My wife and I were pretty far into the process of trying to buy our first home - we had a good chunk in the bank, gotten our credit up, looked at a few houses and had submitted paperwork to a mortgage broker (not Grant). That mortgage broker was frustrating us with his lack of communication so I went on yelp and found Grant. On a random Sunday he talked to me on the phone for over 2.5 hours! It was extremely educational. Just a few of the things we discussed: -How he believed Covid-19 would affect the mortgage industry and the housing market. -How the mortgage industry works generally. I'm ok with numbers but I'm not a finance guy. He explained things in plain english that I could understand. -The difficulties with verifying self-employed income. I'm self-employed and he was able to point at specific things in our tax return that could be problematic to lenders, how to fix them and gave me advice on how to do our taxes in the future. -Details on mortgage insurance and up front mortgage insurance payments. -DTI (debt to income ratio) Once we dug into my numbers, he was frank in telling me that he would have trouble finding us financing for the purchase amount we were hoping for. He gave us some action items for improving our DTI and getting to the purchase amount we wanted. Furthermore he offered to be a second set of eyes on anything we discussed in the future with our first mortgage broker or anybody else. Since then, I've emailed him multiple times with questions and he's responded promptly with clear, easy to understand advice. In March 2018, we decided on purchasing a home and thought of the stressors of the process to complete the purchase. There was so much to decide on and having to find a loan officer we could trust was a major stressor. We were fortunate to have met Grant Michels. Our initial contact with him was at his office. We had to bring our children with us for our appointment. With three children under the age of 4, Grant had to educate and ensure we retained the information.
