Unfortunately, we experienced a whole assortment of issues with the owner, Dale, from the beginning. Since we moved from out of state, our hands were tied until we could find another living situation.
Dale was conveniently out of town when I drove 1,800 miles to move here, so we couldn't do a walkthrough to document pre-existing damage. He also initially refused to let us use the basement, forcing me to pay for a local storage unit temporarily. Two days later, he said someone had made space for us. It turned out to be the previous tenant, who still had keyed access to our property and belongings for SIX WEEKS. I have dated texts showing Dale received the keys on September 18th.
We also had a bathroom leak that Dale was annoyed about and told me to fix myself because it was "easy," despite maintenance supposedly being provided. Maintenance eventually came out twice and fixed it.
During the winter, I asked about frost building up around our windows and was told to "google it." Our HVAC exhaust also developed a huge amount of ice buildup that I had to manually remove every few days to keep the vent functioning. When I brought it up, Dale told me I didn't know what I was talking about and insisted it was the dryer, even though we hadn't used it in days.
Green Rock also advertises snow shoveling. Multiple times, tenants were told to shovel ourselves due to ice concerns, with reimbursement promised at $20/hour. After doing this repeatedly, we discovered we were apparently the only ones shoveling on our block--and we never received the promised reimbursement.
In June, our smoke detectors started going off in the middle of the night. Maintenance put the carbon monoxide detector battery in backwards, which I was able to fix. Meanwhile, they removed the smoke detectors and never replaced them, leaving our family without them. On move-out, Dale actually accused us of ripping them out until I provided texts and maintenance records proving otherwise.
Our move-out inspection also contained multiple inaccuracies, including being conducted two days before our agreed date and attributing pre-existing damage to us. Dale refused to correct the report. Our security deposit was eventually returned minus the 1% interest owed. After following up, he confirmed the $35 would be sent separately. More than 28 days later, we still haven't received it, and he stopped responding.
The biggest issue was communication. Dale would sometimes ignore my wife's messages or use inappropriate language with her, while responding to me in a completely different tone. He would also switch between text and email, respond hours later and with multiple messages between 10 PM and 2 AM, and occasionally use all caps, name-calling, and foul language.
There are cameras on every doorstep and the alleyway. We would sometimes receive texts about packages or DoorDash deliveries that gave us the feeling that we were constantly being watched. Big Brother? Not sure if it's for safety or just to watch tenants. Yikes.
We also had issues with our neighbors. During the last 3-4 months of our lease, we experienced daily parties and drug use from other Green Rock tenants. We repeatedly brought up our concerns, especially because we had a 9-month-old son whose bedroom shared a wall with the neighbors and whose window faced their back patio, but Dale either ignored us or refused to address it--even though his own lease prohibits parties and smoking on the property.
Ironically, our first neighbor was wonderful, respectful, and followed the lease, yet his lease was terminated early after issues with Dale. Dale then proceeded to share unsolicited information and gossip about that tenant with us. That's simply not appropriate.
Eventually, the parties moved into our shared basement area, with a dozen or so strangers partying beneath us, keeping our child awake and causing our dogs to bark in the middle of the night. That's when we decided we needed to leave.
We bought a home in April and originally planned to stay through the end of our lease, but the safety concerns became too much. We began moving out in early June, nearly two months early. Around that time, Dale removed our access to the Ring app and began scheduling nearly daily showings. Since we'd had Ring access since move-in, removing it right when we stopped sleeping there and showings began felt extremely vindictive.
