Where to begin.. We rented a house through this company for two years. In our time there the prices went up while the services went down (I understand price increases are to be expected with the current climate). Maintenance: Anytime we needed a maintenance issue fixed it typically took at least a week until someone came out. When our microwave went out it took THREE WEEKS for it to be replaced. Fees: When our dryer went out we were charged a service fee ($125) despite the technician telling me directly that the dryer was at least 15 years old and needed to have the motor replaced. When I spoke to the service department they said I had "overloaded the dryer" and thats why it was not working. (despite having done this EXACT same load several times with no issues). On another occasion, within the master suite closet the DIY PVC pipe (literally it was a PVC pipe) that was used to hold up our clothes broke. Whenever they came to repair it, we were charged ($125). When we moved out of our rental they charged us $875 from our security deposit. ($450 for removing child proof latches- yes they charged $450 for the 1 or 2 we may have left) and then $425 for a cleaning fee adding on a "extra dirty cleaning fee" (despite us having cleaned for 5+ hours including cleaning all the floors, baseboards, surfaces, bleaching all the tubs, toilets, floors, etc.) (Note- when we first moved in I had asked if they had cleaned the house before our move in and they said they had despite my mother and I having to clean for 3+ hours to remove all of the spider webs before unpacking anything). Staff: Anytime I have called to speak with any of the staff I have NEVER been able to reach them on the phone. What I have to do to get ahold of ANYONE is leave them several voicemails and emails. When I called to speak to them about the dryer I had to call FOUR TIMES and spoke to three different people who said they would get back to me and then never did. The final time when I was able to speak to someone, she asked who I had previously talked to. I told her I did not know and that it was someone from admin. She literally then replied, "We don't have anyone who works here by the name of admin". EXTREMELY UNPROFESSIONAL. DO. NOT. RENT. FROM. THEM. DO. NOT. TRUST. THEM. WITH. YOUR. RENTAL. They will take your money and then make you move heaven and earth for an explanation of fees are to have any formal resolution. read more

I should have listened to the negative reviews before we rented from them. I assumed the negative reviews were people that left the house in bad shape and just like to complain. Then out heat went out several times during the winter. We woke up in a 40 degree house several times and struggled to get anyone to contact us. Renters Warehouse told us that they were waiting to hear from Hiller Heating/Air for several hours. I eventually called Hiller myself and they said no call or order was ever put in. After Hiller rushed to come out Renters Warehouse and the owner decided they wanted a second opinion, so now we have 2 more days of a house that is 40 degrees. One time of that in 18 months would be fine. However, this was the 3rd time the heat or air had gone out. The first time, the repairman told the owner the entire unit was shot and would need to be replaced. They refused and kept repairing it instead. Having a house that is 85 degrees or 40 degrees should not be acceptable. The communication from Renters Warehouse was terrible as well. Several different people would text me or my roommate throughout the day and have no idea someone else reached out already. Each time it was like starting over. When it was time to move out the owner asked if a real estate agent could do a walk through while we lived there and she brought a painter with her. We were fine with the painters coming by because the house needed a lot of painting before the owner could sell it. Renters Warehouse warned us of that before we moved in. When it came time to move out we did a walk through with the Renters Warehouse representative. He told us everything was good except for some spots on a very high ceiling that he wouldn't expect us to be able to reach. He also mentioned that several light bulbs were out. So I showed him how a light switch worked and then he took that off of his list. We then signed his walk through and gave him the address of where to send the security deposit. Over a month later and we had not heard from anyone. After reaching out they said we didn't give them an address, so we provided it. A day later they said they needed the address again. So we provided it again. My roommate then was e-mailed the security deposit disposition which removed $350 with no explanation. I called for several days and never heard back. I was put directly into voicemail and never received return calls. A week later we received very condescending emails telling us to contact the person who had been ignoring the calls. The check arrived several days later with a letter saying the invoices for damages and explanation were attached. (They were not.) Back to more rude emails that were vague and not providing any information about the charges. One was listed as painting for a TV mount location and one was listed as a missing outlet. Another charge was taken out for Renters Insurance, which we had on our own. I had to provide their own texts and emails to me to prove that and they refunded that $15. After several more e-mails we received the invoices for the painting and outlet. The $150 painting charge was listed as "Painting, frame damage, towel rack = $150." The frame damage was never mentioned, we still have no idea what that is. The towel rack was a maintenance request put in months ago that they didn't fix. And then the patching and painting for a mounted TV...$150. An insane amount. Renters Warehouse told us that only the painting went into that charge, apparently forgetting how lists and equal signs work. The $200 for a missing electrical outlet is confusing, they claim the outlet is missing a piece no longer created, but we have no way to know since we had moved out 30 days before. Overall, they were very unprofessional. They are only committed to the owner. I would not recommend every renting a property they manage. If you are already in a lease with them, immediately send an e-mail and say you require to be at any and all walk-throughs after you move out. They will require that you attend one, but have more without you where they come up with charges. $350 was not worth to continue fighting over and going to small claims court. Renters warehouse is a joke. Just try calling the phone number after 5pm. I'm sorry but I, like many people, work m-f from 8-5. When I come home to a catastrophe or no running water, you can't get anyone. Call/text/email/online maintenance request. It is all ignored till the following afternoon. They are not kind or fair in any way. Hire maintenance people that will pick the phone up after 5pm. Made a maintenance request to simply have a functional apartment. They don't care. I have had nothing but an amazing experience with these folks. They found me renters within 6 hours, resolved issues instantly, and really are on the ball with everyone. They have a very unique price model though... which ultimately benefits the home owner if your property rents out for $1500 a month or more (which isn't hard to do in Nashville). I have had them for about 9 months, and this is my second house I rent out - so I know property managers, and these guys punch above their weight class. read more

If I could put negative stars, I would. I have never in my entire adult life dealt with such unprofessionalism. My roommate and I moved in to a house last year, and upon move-in we were told that the house will be cleaned out and got it and everything would be ready to go by the time our lease started. The property had been under construction apparently a couple months before our move in date. Upon arrival we noticed literally everything wrong with this house. There were bugs everywhere, molded food left in the microwave from weeks before. Everything had dust on it, the fire extinguisher was not legally where it was supposed to be, and there was a nail sticking straight out of the floor in one of the upstairs rooms. And that's just the beginning, the amount of roaches we found in this house is disgusting. We had to have a professional exterminating company come half a dozen times just to help relieve some of the bugs that we were left with in this house. The house was basically a death trap. We reached out several times asking why our property looked this way, and we got excuse after excuse. We finally got fed up as we have a toddler in the house. We spent hundreds of dollars on cleaning supplies to get this place livable. We were specifically told to leave the house as it was upon our move out, as we found it when we moved in. We could have literally not cleaned a single thing the entire duration of our lease and moved out and it would've still been in better condition than when we moved in. They are now trying to charge us almost $400 for a cleaning fee but refuses to tell us what the actual breakdown was for the cleaning company. We spent almost $500 to fix the house when we first moved in. We took pictures of everything, we've already contacted a lawyer, renters warehouse will not help us communicate with the homeowners. We are absolutely seeking legal action. read more

The pictures explain themselves, but here's part of our story: Renters Warehouse put my husband and I in a house that should have been condemned. When an in-wall heater malfunctioned and turned on (while we were gone, mind you) and burnt our chair, not only did they do nothing to make sure we were safe, but they reported to our landlord that they thought we were annoying. Apparently, calling to insure one's own safety is very annoying to them. After paying insanely high electric bills due to single pane (code violating) windows, tripping over warped floors (due to the foundation collapsing), and countless other issues we called codes. I expected them to say they needed 6k worth of repairs. Turns out, the house is condemned. If you have had any experiences like this with Renters Warehouse, please send me an email, as we are working with a team of lawyers on this as well as reporting them to the Tennessee Consumer Protection Act. This company does not need hold up to their stated standards, and are not interested in the safety of tenants. I left the house I rented in great shape, my wife and I were exhausted cleaning so we could get our deposit and they found ways to make us responsible for things we had no control over. they claimed that the sink that had cracks was our doing when it was normal use, nothing was done to damaged yet they claimed on the report otherwise. $615 cleaning service from a house that I know we left extremely clean to the best our our ability. Seriously, do not rent from their properties and save yourself a lot of aggravation. that is just one example of many, including poor customer service and focus. As a law enforcement officer I highly recommend everyone run from this company. The reviews are not exaggerations or misunderstandings. If you insist on living in one of their properties I cannot stress enough; get EVERYTHING recorded in black and white ink to the point that literally every single detail is covered. Then, take screenshots and/or record every single interaction or means of communication you have with them. This company will try multiple scare tactics or simple bully strategies to intimidate you agreeing to things you shouldn't. They will present themselves well-mannered initially but will absolutely try to swindle you out of every penny they can. We signed an agreement that had three requirements of us to terminate early and they responded by saying other payments were implied and not explicitly waived. Despite us honoring those 3 things, (paying the equivalent of about 3 months rent), they informed us we apparently owed another month's rent despite that not being written anywhere on the form we signed. When I pointed out those things weren't explicitly mentioned either they proceeded to try and bully us into being held responsible for all the bills for all of the remaining months of the lease and telling us we broke our lease. Assuming the early termination agreement was null and void as they insisted, then we would have paid 2 months rent instead of the one. How exactly, then we broke our lease is less than clear to say the least. Ultimately, it seems they care only to try and double dip for as many months worth of payments as they can (also against the law). Thus, document every interaction you have with this company. When I mentioned we were trying to buy a house and leave early they told us through text message they would not be making any effort to re-rent out the property. Ironically, that is legitimately against the law (TCA 66-28-507 (c)). At the time of this review, they still have not listed the property anywhere. I cannot stress enough. DO NOT get into business with this company. read more

I had several miscommunications with Renters warehouse from how much rent I would accept to issues with covering damage using the security deposit. If you're a fan of being misled and taken advantage of, these guys check all the boxes. Absolutely the worst property management agency on the planet. They don't care who they're renting to, so if you're a property owner think twice before using them. They don't care about the properties they manage nor the tenants they place into them. Properties are not kept up to code.Tenants are not monitored for compliance. I rented out my house with this company for 2 years, when it was time for my renter to move out we decided to extend the lease a few months. The leasing agent told me one date and my renter another. I found out the day before my renter moved out that she was leaving and it left my house empty for a month. After much effort, I was able to convince them to give me my mortgage cost. I was out the income I would have had, had additional bills, and had to find people on my own to mow my lawn all while in a different state. I am very disappointed that they did not make right their wrong, that I had to beg them just to cover the minimum of the cost I was out. This was their mistake and I lost about 1k due to loss of income + additional expenses and had tons of additional stress. read more

I recently rented a home through Renter's Warehouse. I was required to pay a security deposit at the beginning of my lease, which I did. The deposit was $1050.00. When my lease was up I expected the full deposit back. I received $250.00. Their reasons were as followed: 1. I, at my own expense, repainted several rooms in the house WITH the permission & approval of colors from an employee/agent of Renter's Warehouse. The only was I was allowed to repaint was with this approval so that it would be acceptable to the renters after me and RW wouldn't have to repaint. Some of my deposit came off fo RW to repaint. 2. RW stated that I let my dog live inside the home. I had a dog house outside, her food and water outside (storage of the food and her bowls for it), and employees of RW had been to the house several times, without announcement, to fix maintenance issues and never once complained about my dog being inside (because she wasn't!). Now why would I store my dog's food outside if she was living inside? I even took her to stay with my parents during the cold months bc I knew animals weren't allowed inside. My deposit was deducted for this. 3. RW stated that the house needed to be deep cleaned. It was myself, a 28 yr old mother, and my 3 yr old son living in this house. Deep cleaned, really? I'm borderline OCD & we basically just slept there. My deposit was also deducted for this. I also had a walk-thru done by A RW employee/agent at the end of my lease to make sure there weren't any damages . Not one word was mentioned to me about any of these "issues" they found 3 weeks after I had left. I'm still waiting for my phone calls back to discuss this....2 months later. If giving 0 stars was an option, the Brentwood location for this company would receive 0 stars. First of all the amount of unprofessionalism at this office was outstanding. There was one employee in particular, Stela Anderson. Her communication was absolutely terrible. Just to give a little background on my situation. I moved into a home in June 2019 and I renewed my lease this June because I figured moving in the middle of this pandemic wouldn't be ideal. The house itself was okay, a little overpriced and outdated but that's on the landlord. She was very cheap and didn't want to put money into making it nice. Thats not on RW. Well my husband was transferred out of state for work and he ended up leaving in September and I tried to get out of my lease for THREE MONTHS. Renters Warehouse tried charging me some BS "tenant exchange fee" of $1600 for their agents to do their job and find a new tenant. I told them I couldn't afford to give them a BS fee on top of the $1620 I was already paying for rent so I worked with them and said I would find a tenant. They said they would reduce the fee if I found someone. Well I listed the home the next day and started showing it around my busy work schedule. I probably have over 200 messages for the home and sent maybe 40 people to Stela to get an application to, mind you I screened these people to make sure they qualify before sending them to her. So I was literally doing her job for her. I received numerous complaints about her communication and lost multiple people that were seriously interested. This was my only was out of the lease to get my kids reunited with their father and due to this companies due diligence I was left with no other choice but to just leave and risk everything. Stela showed no compassion or empathy for my situation and made it impossible to leave. But surprisingly they were able to find someone once I left. My warning to you is do your homework before signing a lease with this company. I will also note that the homeowner was not reasonable either. According to RW she was willing to let me out of my lease in October before I left if I paid an additional 3 months of rent. Mind you I was working with them for 3 months already to get out of the lease. I also quit my job because I found someone who was very interested and signing a lease to move in as soon as I was moved out. Something fell through and I never got a reason from her and I'm led to believe the rental company said something to her and told her not to respond to me. Very shady and greedy people in this world. I tried my best to do it right and leave on good terms. If you decide to rent with them, screenshot everything and keep a paper trail. It will help you in the end if things end up in court. I wish I would have read the reviews and looked into this company before signing anything with them. Learn from my mistakes and don't waste your time or money with companies like this. read more

I love owning rental houses, but the struggle of daily maintenance and rental collection was burdensome. I didn't realize that Renter's Warehouse even existed until I heard the radio ad. I called and was assigned Ed Lassan as an agent who walked me through the entire process and what to expect throughout the lease. So far, this has been so much easier than managing this myself, and I actually found out I was renting below market value and increased my rates to match market. Overall, this has been a great experience and Ed has been overly accommodating for every question I have had! I highly recommend the services this company provides, and, with the relationship I built with the agent, he will have the services of all of my rentals from this point on! read more
