet and they would not replace just sprayed it with something, secondly rent goes up every year and they DO NOT WANT TO REPLACE ANY APPLIANCES still has the same from when the apartments were built. they do not enforce residents to clean up after their animals what so ever and the staff in the office are not professional at all. been complaining about squirrels in the ceilings for months and they say they got them out but they don't and all I hear is active squirrels as soon as the sun is rising over my bedroom and living are. So I have been noticing leakage through my windows for quite some time now which is actually creating mold growth. I could see this is due to a cheap single pain window that had poor installation and cocking. So I call upon my rental management at my apartments to get it fixed. They say there's nothing we can do sir you must wipe the condensation off your windows every few hours because these are the windows we put in all our units. Being in construction myself and full knowing that this was not true, I asked for a corporate number. I called and was given the runaround and was basically told to deal with my leaky windows and black mold that never stopped growing. DO NOT MOVE to Grand Summit apartments. Management and maintenance is a complete joke and any issues you do have will not be taken care of properly... even if it's a broken fridge, water actively running out of your shower or dishwasher, or even dog poop covering the sidewalks. I am not a person to complain about things but I am annoyed and frustrated with this place and want to WARN people wanting to move here. I'll list the issues just because they are SO many and most of the issues are very serious! 1. First day we move in, we do not have a working fridge. Took management 4 days after our move in date to provide us with a fridge. Maintenance then put in the fridge, minutes later we hear water dripping, they didn't screw in the water line completely and had to come back to fix it. 2. Couple months in, a good amount of water was leaking from our ceiling in our bathroom. You could also hear it dripping from above multiple times throughout the day. Maintenance "fixed" this issue but I will attach pictures of the ceiling to this day... you can see where water runs and leaks. 3. Not too much after this, our shower broke. The handle was in tact, you could twist it but the water would not come on. Maintenance came and "fixed" it. A day later when I started to get in the shower, I turned on the water and afterwards the water would not shut off. I have a video showing this. The handle would move but the water would not shut off. It ran for 4 hours before maintenance arrived to shut it off. The shower and shower head is connected and now can be pulled out of the wall after they "fixed" it the second time. It is still like this. 4. Now we are dealing with multiple issues including our dishwasher completely flooding our tile area which we were told would be taken care of as a priority but it has been over 24 hours. The water has completely ruined my rug and reached the carpet. We also just had maintenance come in to "fix" our toilet to replace the flapper. I walked into my bathroom stepping in standing water. The water line connected to the toilet was very lose and the connector was cracked. This has cost us so much in water cost and Grand Summit refuses and states in their lease they are not responsible for this. 5. Side note: if your license plates are a month expired they will also threaten to tow your vehicle since it is not a "registered" vehicle. The best part about all of this is that when you call the club house they are the most unprofessional people you will speak to. After communicating my frustrations after today, Gwen the lease manager simply on the phone said "Can I get off the phone now?" They do not care and when they say they will call you back, they will not. They will also deny talking to you about whatever issue wasn't fixed. Corporate is never "available" but sent them an e-mail. Maybe sharing this will WARN OTHERS. Do NOT move to GRAND SUMMIT IN GRANDVIEW MISSOURI. I wish there was an option for 0 stars. read more

They tore our kitchen floor up to replace it and have yet to do it so we just have half a floor, our dishwasher has been out of order for months without a replacement or them fixing it, our water heater leaked and there is now mold growing on the walls plus a broken window that has been broken for 2 years. but they're sure to be up your ass about rent though!!! read more

This is the worst place you can live they threaten you with lawsuits . The apartment my daughter moved in was disgusting and had cobwebs , you couldn't see out the window , refrigerator broke , stove and microwave dirty . Markings on the wall , trash outside understeps . There is not enough lighting outside at night especially around back where the backside apartments are . The staff in the office are rude especially Amanda . The price for the apartments aren't worth how your treated . My daughter paid 750.00 on Sept 5 and was told she had to be out by the 28th at 5pm and they want the keys . So she paid for a month and only gets to stay for 23 days and they don't want to pro rate her rent . Then they tell her if she is t out by the 28th she will be charged for 3 months of rent . What BULLSHIT is that !! These are nasty places to live read more
