The resort is nestled in the Catskills surrounded by lush greenery and the smell of nature. The property is beautiful, very clean, and has that cozy modern woodsy aesthetic. It's perfect for a weekend getaway or if you just want to escape in nature for a couple of days. On the map the property looks huge, but everything is pretty quick to walk to. Our room was so lovely, and there is no TV which really gets you to be disconnected. There is a huge pool, with floaties and a truck side bar which was closed but is open on the weekends. There's also a sauna and gym which is overlooking the views of green hills. There is a nice lounge/communal area next to the cafe/reception where you can hangout and play all sorts of board games and have a nice drink. Outside there is also a covered area with a ping pong table, giant jenga, and connect 4. Each night they have a fire pit, weather permitting with smores. One of the nights it was raining so sadly no fire pits for smores, one of the staff members was so kind to heat up some smores for us and some other guests and it was nice to just have that little treat to make up for the weather. You can explore the beautiful grounds, where on a short walk across the road is their barn where they host weddings, a large pond, and if you walk further down you'll find yourself next to a stream. All the staff were so friendly and accomodating. I imagine it's more busy on the weekends especially when their pool bar and on site restaurant is open. It was a magical place. Callicoon Hills is a property that appears to have been designed for Instagram before it was…read moredesigned for guests. And frankly, once you get there, the instagram photos just look like dupes. We booked a stay expecting an elevated Catskills getaway based on the property's marketing, pricing, and branding. Instead, we arrived at what felt like a hotel that was not ready to be operating at the level it advertises. Our room showed visible signs of unfinished renovation, including unpainted wall patches where fixtures had been removed, remnants of painter's tape, damaged paint on the door, and a bathroom barn door that would slide open on its own. The room was aesthetically minimalist to the point of being impractical (but not even that cute), with very little surface space and a surprising lack of outlets. The larger problem was the number of amenities and experiences that were unavailable or poorly executed. We were informed after check-in that dining service would be significantly limited due to a soft opening. The pool was not operating. Weekend yoga was unavailable despite being marketed. Parts of the property contained boxes and visible signs that preparations for the season were still underway. None of this was communicated before arrival. The food experience was equally disappointing. There was no vegetarian dinner option during our stay, which is difficult to understand at a hotel catering to a NYC weekend crowd. Breakfast was slow, and bad to the point of almost inedible. Even small guest-facing details reflected a lack of attention. For example, the s'mores were oddly restrictive, short on supplies, and featured marshmallows that were so hard they were difficult to roast. What made the experience particularly frustrating was that many of these issues seemed entirely avoidable. Weather is outside a hotel's control. Failing to communicate unavailable amenities, opening before operations are fully ready, and charging premium prices for an incomplete experience are not. The entire stay felt like a triumph of branding over hospitality. While the property photographs well from the right angle and with much moved out of the frame, far fewer aspects of it function well.

The complimentary breakfast was delicious and Ela, the owner is very acomodating and a real gem. I would highly recommend staying here. It would be a great place for a group retreat. There is a big grassy field for playing ball & frisbee, and tennis courts. No pool if you are looking for one. It's not far from the Bethel Performing Arts Center if you are going there for a concert or to visit the museum. If you want a getaway you can't go wrong.

Everything flowed so nicely and felt super relaxing from start to finish. The staff were all warm, professional, and really made us feel taken care of. For brunch, we had mimosas and a pineapple punch (so good), plus a fruit plate, grilled caesar salad, and three Kenoza burgers -- all cooked exactly how we wanted. No complaints at all, everything was fresh and delicious. The space itself is clean, calm, and really inviting. Such a great way to kick off a birthday weekend with my girls. We stayed at the farmhouse suite which was a separate building a short drive away. 2 bedrooms, one California king and a second room with two twin beds. Each room had its own thermostat which was very nIce. Breakfast is at 745a in the main house. We will grab a bite on our way to the mountain. You could have breakfast earlier if you wish. We checked in at the main house and met Jim, owner. Valerie owner, showed us our quarters she was preparing them as we arrived. There have been a few upgrades recently. The place is serviceable for a ski weekend. We are about 4 miles rom Elk Mountain resort. There is a package store a few steps away and a gas pump. We both slept well the bed is comfortable. Bathroom and kitchen serviceable. There is a tv with limited cable. Breakfast was fine many items on offer and cooked to order by the proprietor. A few other couples were seen on our second morning. Our farmhouse suite is unoccupied but for the two of us. Brown water. Something about a carpenter. They provided bottled water. A few of the lights were not functional. Garage and storage trailers spoil the porch view of the sunset. They need to plant a row of hedges. Electric heat. Ok but wake up a bit dried out. The drive to Elk was about 10 mins. The parking pass was really grreat we drove right up to the lodge and parked five steps away from the entrance. Extremely convenient. A decent place with great people, good breakfasts and location. We used to live up the road from you on Rock Lake Dr and for about 12 years we did an airbnb with our carriage house and would never think of making our guests clean up and take away their garbage and do the laundry. WE also only charged 45.00 for cleaning a 3 bedroom private home. You on the other hand expect us to pay 185.00 cleaning fee and you want us to do the laundry, clean the dishes, vacuum he house, clean the kitchen, take all the garbage with us in our car and if we leave it you charge an enormous removal of garbage for 25.00 a bag. We had to clean the house when we got there, the kitchen was dirty and the bathrooms were not cleaned in a while, dusty and spider webs in the showers. There were dead bugs that we had to clean up also. Most of the light bulbs in the house do not work and I do know that you are aware of it due to other feedback about this issue. We had to go out and spend 40.00 for air fresheners because the whole house smelt very musty. We paid for a 4 bedroom log cabin with a washer and dryer. We were not able to use that floor at all due to the smell of mold. We did though wash all the linens and towels as required and cleaned a second time before we left. In your add it states that we are to receive incidentials at a value of 125.00 but instead there was used hand soap and a broken shampoo dispenser hanging off the wall. The one upstairs one in the shower was disguistingly filthy. I took many pictures upon my arrival of all the broken and dirty stuff in the cabin. The railing on one side of the deck stairs to go into the cabin is missing and I fell in the dark thinking there was a railing. Luckily I did not get hurt. I fell in the weeds and got my clothes dirty. I was not happy about that. The outside of the property is very unkept and nothing like your pictures. There is no exhaust fan over the stove for cooking. The front left burner does not work and gas escapes when you turn on which is a saftey hazard and the stove was filthy as well as the griddle which is really gross and should be thrown out. I am still waiting for my 100.00 deposit returned, plus 100.00 back for having to clean the cabin. I also want 25% of my rental fee returned due to not being able to use the downstairs due to mold and overall sloppy and unkept appearance. I am waiting upon your response before I leave feedback. I was originally planning to come back again in August or September but as it stands now, we don't see that happening. We come back up to Lakewood at least 4 times a year for about 5 days each time to visit our son. We sold our home on Rock Lake Dr last year and we were hoping to stay at your place for our visits.

I'm giving this 4 stars because it's a really nice campground. The pluses outweigh the minuses, but…read morethere are some significant minuses. The pluses are that it's very pretty, and though it's beside a small lake or large pond (not sure which), it's not buggy. There are two distinct parts of it separated by a road. We stayed in the part next to the water. This is nicer in that the sites were more spacious and the rushing water was pleasant, and it's in a stand of huge pine trees, but the big minus is that it's far away from the only bathroom with running water and flush toilets. So far away that if you have dishes to wash or small children who can't walk that far a few times a day, you've got to drive. The compost toilet is within walking distance but there's no sink and it's only one toilet. The people who work there are nice (one of them helped me get air in my car tire), and it's low-key, unlike some other reviews of NY state campgrounds, the rangers didn't go nuts with their authority. No bears, too, a huge plus for me. Another minus is that it's a lot of driving to get there, from pretty much anywhere. It's quite a drive from Roscoe, and also it's a considerable drive to the two nearest towns, Walton and Downsville. But I have to say this was one of the prettiest and most pleasant campgrounds I've been to. The water from the spigots is spring water, so it was excellent. Loads of frogs, salamanders, birds (water birds too), so the kids were entertained. If you are a serious birder and camp, this is a good one for you. There's also a tiny beach to go swimming at, and kayaks and canoes to rent.
