    Extremely frustrating experience…read more Before signing my lease, I made it very clear that having a reliable A/C system was a necessity for me. I explained that I understood repairs could take a few days if something needed to be fixed, but I never expected to deal with ongoing A/C problems for more than 2 months. Since moving in, the A/C has repeatedly stopped working. I have now been informed that drywall will need to be removed so that ductwork can be installed to vents that were apparently never connected to the A/C system. Finding out that the home has missing or improperly connected ductwork after moving in is extremely concerning. I also never received a move-in inspection before taking possession of the property. Because I rented the home sight unseen, I expected there to be an opportunity to document the condition of the property when I moved in. That never happened. Now I'm almost positive I'll lose my security deposit even with all the videos and pictures I took prior to moving my stuff in. If you are considering renting through Marshall Reddick, I would strongly recommend documenting everything yourself, keeping all communication in writing, and thoroughly inspecting the property before signing or taking possession. And if A/C is a BIG make-it or break-it, like it is for me, then good luck trying to get them to put it into your lease contract. They'll just reassure you it will be just fine. Then months later during the summer you barely have A/C.

    Where to begin.. We rented a house through this company for two years. In our time there the prices…read morewent up while the services went down (I understand price increases are to be expected with the current climate). Maintenance: Anytime we needed a maintenance issue fixed it typically took at least a week until someone came out. When our microwave went out it took THREE WEEKS for it to be replaced. Fees: When our dryer went out we were charged a service fee ($125) despite the technician telling me directly that the dryer was at least 15 years old and needed to have the motor replaced. When I spoke to the service department they said I had "overloaded the dryer" and thats why it was not working. (despite having done this EXACT same load several times with no issues). On another occasion, within the master suite closet the DIY PVC pipe (literally it was a PVC pipe) that was used to hold up our clothes broke. Whenever they came to repair it, we were charged ($125). When we moved out of our rental they charged us $875 from our security deposit. ($450 for removing child proof latches- yes they charged $450 for the 1 or 2 we may have left) and then $425 for a cleaning fee adding on a "extra dirty cleaning fee" (despite us having cleaned for 5+ hours including cleaning all the floors, baseboards, surfaces, bleaching all the tubs, toilets, floors, etc.) (Note- when we first moved in I had asked if they had cleaned the house before our move in and they said they had despite my mother and I having to clean for 3+ hours to remove all of the spider webs before unpacking anything). Staff: Anytime I have called to speak with any of the staff I have NEVER been able to reach them on the phone. What I have to do to get ahold of ANYONE is leave them several voicemails and emails. When I called to speak to them about the dryer I had to call FOUR TIMES and spoke to three different people who said they would get back to me and then never did. The final time when I was able to speak to someone, she asked who I had previously talked to. I told her I did not know and that it was someone from admin. She literally then replied, "We don't have anyone who works here by the name of admin". EXTREMELY UNPROFESSIONAL. DO. NOT. RENT. FROM. THEM. DO. NOT. TRUST. THEM. WITH. YOUR. RENTAL. They will take your money and then make you move heaven and earth for an explanation of fees are to have any formal resolution.

Then out heat went out several times during the winter. We woke up in a 40 degree house several times and struggled to get anyone to contact us. Renters Warehouse told us that they were waiting to hear from Hiller Heating/Air for several hours. I eventually called Hiller myself and they said no call or order was ever put in. After Hiller rushed to come out Renters Warehouse and the owner decided they wanted a second opinion, so now we have 2 more days of a house that is 40 degrees. One time of that in 18 months would be fine. However, this was the 3rd time the heat or air had gone out. The first time, the repairman told the owner the entire unit was shot and would need to be replaced. They refused and kept repairing it instead. Having a house that is 85 degrees or 40 degrees should not be acceptable. The communication from Renters Warehouse was terrible as well. Several different people would text me or my roommate throughout the day and have no idea someone else reached out already. Each time it was like starting over. When it was time to move out the owner asked if a real estate agent could do a walk through while we lived there and she brought a painter with her. We were fine with the painters coming by because the house needed a lot of painting before the owner could sell it. Renters Warehouse warned us of that before we moved in. When it came time to move out we did a walk through with the Renters Warehouse representative. He told us everything was good except for some spots on a very high ceiling that he wouldn't expect us to be able to reach. He also mentioned that several light bulbs were out. So I showed him how a light switch worked and then he took that off of his list. We then signed his walk through and gave him the address of where to send the security deposit. Over a month later and we had not heard from anyone. After reaching out they said we didn't give them an address, so we provided it. A day later they said they needed the address again. So we provided it again. My roommate then was e-mailed the security deposit disposition which removed $350 with no explanation. I called for several days and never heard back. I was put directly into voicemail and never received return calls. A week later we received very condescending emails telling us to contact the person who had been ignoring the calls. The check arrived several days later with a letter saying the invoices for damages and explanation were attached. (They were not.) Back to more rude emails that were vague and not providing any information about the charges. One was listed as painting for a TV mount location and one was listed as a missing outlet. Another charge was taken out for Renters Insurance, which we had on our own. I had to provide their own texts and emails to me to prove that and they refunded that $15. After several more e-mails we received the invoices for the painting and outlet. The $150 painting charge was listed as "Painting, frame damage, towel rack = $150." The frame damage was never mentioned, we still have no idea what that is. The towel rack was a maintenance request put in months ago that they didn't fix. And then the patching and painting for a mounted TV...$150. An insane amount. Renters Warehouse told us that only the painting went into that charge, apparently forgetting how lists and equal signs work. The $200 for a missing electrical outlet is confusing, they claim the outlet is missing a piece no longer created, but we have no way to know since we had moved out 30 days before. Overall, they were very unprofessional. They are only committed to the owner. I would not recommend every renting a property they manage. If you are already in a lease with them, immediately send an e-mail and say you require to be at any and all walk-throughs after you move out. They will require that you attend one, but have more without you where they come up with charges. $350 was not worth to continue fighting over and going to small claims court. Unfortunately they know that and will screw you out of any money they can.

I recently vacated a property I rented for nearly 5 years in Nashville. I left the home in immaculate condition, even better than when I moved in. When moving in I emailed the leasing agency and let them know about glass missing in the kitchen that was found, broken in a nearby utility closet. Upon moving out they have charged me $115 for replacement of the glass, despite showing proof of an email sent when moving in the glass was already broken/missing. So far, they refuse to refund, endless ("we are investigating") messages. Also they refuse to refund a $36 payment made to both them and NES for supposedly an unpaid electrical bill, even though proof was sent to Davis @ Evernest that NES directly was paid IN FULL. As of writing this review they refuse to refund what is duly owed. I spent $1000's of my own money to leave this home in perfect condition, and this is the thank you I get for nearly 5 years of never missed or late rent payments. Avoid Evernest at all costs!

I can only…read morespeak to the renting experience, and its every bit as horrible as everyone else has described. I have never felt sufficiently violated to actually post a review of anything, but Summit found a way to cross every line. When they need something - like to show your home for a visit, or request bills you were never told existed - they are extremely prompt in communication. However, god forbid you need something: I had multiple occasions where I needed to send 3+ emails over the course of several weeks to different people to get any sort of response. My water turned off one day, months after I had sent two emails about whether I was responsible for my water bill (they had never mentioned it either way). Getting my security deposit back was also the fight I expected it to be, and I had legal representation ready had it stretched out any longer. Simply put: they will do anything to extract maximum amounts of money from you. I rented a beautiful apartment from them that I enjoyed living in, but if I had to do it over again, I would have preferred to live anywhere else because of the headache that this company provides.
