I spoke with Melvin about a home we were drafted a lease for and had simple questions about the current conditions of the place & details drafted in the lease. When I attempted to address these questions Melvin Comstock was incredibly rude. He completely dismissed all of my questions and was extremely demeaning. I was simply asking questions for clarity before I signed a lease. Additionally, the home of interest collects a $400 NON refundable cleaning fee when it isn't even clean and ready for move in. We toured the place TWO WEEKS prior with a real estate agent who agreed with us that the place needed to be cleaned prior to move in, there was dust and crumbs and some stains on the carpet. The place did not look clean. Melvin said the place was completely acceptable and they would not clean it before we move in. It seems like they just put the previous tenants $400 non refundable cleaning fee in their pockets. In addition, the home says AVAILABLE NOW when there is a HOLE in the wall and currently missing an appliance listed as included in the property. How is a place able to list as available now when repairs need to be done? This doesn't make sense. What a joke! I would NEVER refer anyone to this company or Melvin. Please stay away from this business!!

I, owned my mother's home, but she held the mortgage. When she originally purchased the home, she held mortgage and title. She decided to quit claim the home to me to avoid a lengthy probate process after her death. She decided to leave the state of Arizona, so we sold the home. While working with Clear Title AZ I was told that my quit claim deed cannot be used to convey ownership of the home... EVEN THOUGH it was created by a lawyer and signed by my mother and witness by a notary public. I was told this less than 24 hours from my scheduled closing date! They needed an "affidavit" (in quotes because they would not tell me the actual name of the form or affidavit needed) completed and signed by mother as well as being notarized. She's in CA and I'm in AZ! The affidavit was received and closing went on, 8 days later! During the closing and the signing of the documents my husband (who is not an owner of the home) had to sign (ready for this?) a quit claim deed!! Yes! The exact type of document they said they do not recognize to convey the transfer of owner to a property (mine) is the same document they used for themselves!! I might add that they justified the "cannot use" by telling me it's because so much fraud exists lately with quit claim deeds! So much fraud that they cannot use my quit claim deed but will use their own quit claim deed??? REALLY, Clear Title AZ? Additionally, when I received this news, I, naturally, escalated through the management hierarchy. I got as high as the vice president of escrow administration, Brandi Kirby, and left her three voicemails, one email, and one instant message via the receptionist. I received no return phone call or email from her!! They delayed my closing by more than a week by not contacting me in plenty of time before the original closing date to correct this problem.
