I am writing this review to warn others, especially those with disabilities, about what I believe are the discriminatory practices of this management company. My application was denied based on an Experian report that is full of fraudulent accounts due to identity theft. I provided an overwhelming amount of evidence to prove this, including: * An official FTC Identity Theft Report. * Police Reports. * Direct email correspondence with Experian. * Proof that Experian's own systems were compromised. * A contract with the law firm that is actively restoring my credit. * Notarized documents confirming my identity and the fraud. They dismissed all of it. They claimed my mountain of official proof was not 'valid.' While they were stonewalling me, they rented the unit to someone else. Let's be clear: their refusal was not about a lack of proof. I believe their actions were a pretext to deny my application and that I was discriminated against as a person with a disability, which is a clear violation of the Fair Housing Act. Creating insurmountable obstacles for an applicant from a protected class is illegal. Their behavior was not only unethical and deceptive, but I believe it was also unlawful. I am exploring all my legal options." They displayed "Moving the goalposts," and it makes their bad faith even more obvious. It's a classic tactic: they make a specific demand, you meet it, and they immediately pretend you didn't or invent a new requirement"! They are going to have to answer for their conduct because what they did was a total disrespect and they thought I had no clue about my Rights which they found out immediately after sending me an email telling me that the propery I was interested in was rented out when I was the only application the day before and the first to be processed so in order to have approved someone else they had lied about me being the only one whose applied or it just do happen that someone else applied at the same time but even if that's the case I still should have been approved I make $98,700 annually have nothing on my record accept traffic ticket from 2022snd My credit score was close to 800 in January 2023 and seventeen proof of all of that before I even submitted my application to prevent a delay on having to submit proof after my application was screened. So I was transparent from the start and then they turned around and tried to tell me they didn't receive the documents I sent that verify my claim of identity theft until after my application was screened so I had to send them a screen shot that shows the documents was sent on the 29th of July several hours before I even submitted the application and I also sent them the text messages I had with tricia asking for an email I can send these documents to because the off was to big to fit inside the application, so I proactively gave them everything that they needed before my application was even screen to prevent any of this so they acted in bad faith and to cover it up after I read them the violations that they committed by to somebody my application was supposed to be still was supposed to be reviewed and aesthetic. I'm taking accountability for they continue to tell me that the things that I'm sending wasn't enough so I was sending everything that they said they didn't have cause I have everything about this identity death situation because it's been happening off and on for years so I'm going to hold them accountable so I'm gonna do everything I have to do to get my I explained that I was in a critical situation. I've been paying for because my prior residence has a toxic mold present so I had to leave that place and been looking for another place, and since they told me, I was the only one with the application I because I know for a fact that I qualify for that unit, and instead of them being honest upfront, they kept dragging me along for a week and they are going to be held accountable for the money that I have occurred waiting on them to finally just be truthful and admit their but they let them know what they did that I see clearly what they did and no matter what I continue to deny it because they already unit out to someone else illegally I not deal with this company if I was and if you are of the hills trust me run for the hills read more

This review is for Grid's pay to park parking lot: Do not park in their parking lot!! They work with the predatory towing company, 21st Century Towing, to tow your car as soon as your parking registration end time is up. Doesn't matter if you're the only car in the lot and less than an hour past. There is no grace period -- no notice, no ticket but instead a $360 tow. After being towed, I contacted the office to get information about the tow authorization and at what time it took place. I was transferred over to a rude and dishonest property manager who hung up on me after saying she'll forward me on to someone else who can help and then repeatedly sent my follow up calls to voicemail. I had a pretty poor opinion of property management companies due to getting taken advantage of in the past. I couldn't be happier with my experience with Grid. Super easy move in process. Every maintenance request was answered within hours and usually fixed same day. When the furnace went out during a cold snap they delivered space heaters until the parts for the furnace arrived 2 days later. Responsive and giving me new hope in humanity. read more

I've been trying for weeks to get in touch with Grid to discuss fixing the fence that was broken by the neighbor's dogs. I've sent email and left voicemail, but no response. I wish I could give GRID 10 stars. Moving during the pandemic seemed like a daunting task. I'd click the link on one of the many home sites and never hear back or hear that it's too late for us to get an app in. This was until I found a home rented through GRID Property Management. They are so responsive, kind and genuinely care about their tenants. We did a virtual tour and fell in love. We moved across the country still a little nervous and on a SUNDAY received immediate access to our home as we pulled into our drive. The stress melted away knowing we were HOME. I cannot thank Lindsey and Abigal from Team 1 enough. They are so kind, understanding and truly the hardest working gals. Please know I'd bring you both with me to WA. We would stay in this home for YEARS if it weren't for a change in jobs. Looking for housing elsewhere has really put into perspective how FANTASTIC this company is. Kiely assisted us and was kind,helpful and accommodating in answering questions and showing the apartment to my daughter. I live out of state and Kiely's and my phone conversations were very helpful. We are former clients of Grid Property Management in Portland, Oregon. Over the four years that they handled our property, Grid mismanaged it in multiple ways. They conducted services on the house that weren't adequately checked with us. In several instances, they pushed through home improvements that we didn't desire, claiming they could because it was in the contract - only to give themselves a cut with in-house contractors. Meanwhile, they failed to provide actual necessary improvements that we and the tenants requested. Examples include: They falsely advertised a garbage disposal and then lied to the tenants that we wouldn't fix the misunderstanding, blaming it on us. They failed to get a fallen limb taken care of for tenants for months, even though the tenants were asking, and eventually the city had to come take care of it. Grid never responded during that time. They canceled garbage service on our tenants and then, when they complained, blamed it on us. We eventually had to restart and manage the service ourselves, even while still paying Grid. They lost the key in the lockbox while it was tenant occupied, so we had to make them rekey the house. A tenant's dog chewed our wood floors, but they didn't notice on the walkthrough, hold back adequate funds to fix it, or get it fixed. They issued an incorrect 1099 with a grossly high rent amount and then lied about having sent us a corrected one when we contacted them. When we needed to move back into the house during the pandemic. They advised us incorrectly about moving back into our home, telling us it wasn't possible due to legal restrictions. We had to do the research with the city to prove otherwise so they would give our tenants notice, even though they had lawyers who should have a) known the rules or b) looked them up for us. Overall, it was a nightmare experience and we would recommend anyone give them a wide berth. read more

Avoid Grid. All these great comments about Nanci? She's no longer there. Employee turnover at Grid is high, which should tell you something. We rented a house for one year. At the end of our lease term we cleaned and vacated the property. Grid turned our entire security deposit plus pet deposit over to the property owner with zero accounting to us (or so they claim...we have no proof at all...no accounting...nothing!) Is this even legal? Since we moved out of state, which Grid knew was our plan, they probably figured we wouldn't bother to pursue a claim against them. So, as I said, avoid if you can. read more

it has been a very disappointing and frustrating experience working with this agency as a tenant. The staff has not responded to my email inquires multiple times. There was never a problem with communication when I had to pay th $50 application fee. Yes, $50 the highest fee that I have encountered out there. I was to be put as an addendum on the current lease and unfortunately that simple procedure turned into a fiasco of emails and no - responses. My roommate told me what I needed to do to complete it. WOW, what an unexpected and unbelievably positive experience! When the washing machine in our apartment unexpectedly went down for count, our property manager, Michelle Kolososki jumped (and I mean jumped) into action! We sent the company a service request through the company's website late on a Sunday evening and we had Michelle's response in our inbox by early Monday morning. Then, when Grid's regular vendor could not schedule a service call for several days, Michelle took it upon herself to find another vendor who could come out the next day. The repairman they sent out was polite, professional and competent AND honest in his assessment that the machine had seen it's best days and even though he could do a patch job and fix it he wanted to recommend that the machine be replaced. No him-hawing around...Michelle immediately got the property owners approval to not only replace the washer, but to replace both the washer AND dryer with top of the line machines. Michelle was very concerned for us being "out of commission" because of having to order the appliances, so she told us to have our laundry done and deduct the cost from out next rent payment. Not only did Michelle handle the issue quickly, she continually initiated communication with us throughout the process and has followed up several times since. Michelle is a pro. I lived in a Sellwood apartment from May 2016-June 2017 that Grid managed. In the last few months before I left, I informed Michelle K that I would be in a limbo state as I was looking for a new home to plant roots in Portland. She responded immediately and let me know that they would allow me to go month to month as I sought a home to buy. I was greatly relieved and appreciated the flexibility, Grid had adjusted a policy around month to month and they made an accommodation for me. Soon after I found a new place, Michelle was responsive and helpful each step of the way. I'll say this, if you worked with Grid in the past, prior to 2016, I will say it was under a team that didn't care. I had issues that were never resolved and I frankly gave up. But ever since Michelle joined and likely others (perhaps a clean house?) they've been friendly, helpful, responsive and accommodating in most situations. If you find yourself looking for an apartment managed by Grid, ask for Michelle. She is fantastic, cares and strives to give you the best experience possible renting from Grid. DO NOT RENT FROM THESE SCAMMERS! I moved into a house of theirs for 3 months and did a lot of improvements that they neglected to do. When we moved out they RAPED US on our deposit and charged us for things like light bulbs and for repairs on things that were broken when we moved in. If it wasn't for the space I was renting, I would rate Grid Property Management less than 3 stars. It seems like they have a lot of people handling a lot of different things, so the ball constantly gets dropped. When we first saw the place, the hiring agent had never even seen the place before and wasn't aware of certain features of the home. We also didn't even have a garbage schedule set up with Waste Management. We had to request that they order some garbage cans for us. There is also an option on their portal for maintenance requests and it varies widely how effectively/quickly your request is processed. It takes weeks, sometimes months for requests that are labeled "URGENT" to be solved. There have even been times where someone has "completed" a maintenance request when it has not, in fact, been completed. There have been a few times where our garbage hasn't been picked up and we called to try and get someone to come out, and they said "they'll take care of it." Surprise, surprise, it was not taken care of and instead crows began picking at the garbage and spreading it throughout the neighborhood. The property part is amazing. We had the pleasure of working with Grid Property Management during our 1 year stay in one of their rental homes! From the very beginning (rental application, video tour, etc.) to the very end (move-out process, final accounting etc.) their team has always been friendly, helpful, personable, and responsive! Which is a lot to say compared to other property managements I've dealt with. They were always just a phone call, email, or even text away! They were very respectful of our privacy, and I never felt like their check-in visits were too periodic, or intrusive. They let us know way in advance when to expect them, and I really appreciated that! My family truly enjoyed our stay at one of their properties, and it was the perfect temporary home to stay in while we were in the process of purchasing our own home. I typically don't take the time to write reviews, but I feel compelled to do so in this case in the chance it serves to help others not waste time, money and stress having this company manage their property. This company "managed" my property in PDX for 2 years and took a hefty fee for doing so. I was living elsewhere and took their word that it would be taken care of. To name a few things, there was an additional person living there not on the lease, 2 large dogs, also not on the lease that destroyed the property, a wrecked car on the street outside the property for months, the tenants broke into my personal shed on the property and stole/used items inside, a hole was burnt into the carpet, I had to invest 8k to repair the damage. In addition, they were unresponsive to my concerns, denied responsibility and refused to allow me to speak to a supervisor about it. I would have been far better off managing the property myself. Do not invest your money with this company. I'm in the process of taking legal action because it was that bad. read more

Worst property management company every. Dishwasher broken... They fixed it no charge to us. Guy got the float sensor unstuck. Took him 2 minutes. Birds in the attic... They blocked their entry...no charge to us. Garbage disposal popped it's own built in breaker - Charged us $150+ to have the guy come out to our house for literally less then 3 minutes to flip the breaker on the garbage disposal... This joke was in our house long enough to walk over to the garbage disposal... flip the on switch... see that it didn't turn on... Then flip a switch on the actual garbage disposal itself and get it to work. Why did no one call to walk us through that process or ask us if we tried that? I emailed "Vanessa" about the absurd charge and she didn't have much to say about it. I asked another question and she never responded so I didn't pay while I waited for her to check her email. In the mean time they sent us a "Notice of Termination" warning that if we didn't pay the $150 for a guy to come out and spend a couple minutes flipping switches then we would be given an eviction notice. If you are renting from someone using Grid I suggest you stay away. Worst property management company I have ever dealt with. How am I supposed to know what they will or will not fix and why wasn't anyone calling me to walk me through this before someone came out here like they did with the birds or the dishwasher... ? read more

I certainly will never rent from GRID again, and would not recommend any one else rent from GRID. The employees themselves were responsive and pleasant to deal with on the rental side (and when random service issues popped up); however, they will squeeze you for every single dollar imaginable of your security deposit. I was a respectful tenant for 2.5 years. I maintained the house, landscaping and sprawling garden with pride. I always paid rent on time. Of course the house was lived in for 2.5 years and required professional deep cleaning, painting, furnace maintenance, etc. But truthfully, I feel taken advantage of. When you get your move out paperwork, it will feel as if GRID is stealing your money. To keep $2183 of a $2500 security deposit for a house that is less than 900 sq ft, I think is really egregious. Landscape ($200) - I let the hedges grow really high and wide on one side of the house. Ok, bill me $200. I took good care of the garden and landscaping. Air duct/furnace ($300) - There was a small fire that started in the furnace because I put the improper air filter in there after GRID told me to replace it on my own with a standard paper/cardboard filter. This was incorrect as the system used metal screens with mesh wire. I would submit it is GRID's responsibility (as the landlord) to maintain it via a professional. Deep clean ($700) - I did not have it professionally cleaned before moving out, so I will not challenge this. Although $700 seems expensive for less than 900 sq ft. General repairs ($785) - I picked up the tab for lights I tried to fix in the garage that never worked in the first place, and a crawl space door that was already malfunctioning and broken when I moved in. They are going to squeeze you for every one of your hard-earned dollars come move out time to maximize their margin. No thanks. read more

Kiely was exceptional in trying to help us find a rental. We currently live on rural property and have poor phone and internet service. I was having a hard time loading the properties for rent and couldn't find one that would accept our two cats and small dog- so I called Grid and spoke to Kiely. I explained our situation and Kiely offered to call a few of the properties within our price range and see if they would take our animal companions. She found one that would! We immediately started the application process and were approved by the end of the day. We were all surprised by how fast it went. I was ready to move in the next morning but we had a bit of "sticker shock" after seeing the numbers and really working out the budget since we had pet rent for 3 fur babies. Additionally we are in the middle of a scary Pandemic and it may not be the best time to move back to the city. The application fee was $45 each but we are okay having spent that money, when it's time to move and we are looking for a rental I will definitely be reaching out to Kiely again. read more

I've had such a great experience with everybody at Grid, and in specific my Property Manager Michelle. Michelle has been responsive, flexible and an absolute go-getter with any type of issue or request regarding the house. Since the start, she's been very communicative and transparent and it really has been an absolute joy working with her and the rest of the staff. I never write yelps, however, I feel like praise is due. I work in Commercial Real Estate and it's always fun to see another company that is so efficient and listens to their clients needs.
