This management company is the worst in RVA; hands down. I have rented apartments in the city for the last 10 years and no management company is as corrupt as KRS Holdings LLC/Greater Richmond Rentals. They will not return deposit money to you, instead, they fabricate reasons to keep deposits. KRS maintenance blocked my phone number because I had to continually call about water leaking into my apartment 613 N Lombardy Street apt 102 from outside the building and from the apartment above. Approximately a month ago, my husband and I was applying for rental home properties with KRS Holdings. We completed the application for a particular property and got an email response advising that we had Conditional Approval and we only needed to come in and select another property (because we were "not approved" for the property we originally applied for). The Conditional Approval email is dated We physically go to the office and the Assistant, Valeria Rodriguez, pulls up our information and gives us a list of homes for us to go check out. Included with the list are the deposit and monthly rent amounts for each of the homes. We decide that we like the property at 3106 Danville St and send a message to Valeria so that we can receive an invoice and begin paying on the hold deposit. Note: It was at this time that Valeria told us the hold deposit was $500, despite our Conditional Approval email from James Bristol and every listing for his properties showing a $200 Hold Deposit. The invoice she sent over was for $205. Also Note: The deposit amount Valeria quoted us for the Danville house was $1295.00 (equal to one month's rent). We paid the invoice and about a day or so later my husband returned to Mr. Bristol's office to give them an additional $400 towards the deposit. They have my husband sign a non-refundable hold deposit document and filled in the $400 amount. Note: My signature is not on that document We return again to inquire further about homes in Henrico County (we were trying to remain in the same area for our adopted daughter). Valeria writes down some additional properties and then says to us: "Oh I have to give you something. You have 2 dogs, right?" I replied: "Yes, they passed the Pet Screening and they prescribed ESAs." Valeria: "Well due to your credit your deposit is going to equivalent to 2x the monthly rent which is about $3000." (She quickly scribbles this on a piece of paper). I then advised that I'm no longer interested in doing business with them and I'd like my money refunded because you quoted me a deposit amount based on my credit and then changed the amount required AFTER you've already started collecting money from me. We haven't had a tour of the property. Valeria stated that she apologized but she "was only just looking at the paperwork." KRS Holdings (Great Richmond Rentals) refuses to refund the money the Bait & Switched me out of. I'm seeking a full refund of the amount paid. We were forced to extend our lease on our apartment another 6 months and the $600 loss has caused other problems while we get caught up on that amount in our budget. read more

Never rent through GRR. I moved to Richmond from Iowa, and I didn't have a chance to visit my apartment before reserving it. I found the ad on Craigslist and was drawn in by the location and cheap rent. There were only two blurry photos available, and I asked my leasing agent to send me more, which he denied. The photos of the apartment in the Craigslist ad were also DEFINITELY not of my apartment. After driving 16 hours to Richmond, I called my leasing agent and said I was ready to come pick up the keys. He told me that I had to provide him with proof that combined my roommate made three times the monthly rent before he gave me the keys, which is absolutely absurd and was NOT in my lease. When calling GRR about this they said that the leasing agent can set arbitrary rules like that, apparently. I hadn't gotten a job yet, but I had enough money to live for a few months, and he didn't care. We ended up having to pay two months rent in advance just to get the keys. The apartment was in complete disrepair. There was rotting food left in the pantry, the floors were covered in dust and dirt, and there were hundreds of cockroaches running around. It looked like no-one had been in there in months. Oven was broken. Toilet didn't flush properly. The properties are not taken care of. I won't touch the laundry facilities in the basement. Two months after moving in, the power got shut off. We had never received an electric bill and were not informed of what company to set up an account with by the lease or the leasing agent. It was ridiculous. GRR is pleasant on the phone, which is nice. Maintenance is semi-timely. I love the location of my apartment and despite it's issues, it is a nice structure. I will be sad to move out but overjoyed to stop having to deal with GRR. read more

These guys are the biggest clowns I've ever had the displeasure of dealing with. I lived at one of their properties for three years with little incident. Toward the end of the third year, one of pipes under the house exploded. City said it was landlord's responsibility. Landlord said it was city's responsibility. Eventually got fixed (sort of) but our water bills had racked up to over $10k in the span of a few months. Again, city said landlord was responsible and vice versa. Since nothing was being done, we gave three months instead of four months notice that we would not be re-renewing our lease. VA State Law says landlords have obligations to provide running water, and if not then a tenant can break a lease. Anyway, after we move out we get a bill for some cleaning services and a massive early termination fee of close to $2000. We were fine paying the cleaning services but obviously had a problem with the termination fee. I talked to the property manager over the phone and he agreed that if we paid everything but the early termination fee, that would be okay. Fast forward a month or so and we get a collections notice and a summons. I call this guy up and he has no recollection of our original conversation ever happening. Convenient! Anyway long story short it's been two years and I'm still fighting these incompetent buffoons. Found out last week that the judgment (that should've never happened in the first place because this idiot forgot the agreement we reached) is now on my credit. Never have I dealt with a less competent, disorganized organization. I definitely recommend this company to anyone who enjoys a business taking a big steamy dump on their customers faces. Can't say enough how disappointed I am after seeing a gorgeous place online and contacting James Bristol. Mid day, I called the number listed and was sent to voicemail (understandable) the voicemail said to send him a text, plus I received a text saying "in a meeting please text" So I sent a text requesting to look at a property with times I would be available. He sends me a very long message that seems automated or like and ad for the company so I figured I would call again, same thing, "in a meeting please text" so I text him again thinking maybe if I set the time aside to view the place, he would see it and respond or call back, he did not. Naturally though, I didn't want to risk not showing up and missing an opportunity to view the place and perhaps move in because I am aggressively looking to move. I show up and call him (8:30 am) and he send stage same message "in a meeting text me" after I start asking questions he FINALLY responds saying "you have to apply to view" and he told me that yesterday (that was not communicated) and "feel free to attend an open house or apply" after reading so many good reviews about this company I was happy to run across a property managed by them seeing as there are lots of impersonal people and bad companies here. It's unfortunate that I had to come across the one person who doesn't understand something as basic as "communication" if you don't have time to check and respond to a text message, that YOU asked for, you don't deserve me money. If I could give this company -100 stars I would. Absolute JOKE. I loved a house they had for rent so I called one of their realtors. Left a bunch of messages over a 2 week period, turns out he preferred to text so I text him with no response. He finally texts me back this paragraph that he clearly copy and pasted into the text telling me to aplly online. Go online and the house isn't even there so I drive an HOUR after work to their office where the lady goes online and sends me the specific link to the house application. I fill it out, pay the $40 fee and wait. And wait. And wait. I text the realtor, nothing. I've literally NEVER spoken to him in person at this point. I get a friend of a friend to go see if this house is listed anywhere else. It's not. So I finally get approved and I ask for a tour. Nothing. No response at all. When we found new people to take over the lease, this company notified us that we were no longer rent responsible. We later get a letter in the mail that we're being sued for unpaid rent for the months after we moved out - even so we found new people and they were paying the rent. I found out from a fellow classmate that they regularly do this in attempt to scam people out of every penny they have. I found a really good deal on a Barton heights rental with James and his assistant Gregoria. I've been paying almost $1500 a month for 712 sq feet downtown and they were able to put me in a huge duplex. Not going to lie I was a little worried after reading all the reviews and stuff but as someone who has rented both luxury lofts and budget apartments you can't expect perfection from either. Communication is key. They worked with my rental history because I was able to put down a larger deposit and I think that's totally fair for taking that risk! Thanks guys. read more

FRAUD! As college students, we were pretty desperate to find an apartment close to campus. Our rental was located in the Fan and during the first year, there were minimal problems. However, the second year was a disaster. The summer after we renewed our lease the air conditioning stopped working. During the whole summer, the house was sweltering and maintenance said they couldn't do anything to fix it. By the fall the weather began to cool down but we also developed a MICE INFESTATION. Maintenance claimed they were coming from the residence next door that was attached to ours but couldn't do anything to remedy the problem. After several complaints to patch up some of the holes where the mice were coming in from, maintenance just began to ignore us. Next, our refrigerator began to stop working, maintenance was able to fix the issue but after they left our building THE MAINTENANCE MAN ASKED ME OUT TO DRINKS. I was so uncomfortable with the situation. When we finally were ready to discontinue our lease it was a nightmare. We gave notice of non-renewal months before the contract was to end and turned in our keys in July (the lease ended in July). We waited a month to receive our safe deposit but instead got a notice that they were SUEING US FOR AUGUST RENT. Again, our LEASE ENDED IN JULY. Not only did we have proof we turned in the keys we also had proof that the new tenants at the property had not only paid their security deposit but paid the rent for August. After countless phone calls, we got nowhere. The main office claimed they were looking for paperwork from their Richmond Office and the Richmond Office claimed they never had access to the papers. I adamantly inquired as to why suing me and my former roommates were justified by their office misplacing paperwork. After sending screenshots to the main office messages from the Richmond Office denying responsibility and threatening to sue for fraudulent business practices they finally dropped their case. We received our safe deposit another month after with an unknown deduction of $150. read more

I got an apartment with Great Richmond Rentals almost a year ago. The prices were unbeatable, the apartment looked nice, and it was only a couple blocks from downtown. Now I'm constantly regretting the decision to move here. It's tolerable but the amount of things that have gone wrong since we moved in could fill a book and the maintenance staff works either extremely slow or not at all. We keep our apartment clean but the hallways and out back portion are constantly in filth. You can call all you want but good luck getting anyone to do anything. I called about an issue that is a health concern and two weeks later nothing is done. I don't know if the folks at Great Richmond Rental are lazy or just don't care. This is a major issue as well, got something minor and you'll be kept waiting even longer. Upon moving in last year as well we came in on moving day to find a cleaning crew in the apartment telling us we can't move in yet. You would think your leasing company would know the move in date they told you, but I guess not. It's not the worst, I will say that. The rent is cheap and the location is good. I really do like my apartment, but it is NOT worth the headaches of trying to get them to keep locations in acceptable conditions. Look elsewhere or renter beware. read more

Horrible company to work with. I have had to turn my rent into an attorney now as they can not repair a leaking roof within 6 weeks. The Hurrican came through and tore the siding off along with some of the roof, and to this day they still have not fixed it. We are now going to the actual owner of the duplex we are living in to let them know what's going on. Absolutely terrible company and predatory agents. Despite the reviews, I was desperate as I am currently commuting an hour to work and my 1997 car cannot handle that anymore. I was sent an email of approval and called James Bristol. First, he put me on hold for close to five minutes, finally answered and was driving so I could barely hear him. I asked him if he could assist in finding a place since my application was approved, and he said go to the office and talk with his assistant. I drive an hour to speak with her, because of course nobody answers the phone, and she tells me she is not going to show me any properties. I asked for an explanation and she said I was not approved as there was an issue running my credit. She was very short in her responses and impolite. When I pulled up the Equifax credit score on Credit Karma, she said I could pay the application fee again and they would run it a second time, but there was no guarantee. I asked to speak to a higher-up, and she gave me a card with the number. The agent I spoke to then said that the fee of $50 was non refundable. I told him I would take legal action as the application specifically says pay stubs OR offer letter accepted. No response. I called another place and got ahold of Brad, who thankfully was able to resolve the issue, but was unable to give an explanation for the previous agents, and refunded the amount. He was the only agent who was remotely human and willing to work with clients. So a big thank you to Brad, and an even bigger fuck you to James Bristol! read more

They care nothing about their customers, and are only in it for the money. Signing a lease with this company means you are signing away your rights as a tenant. They prey on folks with bad credit or low income, and sadly they handle most of the inexpensive properties in Richmond and the surrounding areas. All of their listings say "reserve this unit for $200" when really they don't reserve anything for you. You go in with intentions on leasing one unit, they "approve" you regardless of your credit but then tell you they cannot put you in the rental you wanted, and refuse to refund your $200 reservation if you don't sign the lease on the unit they "approve" you for. I just wanted to share a great experience I had a few weeks ago. I'm in the process of looking for a new apartment and was referred to Dunston Manor, so I decided to go see what they had to offer and look at their property. While sitting reviewing the application and waiting to speak with the property manager Ms. Walters , who was helping a tenant, two other tenants came in and just the interaction between her and the tenants was so wonderful. She was very pleasant ,helpful and knew her business. She took the time to explain and answer all my concerns and questions. After exiting I saw one of the tenants that was previously in the office and asked her is Ms. Walters really so pleasant with her tenants , she informed me that she was the best property manager they've ever had . She said if you have a compliant or if something is wrong in your apartment she is on. She really cares about her tenants . This was very reassuring to me to know I can live somewhere and be happy. He has not had AC in the unit since move in. We have called them numerous times to get it repaired by maintenance and no one has responded. We have sent certified letters that have come back as insufficient address, we sent letters to corporate with no response. The apartment has reached 90 degree temperatures. James Bristol who works for KRS Holdings is the worst Realtor/ Property Manager and Customer Service Representative we have ever dealt with. He has no respect for people; he does NOT return text messages, calls, or emails in a timely fashion or a lot of times at all. He had a horrible attitude, rude language, no compassion or understanding of other's concerns and was stressful and time consuming to deal with. There have been MANY complaints against this person. He states he isn't with the BBB because he doesn't want to pay the fees. However, you can research that he has had MANY complaints against him with the BBB in previous years. My son had to reach out at least 10 times to other people in his office to finally get resolution and help with the lease agreement, getting his security deposit back and getting someone else to sign the lease. The day I pick up keys and go to move in the apartment is FILTHY, there is a huge hole in the wall by the door and there are no appliances at all. It took 3 days to get a stove and fridge, I still to this day don't have an A/C unit. In the first 30 days the soap dish and the shower head fell off in the tub and we found out the apartment had BEDBUGS! A problem that has yet to be remedied.Multiple almost daily noise violations from my stay at home drug dealer neighbor.The list goes on and on. They already had 10 complaints to the BBB in march when I made my first complaint. Don't bother calling the office, I can't tell you how many times my wife and I have been hung up on. KRS Holdings put my life in danger with their negligence. First, James Bristol pressured me into getting my apartment without seeing it first. When I did get to see it, there was a huge puddle in the kitchen where there had been a leak. He not only assured me that would be fixed before I moved in but that I would not be responsible for the gas bill. There was no inspection or review before I moved in. When I did move in, not only was it still leaking in the kitchen but in the hallway, in the closet and the bathroom sink was gushing out water. There was no faucet in the kitchen, the air conditioning was broken, the locks on the door handles would not turn, the windows were falling out of their panes, outlets were not working and the handle wouldn't turn in the bathroom so I was trapped in there for 15 minutes before anyone could get me out. According to my lease, the house would be up to code by the time I moved in. Obviously, it wasn't and I threatened to sue. After I called resident relations and maintenance every day for a week, everything was finally repaired. Little did I know the most dangerous and life-threatening condition was yet to be discovered. After several months of living there I found I was constantly sick, had terrible headaches and memory loss. I came to find out there was a CARBON MONOXIDE leak. They are legally obligated to provide a carbon monoxide detector which they did not. It took me three days for KRS Holding to acknowledge the problem and only after I threatened to sue again. Finally, they offered me $100 and a detector. According to my lease they were responsible for maintaining the heating and air system, which I assumed included changing the air filters. After going several months where the filters went unchanged and my bills skyrocketed, I referred to my lease and asked them to change the filters. It took them a month to acknowledge their responsibility and have only changed them once since. the owner is a nice guy, but I get extra charges EVERY MONTH on my single property, that I was never apprised of. I'm getting sick of loosing this money (the rent I get only pays a portion of my mortgage and we had to leave town for work.) William R. is one of his agents, by the way.
