I would not recommend Montreux based on my experience living here. For what this property charges,…read morethe level of maintenance, cleanliness, security, amenities, and onsite management has been extremely disappointing.
The problems started literally on move-in day. Management was about 90 minutes late for our scheduled key pickup. During our first week, our water heater was not working properly and ultimately required three maintenance visits to fix. Our washer/dryer has been another ongoing headache. I have submitted at least 6-7 work orders, and the dryer repeatedly displays a "low air" issue and can take more than two hours to get clothes reasonably dry. I eventually had to push management to replace the units.
The amenities are also unreliable. Gym equipment and Peloton access have had ongoing issues, community grills are frequently broken, elevators repeatedly go down for extended periods, and the Butterfly building-access system has malfunctioned. Management also discussed renovating the dog park and adding a dog-washing station, but those improvements still have not materialized to my knowledge.
Cleanliness is another recurring problem. I regularly see dog urine and feces in hallways, elevators, and on sidewalks throughout the community.
The garage/security situation is especially concerning. The garage gate has been broken or left open for extended periods. Police have been on the property multiple times in connection with residents reporting break-ins to underground storage units, including around the previous holiday season when garage access was also an issue. More recently, nonresidents were able to enter the garage and park in our reserved space.
That happened shortly after management had my own resident vehicle towed over a Parking Tree registration issue, costing me $175.
I acknowledge that general Parking Tree reminders were sent to residents. My issue is how the tow was handled. My signed Community Policies addendum states that an unregistered vehicle will be towed after a 24-hour notice is placed on the vehicle. No current 24-hour violation notice was placed on mine.
When I disputed the tow, management initially said vehicles had been individually tagged and remained tagged for more than 24 hours. I repeatedly asked for the photo, date, time, or documentation showing that my specific vehicle received that notice. None was provided. Management later gave a different interpretation of the addendum, claiming the 24-hour notice provision applied to reserved-space violations, which in my view does not match the actual wording of the document I signed.
I have now escalated these issues to RPM Living regional management because I no longer have confidence in the onsite office's handling of the situation or willingness to take accountability.
The inconsistency is difficult to ignore: strict enforcement against a resident over an administrative registration issue while a broken garage gate has allowed unauthorized people to enter and occupy resident parking.
There have been other frustrating situations as well. We were required to remove a patio shade/canopy during the extreme Arizona summer over a stated fire-safety concern. I also participated in a St. Patrick's Day resident promotion involving incentives connected with leaving a positive review and finding hidden shamrocks. I received a small bag of candy but never received the rent credit I understood was part of the promotion. When I later asked about it, management said they did not know what I was referring to.
At this price point, there are newer communities nearby with newer amenities and, in my opinion, much better overall value.
If you choose to live at Montreux, my advice is simple: document everything. Save your emails, screenshot work orders, keep every lease addendum, and take photos when something is broken or disputed.
After everything we have experienced here, I am ready for my lease to end. I would not choose Montreux again. Some names for reference: Miranda and Luis are fantastic, thank you both for everything you do. Cheryll and Marco on the other hand are the worst and should be avoided at all costs. Those two need to be removed and replaced from their positions immediately. Cheryll is the manager and the one that is driving this community into the ground. Marco is the supervisor of maintenance and never has any idea what he's doing forcing Luis to pick up his slack and do triple the amount of work. Cheryll was also the one that was over 90 minutes late on my first day to pick up my keys and gaslighted me on my first work order with the water heater which was ultimately Marcos fault at the end of the day. She lacks empathy and common sense and should not be a community manager.
