I was relocating to the area in a few weeks and time was running out. So instead of listening to him 100%, I went ahead with w other companies,, I spent a bunch of money on app fees just to be told there were a few other apps before me. I never get a place and lost $$ from the non refunded fees!! Jonni stayed in contact with me during all of that. After 10 days of checking the listings, he helped me find a great place! Did I mention No app fee until lease is signed!?!! Jonni is honest & really takes the time to understand what you are looking for to ensure you get the perfrct place!! I am glad to call him my 1st new NC friend!

PROPERTY OWNERS - DO NOT USE CRI - THEY WILL PLACE YOU AT RISK. I LOVE the house that I am renting…read more- but will be moving out because they do not respond to maintenance requests. When they do respond - they send their internal Handyman - who does not know what he is doing. He repaired 4 items - all 4 are broken again. Very interesting too that when you submit requests through their online portal - you are told not to do so - and to Text the requests to a phone number. I can only assume that text is being used to hide their performance from Property owners, make it harder for a tenant to take legal action. A reputable Property Management company does NOT conduct maintenance requests via text. I would also like to point out that the home I am renting sat empty for 8 months or more before I started looking. I have a friend who is a relator, that took me to the property. When I submitted my application, CRI told me that I had to complete the application, provide proof of income, and pay for a credit report to be pulled BEFORE they would show me the house. They weren't aware that I had already seen the house. I then understood why this home sat vacant for many months - Would you provide all of your personal details, and pay for a credit report just to be shown a house???!!! I certainly wouldn't. This is an additional example of their laziness. There is an excess of rental properties in the market - listing your property with CRI will NOT put you in a position to get your home rented quickly and then after the maintenance request issues - your tenant will move out of the house no matter how wonderful it is.

The maintenance personnel were prompt, professional and courteous. Scott comes to mind. Whenever I had any maintenance issues, they were addressed the same day I reported them and resolved by the next day. The outside contractors were as prompt and courteous. The office staff were also quite professional and took time to answer my questions. My community was very quiet despite having lots of transient tenants (AKA Marines) The grounds were well kept and clean of debris. I've been an apartment dweller most of my life and I dare say ABA is arguably the best property management agency I've ever dealt with. I usually despise property managers. Not this time. Crystal Klingman was very helpful and fair during my abrupt move. Perhaps the no nonsense approach made some of the younger party types angry. I highly recommend ABA.

Even though both refused to give their names after this interaction, I easily found both of them. Despite leaving the unit it better-than-received condition, they're trying to keep our entire deposit stating we patched, painted, and replaced doors, which we did not and they have no proof of such. James claimed he drove by on Sunday and saw us with doors outside, which I explained we were helping friends of ours paint new doors for their home, hence the doors AND THE PAINT but he continued to call me a liar. The first and second videos are Terri in all her cankled cellulite glory talking to me, a pregnant tenant, like garbage and using her hands with every word, during our inspection because I cited lease terms that prove she's being dishonest in her claims. She ended up leaving before finishing the inspection and told me I'm no longer allowed on the property, without rescheduling an inspection. The prices may look appealing, but read ALL of their reviews and please consider otherwise. The unprofessionalism and lack of human decency should speak volumes all on their own. Side note, I really hope Terri gets the professional mental help she needs soon, bless her poor little grinch heart. The cankles, cellulite, and poorly done bottle blonde dye job really seal in the obvious insecurity issues that make her act like that towards tenants.

I have had issues with them sending strangers to my house, never scheduling the appointments with me first, or even verifying someone coming to my home. My privacy has been violated, on top of the constant harassment, they have raised my rent because I refuse to sign another lease. Not only am I receiving additional stress from financial pressure, as well as constant traffic from strangers in/ out of my home, the intimidation aspect they try and pull on someone is just appalling.

Do not rent from this company…read more My family and I were impacted by Hurricane Florence and were in desperate need of a new home. We decided to rent one of Choice's properties over at 445 Spring Drive in Jacksonville N.C. The last tenants left that house a mess. The house suffered minor roof damage from Hurricane Florence which led to leaks in both guest bedrooms and the garage. Choice was so inconsiderate when it came down to trying to get that roof repaired. In late October /early November , they sent 4 different adjusters over to the house to assess the damages and all 4 times , choice demanded for someone to be home. (notices came literally 1 day before). The roof didn't get repaired until January 28th Thanksgiving was November 22nd. November 23rd, our refrigerator stopped working resulting in us losing all of our food. I reported it to choice immediately. Around November 27th, they sent repair man #1 out to look at the refrigerator and he said that we needed a whole new unit . I relayed the message to Choice and they told me that they wanted a second opinion. We waited another 3 days for repair man #2 to show up for him to say the exact same thing as #1. They finally decided to replace the refrigerator and we had to wait for Lowe's to deliver a new one. That took another 3 days. Choice didn't apologize not one time nor did they offer to compensate us for lost food. We received military orders to the west coast and had to end the lease early. We've only been in the home for 3 months & a half and Choice charged us over 1000.00 in fees and charges. Stephanie admitted to the carpet having permanent brown stains (which I notated at move-in) but she still expected me to have the carpet professionally cleaned. She also conducted a move out inspection without bringing the move in checklist to the inspection. She dinged us for things we notated at move-in. This is absurd ! People! Save yourselves the headache and rent elsewhere.!!!

It is over 80 degrees in our house that we rent from them, and they do not seem concerned in the slightest. I have not gotten so much as a, "we're sorry for your troubles". I have called multiple times and the communication is just VERY poor with them. I send the apparent owner, Shanon, the below letter and have still not gotten a response. Dear Shanon, I am writing you today to notify you that after five days, our A/C unit has still not been repaired. I submitted my Maintenance Request over the weekend (08/04/2018). It has now been nearly one full business week without repair, and the living conditions in parts of the home (where we do not have temporary window A/C units) are absolutely unacceptable. The last time that we had this issue (05/20/2018) I expressed my concern with the temperature of the home in regards to my newborn child, and even then the repairs were not made for sixteen days! Those same concerns are still a priority to me. A common factor contributing to an increased risk of SIDS (Sudden Infant Death Syndrome) includes, "overheating due to clothing, blankets, or room temperatures". I am very upset that this issue appears to be of minimal importance to your company, especially when it puts my child's well-being at risk. Not to mention, the (lack of) customer service and communication I have received throughout this entire process is laughable. The North Carolina Landlord-Tenant laws regarding repairs to heating and cooling systems states that repairs should be made "promptly". In my opinion, anything over one week would not be considered "prompt". My Rental Lease also contains the following terms (in Section 6, Subsection D) that are relevant to this complaint: "promptly repair all facilities and appliances, if any, as may be furnished by the Landlord as part of the Premises, including electrical, plumbing, sanitary, heating, ventilating, and air conditioning systems, provided that the Landlord, except in emergency situations, actually receives notification from the Tenant in writing of the needed repairs;"... Please take the necessary steps to correct the above stated issue(s) as soon as possible. If I do not receive a resolution of this issue within 5 business days, I will pursue further action. I look forward to resolving this matter quickly. You may contact me at the below number if you have any questions or need additional information.

The list of craziness (like didn't remove 3 thumbtack from a wall, left a rubber band on a door jam (this was put there to keep the pantry door from opening into the refrigerator and damaging it) to other things. They did give me a list and allowed me to go back in and correct BUT kept a large portion of the security deposit for things not on the list such as the door inside the refrigerator being broken (was like that when I moved in)and they charged me for screw and bolts having to be removed from the walls and the repair of it. These were in the house when I arrived and I hung my pictures and TV with the existing bolts and screws so I didn't put holes in the walls. (Even tho it made my decorations look ridiculous because I used existing screws)I come from a property management background and have never seen the likes of this) Do not plan to get your deposit back if you rent from them, the house was FILTHY when I arrived, it looked like the prior tenants had left in a hurryand their deposit was not used for cleaning in my opinion. The refrigerator was covered in what appeared to be rust from a huge spill of something that had splattered all over the refrigerator. Took me weeks to clean to even be presentable but no mention of this during final inspection. The whole main living flooring is glued down vinyl and is popping up was told that all they could do was have someone come and reglue spots but it popped right back up. Carpets were dirty and smelled of animals. I had a professional carpet cleaner come out and clean carpets before I left. Tammi is a wonderful person to work with, easy to talk to etc but Kelli did the inspection and it was a most unpleasant experience. I have never failed an inspection and had they told me I was being charged for existing issues I would have tried to make it right because I like most Americans do not afford the outrageous deposits and application fees that are put in place. Beware if you choose to rent from this company.

These people are as bottom of the barrel as they come, are dishonest and have no integrity at all. They will lie, use lame deflection tactics and do anything possible to shirk responsibility for the duties that they are fiducially obligated to. On another very prominent review platform that begins with a "G" where they currently have a 1.7 star rating, Advantage "Gold" Realty changed the company name to "Sherri Mayes" in an attempt to obfuscate and hide their company from being easily located and recognized. Exceptional Property Management - The Best in Jacksonville, NC!…read more I cannot say enough great things about Sue Cruddas Property Management! From the moment I started renting with them, they were incredibly attentive, fast-acting, and always had my best interests in mind. Any service request or maintenance issue--no matter how small--was handled within 24 hours or less, even after hours or late at night. Not only did they ensure issues were resolved quickly, but they also replaced parts at no cost to me, with absolutely no insinuation that I might be charged--something I've unfortunately experienced with other property management companies in Jacksonville. One of the things I truly appreciated was their professionalism and clear communication. Every home inspection or maintenance visit was preceded by proper notice, giving me ample time to prepare. When it was time to move out, they even provided a clear timeline to ensure I wouldn't be unfairly charged for an extra month's rent--an incredibly rare courtesy in this industry! Now, dealing with a different property management company, I realize just how exceptional Sue Cruddas truly is. I'm currently facing threats over unresolved issues, multiple broken appliances that have yet to be fixed, and a complete lack of urgency from my current management--something I never experienced with Sue Cruddas. If you're looking to rent a property in Jacksonville, NC, or Onslow County, do yourself a favor and go with Sue Cruddas Property Management. They are hands down the best in the area, and I will definitely be returning to them in the future.
