    Do not.......I repeat.......DO NOT let David Perrin inspect your home! He missed so many items that…read moreI would have put in the repair amendment prior to purchasing the home. Now, I am stuck with bills fixing items that were under the assumption to have been satisfactory. He is horrible at his job.

    David Perrin was hired to inspect an older home in near Grandin for my daughter. She is young and…read moretrusted his judgment. He missed so many critical items that it is hard to believe he is in business. I have made 4 unreturned phone calls to his office (he is the owner). He won't return my calls and they refuse to give me contact information where I can reach him. His oversights have cost us $4,500 and counting to include appliance replacements, plumbers, roofers, etc. He is protected because his contract says he is not responsible for anything he misses and the most a consumer is entitled to is a refund of the inspection fee. Here is a sampling of items he missed and that should have been patently obvious to anyone; you don't need to be an inspector to see most of these items: 1) Washer did not operate - inspectors are supposed to run a cycle; he did not 2) Dryer was a fire hazard and did not operate - inspectors are supposed to run a cycle; he did not 3) Roof leaked in two places - he never got on the roof to look; you could also see daylight through the attic which he also missed. 4) Plaster walls in closet were so full of moisture that they caved in at slight touch; closet boards were bowed from moisture - He never made note of this at all. 5) Roof needs replacement; it is not 12 year old architectural shingles as stated by Mr. Perrin 6) All windows are in awful shape; he only recorded that they needed to be unstuck from paint 7) HVAC works but has exceeded its life expectancy by a decade (this was noted but he confidently stated that he had seen them last much longer) 8) Kitchen sink leaks (obvious to anyone) 9) P-Trap in Bathroom was in dire need of replacement; water was turned off to sink after move in and plumber was called. The plaster wall where pipe goes through showed obvious signs of water damage. The plumber stated this leak had been going on for a long time. I would never hire NPI or DAVID PERRIN to inspect any home that I was considering purchasing.

Either your buying or selling. if your buying this…read moreperson is the last person you would want to hire! once he's done you will not want to buy the house for fear the roof will fall in on you the first night!! He will find many things wrong or not up to his standard that either are not wrong and working perfectly or passed code but he disagrees with the county inspector. I don't care if the house was built yesterday he will find pages and pages of things he doesn't agree with personally because he will tell you the people who did the construction are not him and he knows better than them and even though it's done per code he doesn't like it! if your selling a house forget it! when he gets done the buyer will walk away! he will tell you you have to get structural engineers to approve things that were approved by the county and are up to code ! Oh and the way he just happens to be a structural engineer! He said many things were wrong or not working and nothing was wrong and the things all worked as designed. He pridEd himself by thinking he's smarter than all builders and county inspectors and will find many things wrong just to feel smarter than them. if you don't believe me hire him to inspect a brand new home, never lived in and see how many issues he finds!
