The property management person said I was complaining to her , about a water issues we had on the floors at my business , I asked her for a sit down , and she said she didn't want to hear my Complaining, she wanted to have me write a letter about the issue and she would give it to the owners, we have been letting them know about the water damage on our flooring for the last month and didn't want to do anything about it they said it was a steamer that caused all the water damage the building it was built in the early 1900s so Beware , also , The property maintenance guy, made it into our shop on his day off and harassed our employees about the trash being too full, who does that on their day off feels like a seinfield episode I made multiple phone calls and the guy that was on his day off and came in today, kept saying that it wasn't our issue that it was a steamer that caused the whole floor to buckle it's laminate flooring and the carpet was wet underneath soaking wet How steamer would do that a tiny little steamer, I would have no idea read more

I give this place absolutely zero stars, we waited for a week for an approval when they said it would be 3 days to then just be denied. We have never been treated the way Kim treated us. She was always busy, well you should get help. Home owners , it's a bad idea to use this property management because they have no hurry renting your home. DNR, Do Not Rent, my place was perfect when I moved out,no shoes ever in the house,paid 250 dollars for cleaning and these assholes took my whole deposit. Do Not Rent this company is so very very scandalous,I don't understand how they are still open. Carlo is so very rude. This place needs to be shut down. Terrible,rude,scandalous company. I would give GPPM 5 stars for getting it all wrong. Renting is stressful enough, there is no need to treat your customers with a really toxic vibe. Kim and Carlo can drop the attitudes, you guys work in an office. Remember to use your powers for good to help people find housing that may require accommodations (service animals, etc). Sad that this establishment is living up to what everyone has said about them. My husband and I tried to give them the benefit of the doubt, but they have definitely proven that they are a terrible business. Applied for a house and because our prior place of residence that was in WASHINGTON state (from when my husband was in the military) didn't get back to them quickly enough, we were denied, instead of them allowing us to try and fix the discrepancy. They haven't been the nicest to boot. We have above 700 credit scores, ALWAYS pay our bills on time, no criminal record, no pets, and we are about to have our second child in June. We've literally been waiting for this house to come up for rent. They've definitely made this process so discouraging and stressful. read more

GPPM has managed my rental home for more than 10 years and has done a GREAT job for me. Paul, the owner, sets the tone with his professionalism and expertise. The office staff is friendly and helpful. I recently had a tenant move out and they arranged for an inspection, minor repairs, new carpet, and a new tenant with a ONE WEEK turnaround. Diana on the maintenance team is exceptionally responsive. They have access to great resources (e.g. painter, HVAC, etc) when needed. The costs are more than fair. Highly recommended. read more

If I could post a -5 I would. I'm a traveling therapist and spent a lot of time emailing all the paperwork necessary to get the application process started. I specifically drove from California to Oregon to look at a studio they had available. I had an appointment I made with them the week prior. The morning of the appointment they called me and cancelled my appointment saying my application was denied because they couldn't confirm my rental history and technically because I haven't started my job granted I'm a traveling therapist I don't have an income. It's ridiculous that they wouldn't tell me this the week prior and they waited till the morning of my appointment. Horrible business would not recommend to anyone read more

GPPM is only out to steal money from you. They will charge you for anything they can get away with. We rented from them for about 2 years and it was awful. First off, it took 2 months to get into our apartment. They claimed it was because they were replacing the carpet and flooring throughout the apartment (the carpet was disgusting) but when it came time to move in, they had only replaced the flooring in the living room, that's it! Not only that, but they replaced it with some faux wood floor stuff that was not properly installed. Actually, the installation guy had to come back and fix it (air bubbles became trapped underneath during the summer due to the lack of air conditioning in the apartment) and he admitted that had he known the apartment had no AC, he would not have recommended that style of flooring. For the rest of our time there you could literally feel the floor shift beneath you. Next, they would find ways to claim your rent was late and charge you (dropping payment off on the weekend but before the late day, if they came in Monday or Tuesday to process all the rent checks dropped off they would claim it was late due to them not being open on weekends. Well, you have cameras all over your building so just take a look and see what time I dropped it off! That's what I would usually say and it worked). Another time, the tenant next door moved out, so they took it upon themselves to climb over the fence and take a picture of our "backyard" (if you could call it that, about the size of a bathroom). We had a closed bag of trash next to the door and they charged us $50 for it. Wow, what a sore sight, seeing a bag of trash completely blocked from view by 10 foot fences on all sides. Horrible! Lastly, when we moved out they knew they could not charge us for the old disgusting carpet they never replaced, so instead, they charged us for the carpet pad beneath it! I went down there and asked them how in the world they would know we damaged the carpet pad unless they lift up the carpet before every tenant moves in?! And if they had, why didn't they replace it then? I demanded they give me reciepts for said carpet pad (it was like $700?!) and they couldn't. Not to mention, a $500 "maintenance" charge to have their handy man come pull a few thumb tacks out of the wall and tighten a few cupboard door screws. What, does this guy get paid $500 and hour?! So yea, we saw none of our $1100 security deposit back and were charged a nice $400 on top of it. Absolutely ridiculous. We knew a girl who worked the front desk there for a while and she warned us before we moved in, but we decided to give them a shot. She told us their only aim is to make money and they will charge for anything and everything. Oh, like light bulbs! $50 per light bulb out even though I left them 2 packs of brand new light bulbs because I didn't have time to replace them myself! Charge us to have someone install it sure, but pay per light bulb when I bought new ones already?! Anyway, this place is the worst. I'd go in and see other tenants upset, as soon as the tenant was gone, the girls in the front would start talking trash about them and laugh. Don't rent from these crooks. read more

The most dishonest property management company in the Rogue Valley. When we moved in the place smelled like cat piss and it took them a month to replace the carpet. They took pictures of 1 landscaping block that was out of place; mailed a letter asking us to replace block (we have picture framed for laughs). They charged us "gas" from the deposit along with numerous false charges. Do not let them take advantage of you! Know your rights and fight back. They are an embarrassment to Grants Pass. read more

Incompetent staff - prepare yourself for frustration. They don't want to do their jobs, so you must jump through flaming hoops. Do not expect callbacks, you'll just get the brush-off. I've had to physically go to the office multiple times just to get a simple question or two answered. They do not mind wasting your money or time. I've been told by each employee that the previous employee I spoke with misinformed me. This is always accompanied by a dirty look, condescending comments, and even laughter. Kim Register, Diana Dexter, and Jorna Taylor are all very rude, acting annoyed anytime someone makes them do any work (even current tenants). If they don't want to rent to you, they'll come up with any excuse. The "president" of the company, Paul Hurlburt , has never returned my calls. I wonder if the guy even exists or it's just a voicemail they pass you along to when the employees don't feel like doing their jobs. read more

The absolute worst. They are completely unprofessional. Their business practices are unethical if not illegal. We are a normal middle class family, but have always been treated like the scum of the earth. It takes them months to make minor repairs, if ever. I spent 7 months trying to get them to fix our garage door opener. Finally I ended up paying someone to come out and fix it. They sent us a pet violation fine twice, despite the fact that we had a pet contract and paid an additional deposit. The fine was for $150 dollars even though our rental agreement stated that a pet violation was a $50 fine. When I wouldn't pay the fine, they taped a notice to evict on the door. These people will lie, cheat, and steal to line their own pockets. On another note, an acquaintance of mine made the mistake of using this company for his rental property. The tenants they put in his home completely trashed the house and skipped put on their rent. Like I said, they are the absolute worst. read more

Grants Pass Property Management is horrible. They charged me almost $2000 for a move in deposit for a duplex that had cockroaches. The bathtub has a hole in it, the bathtub faucet leaks hot water so bad that it always sounds like someone is in the shower, the backyard faucet leaks, there is a hole in the kitchen floor, the fridge leaks, the carpet is stained. All of these problems have been reported by me to Grants Pass Property Management and I have not received one phone call or email back regarding any of these issues. The front and back doors are both extremely outdated and have large gaps that allow bugs to get in, hence the cockroaches. The backyard is literally a mud pit with no grass or even weeds. The front yard is the same- it was like that when I moved in- and they had the nerve to send me a letter that read "please mow, water, and maintain the landscaping." LOL what landscaping? They have never done any inspections or maintenance of any kind. I am sure they won't give me any of the deposit back. They are a joke I would give them negative stars if I could. read more

Horrible Property Management. We canceled our contract one week after "signing" them up to manage our 3db 2bath newly renovated home. They actually misrepresented the property in pictures .... to us. This is the worst property management company I've ever rented from. When I first moved in they seemed nice and willing to help only to reveal their underbelly. First off I had to pay a $1500 deposit for a house with a 23 lbs dog. They used tactics like "We have to install co2 sensors and surprise inspections" to check up on me. Not a moments peace with them. I had to go thru a 6 page check list of everything and after I turned it in there were numerous things wrong with the house that found later like a rat problem and excessive amounts of sulfur in the well water and they refused to change the filter informing me that if I wanted clean water I had to pay for the filters. I will never rent from them again nor would I recomend them for anything. Girls at the front are nice but its a mask. They will try to do everything they can to keep your deposit money. We rented from them for 2 years. They constantly sent pictures of stuff that was wrong, but when we asked them to fix something they would deny it was broken. We are currently being charged 9 years of a 10 year carpet, that they will not replace. When we moved out they charged us for light bulbs, gas, and all kinds of misc items that we had repeatedly reported needing fixed. Now they have stolen our deposit, and my husband is ready to sue. This place is a joke, and they rip you off. the entire property smells of mold, and they waited 2 months to fix a mushroom growing from the chimney casued by a leak that they would not fix. Do not rent from them. And if you know the owners of 935 SW Bridge Street, I suggest you have them condemn the place or clean it up and go through a new agency! read more

I am currently renting a home through GPPM and had nothing but problems since the day before we moved in. The locks on all three exterior doors were downright disfunctional. When inspecting the house even their inspector mentioned how difficult it was to get inside sometimes taking up to 5 minutes of giggling and twisted before the doorknob would unlock. It took almost two months after several verbal and written requests to repair or replace door knobs for them to be replaced. This is not exceptable. We were assured by the homeowner when first viewing the house and in the presence of the same inspector that the front raised garden beds (one time lawn area but 85% weed) had a usable sprinkler system that we could use and she pointed out garden areas that would have to be hand watered. We rented in Spring 2012 and started cultivating and reseeding the 'lawn' utilizing the spring rains. Once the weather turned we wanted to turn on the sprinklers and found 7 broken heads and the system totally disfunctional. We requested it be made functional and, per our lease, we would then maintain it. Three months later we find the GPPM and the homeowner has no intention of fixing it, even after we invested over $200+ in upgrading the property. You'd think the owner would be thrilled to have the tenants upgrade their property, at our expense. Same with the driveway security fence. It did not work. We had agreed to maintain it per the lease but that meant, at least to us, that it was functional to start out. Our homeowners insurance had the security gate as a feature for a reduced rate but GPPM suggested we just have the battery charged and it would work. The battery was over 3 years old and could not hold a charge so we purchased a battery and turned in the receipt for reimbursement. Almost 2 months later we have not been reimbursed. We have also learned this property had been burgled and attempted to rob in the past. The well filtered needed replacement per the maintains schedule on the unit but GPPM told us it was our responsibility. After reviewing our lease and checking with the laws per the State of Oregon we went back to them and requested the filter be changed as clean water must be provided. They changed the filter ($15) after weeks of waiting only to receive a notice that they have amended our lease per the homeowners request that we maintain the filters. Once again, the 1 year lease has no mention of the well and we believe it should be maintained through GPPM. These are just a few of the problems we have experienced. We have done a good deal of landscaping, mowing, weed whipping and hours of weeding and some interior chalking and steam cleaning. We have done these projects on our own initiative and expense and without asking GPPM for help because we care about our quality of living. We have removed dangerous metal fixtures on the cement slab patio left after the removal of the owners dog kennel and again after numerous requests (written and verbal) that they be remove for safety . We are in our professionals in our 60s. After tripping on these metal brackets time and again (photo ts provided to GPPM when we submitted our move-in report per standard rental procedure) and waiting almost two months for them to be removed we had them removed. Since we moved in we have talked to many people in the community who have rented through them, had children rent homes and apartments and even a couple of people who have had them rent there homes and ALL have had very bad things to say about GPPM.Their stories are similar or worse that ours about maintaining the properties. I have no reason to disbelieve them after my personal experience. We were hoping to stay in this home for up to three years while we establish our small business here in Grant Pass Oregon but I can not image doing so without the some basic cooperation of GPPM. We also have hopes of bringing in specialized employees to Grants Pass but will not recommend renting housing through GPPM. read more

i rented a dumpy little hole in the wall apartment from them for 6 years - paid a $750 deposit, figured i'd never see it again after i moved in, and certainly still felt like that after 6 years - who gets part of their deposit back after 6 years?? i moved out a month ago and just got a check for $510 from them. over the last month ive been reading all these bad reviews on google and yelp and figured they'd nickel and dime me to death afterwards, but no, they didn't. i paid my rent on time every month and didn't destroy anything. i cleaned the heck out of the apartment when i moved out. sure, their maintenance department is a little slow and needs lots of reminders, but hey, no one is perfect. a ticked off person is 10 times more likely to leave a review than a happy person, so take that into consideration when you read all these bad reviews. i'd rent from them again. read more

My boyfriend and I recently applied for a rental property listed through GP Property Management. We are both gainfully employed in managerial positions, with stable and reportable income and excellent references. Neither of us have ever been denied from a home application - and I have been renting for the last 13 years of my life. They required an excessive amount of paperwork (ID, birth certificates, social security cards, bank statements) and took the $70 application fee (without having an option to even look at the property), only to never be heard from again, regardless of the countless efforts we made to contact them regarding the status of our application. Then I found out they never even called any of my listed references. Just radio silence after taking our money and enough information to steal our identities. Not even posting that the house had been applied for on their website. Incredibly rude, and unprofessional. I will be reporting them to the BBB. DO NOT USE!!! read more

Oh boy. I first contacted GPPM from southern California. They advertised a mobile home online that we wanted. It took 2-1/2 months for it to be ready. So why were they advertising it if it wasn't ready? The lady I dealt with thanked me for being patient when advising me it had been inspected twice and was ready for move-in. Like the other reviews said, the girls at front desk seemed nice, at first, but it is a cover. After 2 days of driving with 2 cats in carriers we were exhausted from the drive and the move...we made the mistake of moving in. TAKE NOTE: I learned after the fact that by law when you do move in, you are consenting and accepting the condition of the property. GPPM knows this and they bank on the ignorance of tenants. Even so, where were we to go when we knew no one, and with two cats, and how long would we be in say, a motel? The place was filthy, the toilet had fecal matter, all the cabinets and drawers were filthy, some with rat feces. The floor was sticky with black grime, the carpet had spots, the A/C unit front panel was missing and the plug was broken. The back door had a missing window so anyone could reach in and unlock the door and any type of critters could get in and our cats could get out!! I had told them we needed a ground level rental and A/C because my husband has Multiple Sclerosis and he can't climb stairs and cannot tolerate the heat. So we get a place that's a health risk to a HEALTHY person! I was on the phone virtually every day asking for cleaning and repairs. It took 4 days before someone fixed the window and 3 more days for someone to come in and do some cleaning. The people that cleaned were appalled. We took pictures and so did they. They came back a couple more times to do cleaning and took pity on us. They have a nice mobile home on their property and they have rented it to us. We are on good terms and since then we learned from them that when they were in the office and the girls were on the phone with me, they'd put me on hold and say bad things about me. And to think I was always nice to them. The two people that we now rent from are a married couple and have quit GPPM because of their dishonest tactics and terrible "service" and the way they treat clients and employees. Oh yeah, the A/C was not fixable because the 220 outlet that was required to run it had no juice going to it. So we sweltered for three weeks. Oh also, the roof leaked when it rained a few days after the heat wave AND we then discovered mold where the water leaked in between the walls in the kitchen. We were living out of boxes. I couldn't bring myself to use the kitchen cabinets and oh yeah, the oven didn't work either. I thought that in this day and age that with businesses being so competitive that customer service is a top priority but GPPM SUCKS. The more they heard from me the less helpful they became. In 2003, I was badly injured (back) and was in search of temporary living as I had left my co-owned house and was in waiting for my Settlement for my injury. The Settlement came in and I gave 1 month final notice to vacate (as they knew) to purchase a home. The home was purchased and I moved into the Morningstar Homeowners subdivision. I was promptly notified that I would not receive all of my Security Deposit back as there were Heat Lamps installed over the kitchen sink. Bear in mind, with a back injury and lack of a ladder, it was impossible for me to install those lights. I knew they were there, but never used them due to fear of fire. My only error was not taking pictures of the apt. when I reviewed it. The refrigerator had not been cleaned. It smelled of spoil when I opened it and had to clean the bottom of the fridge with a soapy broom and a wire hanger to unplug the drain from rotting debris. When I initially viewed the 1 bdrm pc. of garbage, the bedroom walls were painted black with splotches of yellow and blue. Resembled (in my mind) someone trippin' out on drugs, a meth lab or a rape room). I insisted it be repainted. It was done. They were informed of my injury and could not mow the lawn and was told they would send maintenance to take care of it. All I got was notices was "The lawn needs to be mowed"......????? What the ???? Are these people ignorant? Moved out to my new home, and lost $400. 10 Yrs. later, my Homeowners Association cannot get a Board together so they handed all of this Association's Financial over to GPPM and my Dues immediately increased $21 a month which raises eyebrows. I have to say that in my home, I pay $5 more on my Mortgage for a 3 bdrm than I paid monthly on that piece of garbage. They are a complete rip on this community. Couldn't find an attorney to represent me in a lawsuit as they have all been retained by GPPM and 221 Prop. Mgmt. They are "Pro-Renters, and Add to our Pocket" before they will ever be for the community. Lining their pockets is all they're doing. Beware! Someone is living high on the hog! It's not us! read more
