I have had issues with a loud upstairs neighbor for almost a year now and management has yet to fix the situation. I have have been compliaing since March 2025 when the inconsiterat cow moved in. I am a long time resident of the Claremont Apartments in Portland. Greenbridge Properties is the management company. The employees are pleasant, helpful and reply to your concerns about plumbing, electrical or other matters quickly. They contact reputable companies with experienced employees to do the work. The Claremont Apartments takes good care of their buildings and their grounds. The lawns and the plants and trees get weekly maintenance. They have a nice parking lot and the trash dumpster is enclosed in chain link fencing that has a security code to get access to so that people in the neighborhood can't get in and dump their extra trash into it. I plan to live here for the rest of my life. read more

Updating: Greenbridge did end up solving the issue in my last post and were able to book an Airbnb for the night described before. Overall, I would recommend them as a property management company. Compared to pretty much every other company I have worked with, they are much better. They do respond to your complaints and they do take care of their tenants. It is often hard to get in contact with a person when you need to, and sometimes I just don't get responses to more minor communications, but they do end up following up. I would give zero stars if I could. Since Greenbridge Properties took over under new ownership of our property in January 2022, it has been a nightmare working with them. They do not have a direct phone line for emergencies and only communicate via text messaging. You will be talking to 5-6 different people at a given time with each having a varying degree of information on the current situation you are trying to resolve because they do not effectively communicate with their own team or with the contractors they work with. They clearly are inadequate at communication both internally and with their tenants too. Every instance we have have had to deal with Greenbridge they have managed to fumble in one way or another. It took them over 4 months to address our AC Unit not functioning by having multiple contractors come in for assessment to determine if it could be fixed - both contractors told us directly that it would need to be replaced. Greenbridge refused to replace the unit anyway and provided a portable unit knowing that due to our apartment unit layout it would not be sufficient in cooling the room that houses our newborn child and the other living spaces. Greenbridge Properties also completely disregarded and avoided the mold growth that we have clear photograph and physical evidence of. Previous ownership told us directly about the roof problems in relation to the mold. Portland Mold Solutions has confirmed that we have mold not only in our walls and ceiling (water damage and leaking from ceiling through the light fixtures in the kitchen and dining room from melting snow storm a few years ago). We also have a window that leaks in our living room where water runs down the wall - that they refused to have replaced. To this day they have not addressed the situation despite numerous requests. They know that the concern of health for our newborn child living in such conditions has been the primary reason for our pursuit for resolution. Recent electrical upgrades to our electrical box in our unit was also mismanaged. They informed all tenants of the upcoming work to be done stating that their may be dry-wall repairs necessary. The electrical company left two big holes in our wall. When we asked Greenbridge a couple weeks later when the holes would be repaired, Greenbridge acted like they had no idea it had happened and stated "we do not have direct communication with the electrical company" - which is a blatant lie. They then asked us to send photos on two separate occasions of the damaged wall which we were happy to provide. Greenbridge said they would repair them soon - it took over two months for them to repair the wall and when they finally did - it was half-assed. They painted only part of the wall - now we have multiple shades of white in our kitchen. Despite the lack of support across the board they still have continued to raise our rent. They have fixed a few broken items in our apartment (kitchen faucet, sink window, etc) but the amount of effort to get it done has been tiresome. The repairs that have been completed often only are bandaid repairs that do not address long-term issues. The contractors that have done repairs have been kind, honest, straightforward and helpful but Greenbridge Properties has not. They often provide misinformation that contradicts the direct action of their contractors to their own benefit rather than to uplift the home conditions of their tenants. I've never written a review like this in my life -- and only have honest intentions by making this public in hopes that other families approach their residences with extreme caution or avoid them all together. read more

During the two years we lived at Claremont Apartments, the owner and staff at Greenbridge Properties were always kind, professional, and responsive. Whenever we needed anything addressed, they always led with integrity and trustworthiness. The Claremont is located in a bustling area of SE Portland with lots of eateries and shops within walking distance from home, which we appreciated. The unit we rented had a lot of natural light and storage and was very clean. The landscaping and common areas were also well maintained and we found that the extra storage assigned to our unit suited our needs. We appreciated the online portal Greenbridge utilized to simplify the process for making rent payments and scheduling maintenance. When the time came for us to leave after we bought a home in the area, Greenbridge was stellar in their professionalism and worked with us to schedule the walk-through and return our deposit. Finalizing the transition was very easy. Everyone who works at Greenbridge Properties is excellent at what they do. It was always a pleasure working with them, from receiving the keys to returning them. We also recommend Claremont Apartments for people interested in living in the heart of SE Portland's energizing culture. read more

I only gave it one star because I absolutely had to give it a star. This company is such a sham, we struggled with our whole apartment smelling like sewage for most of the year that we lived there because they wouldn't send someone out to take care of the issue and actually fix it, the seal of our septic tank was broken and it make us both feel so sick everytime we smelled it (which was everyday) and anytime we needed maintenance done they took their sweet time responding to us, our handyman was super sweet, but the Greenbridge workers were not. They also just sent us a fee to fix something that was pre-existing to our move in, I wouldn't recommend Greenbridge properties to anyone unless you want to be neglected by property management. Also last winter my whole unit flooded and they did absolutely nothing to help, I ended up spending HOURS de-clogging the drains outside and vacuuming up all the water from my entire unit. If I could I would give them negative stars. I hope this helps someone before making the same mistake I did! read more

Our 7 unit building was recently sold (end of 2022) to a new buyer who uses Greenbridge Properties to manage. After signing new contracts, they have failed to communicate that our property manager changed, failed to reply to emails notifying me of new contact, failed to communicate about new charges for utilities that are not stated in the contract, required by Oregon law. I only became aware of this due to an email in my junk folder from Appfolio alerting us we will now be charged fees for electronic rent payment with no information on non-fee methods of payment. By the way, you can email a cashier's check or pay for a money-order, seriously! I had to contact the maintenance manager who informed me that Jaelene was no longer handling our property but, interestingly, still working there and could receive my emails. At that time, I reviewed the Account Ledger to surprisingly see additional charges. These charges were not agreed to in the contract and had little transparency into what the charges were for. I travel for work, a lot, and have never in my 8 years living here used that amount of water/sewer/garbage. Keep in mind that we all know each other and talk, especially after COVID lockdowns. Even though I have explained that we all talk and multiple tenants have documented complaints/replies about these charges, responses have been shady at best resulting in no solutions nor even addressing the specifically-defined complaints. My correspondence has sited Oregon law requirements and will sue if this continues. I have also started a BBB complaint. This company is behaving in a shady and predatory manner likely expecting us to be too busy and overwhelmed with our own lives to actively move forward. My advice to others stuck with Greenbridge properties, document and talk with your neighbors. I will update as this unfolds. Theresa has been such an exceptional support since I moved into a property managed by Greenbridge. There were a few items in need of service upon my move in and she quickly assisted in resolving these matters. She would even provide updates on the same day I reported the service request. She and the entire Maintenance Team have truly gone above and beyond to ensure my home was in tip-top order. Theresa works quickly to find fast and effective solutions and even follows up on open items that required input from the builders. I only wish the property owner would give Theresa and team full permission to resolve issues onsite--as the middle management creates delays for residents. I am very thankful for the responsiveness and outstanding kindness and professionalism Theresa, Serge and Derek have provided to me. If I could give Greenbridge Properties 0 stars I would. Let me start off saying that I never planned on renting from Greenbridge. My original lease began with Garcia Group (who I may add, is a fantastic property management company). After the owner sold the property, Greenbridge took over my lease. Quickly the nightmare began.... From day one, there was an obvious distain for me and my roommate (as we were the only residents who were not on a month-to-month lease). We kindly dealt with consistent loud noises, trash, water shut-offs, and other inconveniences due to new owners renovating the unoccupied units. However, the construction was not the issue. The owners and Greenbridge treated us like absolute garbage. They harassed us about every tiny detail, to the point where we had to seek legal advice. To make a long story short, they forced us to move out with only a two week notice. The one saving grace was the City's Relocation Law, which Greenbridge and the owners were forced to pay. One month later, a final jab was delivered when they took 70% of our security deposit for damages my roommate and I did not even due to the property. As with everything else, Greenbridge would not listen to reason. If you are an owner looking for a slimy property management company to disregards the tenants, 10/10 would recommend. They will have your back like no other. If you are a regular Portlander, hoping to be treated fairly and live comfortably in a home, 0/10 would recommend. read more

I was at first worried about this, but the transition was very smooth and didn't involve anything to be done on my end. Whenever I had a concern or maintenance request they were quick and understanding and always followed up with an email or phone call with updates. Easy online portal to pay rent and request repairs. When I wanted to move to a different part of town once my lease was up, I reached out to see if they'd have any available units in the area I was looking for because I was that comfortable with them managing a different building I'd live in. I've been living at the Claremont apartments with my partner for nearly a decade now. When we first lived there, it was managed by a couple who would come visit on site often and they'd been managing it for several decades. They sold the management to Greenbridge and I was waiting to see how they would do-- they've been superb! Very prompt in responding to issues with our facility washers especially, and also in communicating with me when I would sometimes make suggestions about ways that we as tenants could be helped to keep our communal spaces clean. I've felt they genuinely do care about me as a tenant, they care about my safety and they've been very easy to work with. The apartments we're in are older and missing some amenities, but the character and charm that comes with them (and location!!) more than balances out a home without a dishwasher. The wood floors are beautiful and the full size tub is dreamy. read more

Greenbridge Properties outshines any other property management company I have dealt with as a tenant or a landlord! I am currently writing as a landlord, but in the past have rented from a number of management companies. Working with Greenbridge has a been a huge relief! My previous manager would take a long time responding to my queries, sometimes make false promises like saying they would provide me with lease agreements, forget to use the home warranty, and started charging extra fees such as an annual inspection. Generally, they knew how to find tenants, collect rent, and make repairs, so I was complacent about finding someone else. However, when I finally decided to switch companies, I did not realize how much I had been missing out! Greenbridge was great! They respond immediately, communicate transparently, take care of repairs efficiently, and answer all of my questions. No matter which manager I have worked with there, Greenbridge is responsible and caring. The one thing I did not expect was that they would actually know about MY house! They understand the different aspects of my basement, my ventilation system, the showers in my bathroom, my fireplaces, etc. When corresponding with my current manager, Rena, we can discuss my house specifically, and she will tell me things about my house that I did not even know. Greenbridge Properties is a wonderful company to work with!! My boyfriend and I lived at the Fenwick apartments located on Lombard Ave for one year and we really enjoyed our time there. The apartment was brand new, professionally cleaned, fancy new utilities and we could see Mount Hood from our living room window!! If we had any questions or needed any assistance, Greenbridge was quick to respond and fixed anything that ever came up. When we moved out the entire process was a breeze, they were also quick to refund us our security deposit which was much needed at the time when we were moving into our first house. Professional, courteous and responsive, Greenbridge delivers a very good overall experience. My boyfriend rented through him a condo in one of the Harrison towers near Portland State University. The move-in was handled really well. The cleaners that Dave hired did a great job. Dave informed my boyfriend about all the details a move into a high-rise involves, such as reserving an elevator during a move-in window, operating the freight elevator, etc. Then I decided to move in with my boyfriend and Dave helped with amending the lease agreement to include me and our cat. When we had a minor water leak, Dave immediately took action and sent in a plumber at our convenience. The only time he had to come into the unit for an inspection, he scheduled well ahead of time and worked with our schedules. We recently moved to a different state and during the last couple months we were dealing with some uncertainties, Dave was very accommodating. Greenbridge accepts recurring electronic funds transfers and they make it very ease to set this up. That way you never forget to send in the rent check. This is the kind of property management you want as a lessee; they are invisible until you need them and if/when you do they quickly act and make things right. read more

My wife and I became owners of a condo at Harrison East in 2006. We hired a local well know property management company (NOT GREENBRIDGE) to keep our unit rented. We live out of state and needed a dependable and honest management firm to rent and look after our unit. For six years we had a miserable and totally unprofessional experience with the property managers and nearly sold the unit just to be rid of the endless headaches. For six long years we desperately wanted a long term tenant for our unit, or at the very least 3 to 6 month renters. What a surprise to us when we found out that the management company we were using was renting our unit on a monthly basis, being dishonest with us, then charging us with huge turn-over fees. When we found this out and moved to terminate our relationship ...... they even threatened to sue us (no legal standing there). They were a nightmare! Then we stumbled on to David Biglen of Greenbridge Properties. As soon as we signed a management agreement with him, our rental experience changed instantly. He was professional and pleasant to deal with. There were no "hidden expenses or fees" and best of all, our unit was never empty again. After a couple of years of managing our unit .... David presented us with an offer to buy from one of our renters ..... and after accepting ..... David facilitated the sale without us even coming to town. We are just so thankful to David for all of his years of professional services he provided us. They also have nice, attentive folks who will answer the phone or email when the website isn't what you want to use. Not only was the tenant they selected an absolute nightmare with continual lease violations, the tenant also caused over $8000 in damages to our home which far exceeded the security deposit and took many weeks to repair, resulting in loss of income plus the cost to repair all the damages. Strongly recommend managing your own property to avoid these types of surprises and expenses. Plus we received better tax breaks by managing it ourselves. I was a tenant for a year in one of the properties managed by Greenbridge, in Portland. I would like to advise all potential tenants of Greenbridge Properties-managed sites to read their contracts verrrry carefully. The company inserted a $325 charge that I did not anticipate upon initial read, and my large deposit on the property is being entirely withheld and the only way I can contest this is by securing legal representation, the cost for which will pretty much even out the whole experience financially. I regret renting with this company, even though the property itself was beautiful. It wasn't beautiful enough to justify the immense financial hit of the loss of my entire deposit. read more

Dave is professional and courteous but made an error when he gave his employee, Drew, total control over my rental property without communicating with me. I was a satisfied customer until Drew took over managing the move out of my renters. Drew allowed the renters to leave without paying their last month rent and didn't guide me in the move out requirements, which I later learned later from Dave, opened us both up to litigation. Unfortunately I am out the rent money, had a ton of necessary stress and was subjected to a potential law suit. Dave was kind enough to do some damage control with me, however I can not recommend Greenbridge Property management. read more
