Incredibly frustrated with this property service. We rented a townhouse for almost two years. Each time we submitted a work order, the managers husband would DIY fix it. Each item would stop working again within days. We took it upon ourselves to fix multiple items out of our own budget on various occasions. When leaving, we spent 3 days (about 17 hours) scrubbing walls and crevices. Even went as far as doing things not on the agreed upon Move Out List, such as extensive carpet cleaning. My family owns various rentals so we are well aware of the condition of clean that things ought to be. We received less than a quarter of our security deposit in return. This company is incredibly disheartening to work with and is only in the business to get as much money out of their renters as possible. read more

Shelly is extremely unprofessional in her property management capacity. We hired her to manage 2 rental for us. She moved a tenant in, had them sign an agreement and then, they need it out of their rental agreement for relocation due to work reasons, she had *them* find the new tenants rather than do her job as a property manager. Completely unacceptable. I terminated her services (and New Foundations) as quickly and legally as possible. Unfortunately, as a real estate investor with multiple properties, we are finding that GOOD property managers (with integrity) are extremely hard to find. One of the worst parts about renting is when you need to find a new place and know that along with a new environment comes new landlords or property managers to deal with. Fortunately, this was not an issue with New Foundations Property Management, even before I was an official tenant of theirs. I rented a house from them in Medford for four years, and from my initial email back in December 2017, all the way through January 2022 when my rental situation changed, they've been professional and a pleasure to do business with. When I first moved in, they did a great job to ensure everything was ready and the place looked great. I did have an issue with the thermostat the first day I moved in, but they promptly fixed it the very next day which set a great example of how the next four years would go with them. Fortunately, I didn't have many issues or reasons to contact them, but on the few occasions I did have something come up, they treated me with respect and not like I was "just another tenant". A great example of this was when I had an incident at my place (slipped and damaged some of the property) and thought this would be the end of my time at this rental. I was so worried and worked up since, in the past, other rental managers (with different companies) have been rude and refused to understand my side of the situation. I honestly thought I was going to end up homeless, which was ridiculous looking back now lol. After letting my anxiety build up for a few days, I decided to "bite the bullet" and call Shelly Rogers and come clean and wow, was I glad I did! She understood what I was going through right away and after making sure I was fine, she actually gave me tips and advice on how to get the damage repaired as well as the best people to contact since she's dealt with this stuff before. Not only was she calm and understanding, but she was also a true professional and I knew I was dealing with some great people at New Foundations Property Management (not that I ever doubted them lol). To wrap up this review, I just want to say that as someone who has been a renter for 12+ years, I've moved around many times, so I've had to deal with a wide-range of landlords + rental managers, and by this point, I've dealt with close to 14-15 different ones (excluding ones I decided not to rent from after talking with them) but I can confidently say New Foundations Property Management is one of the best I've done business with and I recommend them to all of my friends. I'm not sure how many units or properties they have available, but if you ever get a chance to rent through them, do it without any hesitations. We called about a property that was listed with this property management. We were told that numerous applications had already been turned in. But that if any of them were accepted our credit would NOT be ran and our application fee would be RETURNED. I called and spoke to the same lady today who told me our application fee was probably already in the mail. That one of the other apps had been accepted. She said she would find out for sure where our app fees were and get back to me. Instead I received an email from Shelley stating she ran our credit and we would not be getting a refund. There was absolutely no reason to run our credit. You are taking advantage of families during already difficult times for application fees at 80$ a couple. Shame on you. I no longer agree with my original review (unable to edit that one) and felt the need (with plenty of required effort) to change companies more than a year ago. That's all. On the bright side, they were polite in providing needed tax documents months after my departure. I would've let it go at that except for being contacted by a landlord this morning who asked if my feelings remained positive. Seems unhelpful for others who might not reach out if leaving the record unchanged. I gave up on Yelp as well upon discovering how they protect companies that pay them. Shelly and her company are more of tenant advocates and not so much an owner advocate. She ignored numerous contract violations from the tenants and threatened to sue me if I leave a bad review. She let them have a large marijuana grow operation, make multiple roof penetrations for surveillance systems, make large and numerous drywall holes for pictures and TV's, tap into my electric box without professional or permitted applications, keep a recognized vicious dog species as a "service animal", keep inside cats that polluted the carpet with stains and stink, have an above ground pool that caused calcium deposit deterioration on my HVAC condenser, have goats that ate my bushes, over taken shrubs with blackberries, among numerous other violations, all in violation of the contract. I was 1000 miles away and had to depend on her infrequent inspections with selective photos. Once I came back and saw the numerous violations that her company was neglecting, I had to fire her and return home to save my property. Either she was willfully neglectful, incompetent, or perhaps both. We're glad we came home to save our property before she let it turn in to a hard core rental. read more

I've had the pleasure of working with Shelly for over 5 years. She has helped our then failing HOA go from broke due to owners not paying to caught up and back where we should be. She works tirelessly doing a mostly thankless job. This place turned into a joke faster than the lease started. I was asked by the owner to review a former employee who is no longer with the company. They are charging us 75 dollars to fix a clogged kitchen since when our brand new dishwasher has been broken and we have been complaining about plumbing since we moved in. They never return phone calls and tell us to Be patient when some had been broken for a month. They only collect paychecks. Stay far away Now for the second month in a row she is accusing us of not paying rent. She started doing this as soon as we posted bad reviews. It I could do no stars I absolutely would. I have a few restrictions on what I can and cannot rent and she told me she doesn't have the time and has way too many clients to sit down and try to help myself and my 3 year old rent a place. She said I would have to apply to all the places I liked and then she would she if I qualified. I then told her I wouldn't have the money to pay the 40$ each application and she said there was nothing she could do. I do not recommend them in any way,she was rude and seemed to be rushing me off the phone. Please do not call these people unless you are rich and perfect. I am disappointed in how I was treated and now some of these landlords will miss out on a great tenant. I have outstanding rental references and personal (non family) references. Horrible! Do NOT RENT from this lady! Getting a response about important maintenance issues was worse than pulling teeth. When I first moved in, my rent was reasonable. Then it increased slowly for a couple of years and then jumped by 20%. The reason given was due to property taxes and scarcity of rentals in the valley. I looked up the property taxes because it's public information. What a load of bull. Everyone that saw the place and knew what I paid for rent immediately reacted with "WOW ! What a SLUMLORD!" Further more when I moved in I had to clean the place from top to bottom. The carpets were at least 20 years old and it definitely had not been painted within 10 years. I made improvements inside and out and left the place looking better than when I moved in. And this Lady Shelly Rogers had the nerve to tell me I owed her money and she was keeping my deposit. read more

Very poorly run, unprofessional business. Once the lease was signed, they would not return phone calls when major appliances broke down, heating system failed, etc. rather, they would respond by letter only & send relatives over to attempt repairs. Substandard properties. Black mold issues in our rental that were never addressed. If you choose to go with this company, do yourselves a favor and document & photograph any Property damage, paint , screen or carpet damage upon moving into one of their rentals; or better yet , avoid these folks all together. Not only did they find a rotten tenant, who by the way took me 6 months to get out, they didn't take any responsibility; I did all the work with the eviction. I tried them because they said they were a small company and could be more attentive with one-on-one service. The only thing they are attentive with is making sure how good their blonde hair looks. We have used NFPM with Shelly Rogers for the last 10 years for our rental. She has done an excellent job. She is very thorough & up to date on current laws & forms. With NFPM you will not be disappointed. Shelly and Debbie are the two most unprofessional "business women" I have ever worked with. Upon moving out, they kept my deposit in full because apparently the house wasn't clean enough. There was another person living there and it was their filth that I had left. I tried to contact them about doing extra cleaning but they refused to answer any of my phone calls. What was disturbing to me is that they didn't inform me that they house was "dirty" they just kept my deposit. I am very disappointed with their professionalism. If I had been informed I would have gone back and left the place spotless. It seemed that Shelly was only concerned about being my friend rather than doing her job. On multiple occasions she kept trying to get me to talk bad about other tenants and treated our meetings like a gossip session. I would not recommend this company. If you are looking to rent as a student, rent from a private owner. I do not want to disclose my identity because my fear is that they will harass me. While Shelly may take care of the homeowners, if you are a renter BEWARE. Please take pictures or videos when you move in and when you move out. She will try to take every penny out of your deposit. She is greedy and underhanded. She takes full advantage of the renter. When I moved in, I was warned by the neighbors abput her. Then I started to be warned by people of the community. We were very honest about our credit and history, we were denied which was fine but than my husband received a call from Debbie saying they wanted to work with us still and that the owner of the place was not a good fit and that they wanted to show us some other places. We were surprised and excited. Day of the showings we call and Debbie acted as if she didn't remember the previous calls, acted very unprofessional and when he reminded her of the application which was denied as well as their previous conversations she was very rude and said " Uh yeah, no". And hung up. I realize we are not the best on paper but to be yanked around and than treated with such disrespect, I'm honestly happy to not be dealing with them.
