Admittedly, some of the speed can be attributed to the hot real estate market, but nevertheless, our house sold extremely quickly. Some might argue that in the present hot market, we sold ours below what we could get for it. I suppose that's true, but it also would have required a sweat equity investment I was not prepared for. After concessions, we broke even and that's all I really hoped for. We started our house hunt the same day, but had slightly less success. Either Dave or Jeff were there the whole time, though. They were extremely helpful and showed us houses and made their recommendations. We placed one offer that fell apart during appraisal, yet in hindsight it was the best thing that could have happened. In the end, we could not be happier with the house we ended up with. The bonus was that it was vacant, and Dave and Jeff worked with the seller to get us into the new house early so that we could close on our old house without a hitch. Selling our house (and buying a new one) was stressful. They were patient with our badgering -- and we absolutely badgered. We were pretty obnoxious in hindsight. The only slight mark against is that I really asked for over-communication (even if there was nothing to report) and it took my persistence to get answers here or there. There was also some kind of communication breakdown on the inspection of our house, as they were in the house before I even learned they were coming. Make no mistake. It was a good experience. They were helpful the entire way. They certainly know what they're doing, which is more than I can say for some of the other realtors we ran into during this experience. One had no idea how FHA financing and approval works for the condominium association; another overvalued a house so dramatically that his sellers will still be there when I'm old and gray. A knowledgeable, helpful realtor is important - especially in a hot market. Dave and his team certainly are knowledgeable, friendly, and I'm glad they were there to help us along the way.

Barely ANY showings. He only had his assistants do the open houses. He refused to meet prospective buyers at the few showings we had. After several months we finally got an offer. We felt desperate and got taken advantage of. Sold for 20% his original estimate! But he got his full commission. He didn't really care. I made it very clear to him early on that we were not happy with his services. He didn't really care or do much about that. Horrible follow up until he asks for referrals. Once house sale is done I receive 1 letter or email every week asking for referrals. I would never recommend Team Heeter.

There was some back and forth, but for the most part everything moved quickly and easily. Not being from New England there were so many things about the properties that I was unfamiliar with, including heating systems, septic tanks and dealing with snow. For those who aren't aware, it's a seller's market in the housing industry right now. Seller's market = buyer's nightmare, as house hunting becomes more like hunting for the holy grail. So, what do you do? Well, if you're like me, you desperately turn to Zillow to conduct house searches incessantly into the night. Soon, you run into a young, up and coming realtor hot to get his name and prospects out there so he can eventually write his own ticket before he retires. Next thing you know, you're exchanging names and phone numbers whilst simultaneously comparing housing listings you each saw. You settle on that one house and place a bid. Well, no....at first you don't because your wife wants a double sink. Then, only after you remind her that she'll basically have her own bathroom anyway, you place the bid because your super smart, hot, young realtor caught onto the fact that the agent listing the place for sale apparently didn't post certain documentation which would have otherwise taken it off the market on day 1. In case you couldn't tell, this was basically my entire experience. Closing went fast, considering the fact that I had to sign (and re-sign) 3 trees' worth of papers. Also, the head realtor lady person was late. But, she looked hella busy, so I gave it a pass. What I especially liked was that they gave us door prizes. Gifts...for purchasing a new home. And, lemme tell ya....this isn't my first home purchase. But I damn sure never received a bottle of champagne for my troubles. Almost makes the whole struggle worth it. For 2 months....2 months....we've been between homes. Snyder made sure that wouldn't last much longer, got our paperwork processed, and got us into our new house faster than you can say, "SELL SELL SELL!" All in all, I'd say they dun' good. Especially impressive, when you consider the realtor I was working with this entire time....graduated high school last year. LAST YEAR! I'm old enough to be his dad! Shit, I'm old!!
