Save your money and stay away! The property may look nice after the renovations, but don't let the fresh paint fool you! If you're considering renting here, seriously look elsewhere. I would not recommend this property to anyone. Our experience with this property has been a complete nightmare from beginning to end. We originally signed a 12-month lease with Della, and was never told that construction was going to begin soon. About three months into our lease, construction started. During the work, we had water leaking through the windows, which resulted in the entire interior wall being torn open. That wall remained exposed for over seven months including through the winter and the 2025 freeze, leaving our home exposed to the elements with my infant living there. The wall wasn't closed until around the time our lease ended. So the majority of our lease was spent living through construction that was never disclosed. The property also claims to be non-smoking, yet our neighbors were constantly smoking weed on their balconies. The pool supposedly closes at 10 PM, but people regularly stayed out there throwing parties and playing extremely loud music until 4 AM. There was animal feces, urine and roaches in the hallways, and the dog park was constantly covered in poop. Even the parking situation was ridiculous. My car broke down, so I had to use rental cars and update my license plate in the parking app. The app only allows a limited number of changes, and once I reached that limit, management told me there was nothing they could do. Visitor parking is limited to seven days, so I had to rent a garage for an extra $150/month just to park on the property. Apparently residents can be completely locked out of resident parking because of a third party app, and management's solution is "sorry, nothing we can do." By the end of our lease, we were ready to leave. However, management convinced us to stay by offering us a discount and telling us that the finished renovated townhomes were in much better condition. We decided to sign, believing we would finally have a better living situation and turned out to be an even bigger mistake! We killed 30+ roaches inside the home within the first month. Constantly in the garage, stairwells, bathrooms, kitchen, pantry and cabinets. We've also dealt with spiders, wasps, mosquitos and wildlife digging holes along the fence line. Roaches have even gotten into our vehicles. The response from management has essentially been "we will send pest control." Pest control sprays, the problem continues, and nothing is done to address the conditions contributing to the infestation. Even pest control told us spraying won't fix it and that the office would need to send a different company, yet they continued sending the same people to spray. The overgrown tree line is the problem! They refuse to maintain the tree line or address the overgrown vegetation and dead debris surrounding these units. Meanwhile, the townhomes at the front of the community receive noticeably better maintenance while we are paying the same for worse conditions. The issues don't stop there. Our AC repeatedly went out, and getting repairs often having to fight to get maintenance. The last straw being told they couldn't fix the AC because it was too hot outside, so we were expected to deal with no a/c in the middle of summer. We had to stay in hotels some nights because it was too hot to have my toddler in the home. Our electric bill climbed to nearly $400 a month because the AC was constantly running without cooling. The bathroom started growing black mold due to the heat. We expressed this to management and they actually sent someone to come assess the situation. They looked and said they would come back to clean. Over a month later, nobody came to remove the mold. As per the lease, it states that management must remove any mold and that was completely ignored. There always seems to be a new leasing agent, and the turnover in the office is insane. Nobody ever knows what is going on, and there is very little accountability. After 3 months of dealing with these problems, we had to break our lease early. We refused to pay over $3,000 a month and have to live with mold and insects in our home. Management still expects us to pay despite the fact that we spent months dealing with unresolved issues that per the lease they HAD to fix. I personally escalated the situation through the Houston Apartment Association and 311/City Code Enforcement because management refused to meaningfully escalate or resolve the issues themselves. Almost four months later, we have still heard nothing from the management company regarding our complaints, other than continued demands for payment. It's overpriced, poorly maintained and, in my experience, management does the bare minimum until you make enough noise that they have no choice but to respond. I've lived in these apartments for almost 5 months. moving in was more then a hassle. you can never reach the front office ane they will not keep you updated with your application process. The apartments itself isn't worth the money you pay. everyone pays for valet trash but they pick and choose when they want to and don't want to collect the trash. my trash has been left outside multiple times because of pure lazyness, mind you if they collect trash or not they still wanna charge the valet trash fee. maitenance is absolutely trash. ive had request that don't get answered for days. my real problem came this morning when my air conditioning stopped working at 1am. I have a 8month old baby and a 6 yr old that are sitting in an apartment over 85 degrees because maintenance obviously doesn't have an emergency line. mind you it's been 7 hours of my kids sitting in pure heat and the apartment giving me the dam run around "someone will be out shortly" these apartments offer horrible service for the money we pay it's ridiculous. read more

The approval process is a joke! I had to provide so many documents that took time to get from my employer and ended up being for no reason at all. Paid the application fee and was approved for a three bedroom townhome that I never got to see in person. I was shown a two bedroom that looked nothing like the townhome interior but found a YouTube video of the actual townhome so I applied. Right after the leasing agent Dela told me that I was approved she called me back and said someone else had been approved for the same townhome. How??? Why was I even allowed to apply in the first place? She then asked me if i wanted a two bedroom? No!! I applied for a 3 bedroom for a reason. So now I am back to the drawing board of finding somewhere to live before my current lease ends in November. I have contacted the property for my application fee back because if the apartment wasn't available to begin with I should not have been able to apply for it. Someone needs to contact me immediately or I will be going further with this issue. This whole process was completely disappointing, disorganized, and completely unacceptable!!!! This company needs to really get it together! UPDATE: I called the office today for a resolution per the response I received on my Google review. Della stated that they can NOT refund me my application fee because they offered me a 2 bedroom and I declined. Excuse ME???? I applied for a 3 bedroom that they gave away to someone else how is this my fault?? I have an email from her asking me to please send over my bank statements so that she could lock the 3 bedroom unit down for me! This was literally 5 min before she called me and told me I was approved. Please DO NOT rent here!! Also, Della in the front office is VERY RUDE!!! For her to get upset with me for a mistake SHE made is insane. She rushed me off the phone with a huge attitude. Take accountability for your mistake instead of getting upset at the people who simply applied for somewhere to live. Ruby is really sweet though; she might be the only leasing agent with customer service skills. Everyone will write a review if they have a complaint but rarely take the time to write a good experience. So here's my honest opinion from living here for over 2 years now. Current office management: Exceptional Condition of Interior units: BEAUTIFUL! Very well kept ,Open floor plans with option of white or brown color scheme. ( I prefer the white!) Grounds: The only thing that could use improvement. Options: Large size fenced in backyards, large or small covered patios, Attached garages for there 3 story Townehomes & detached garages available Throughout the property. Rent: Cannot beat for the area and surrounding comps. ( I did my research when lease was up. I stayed!) Safety: No property can guarantee anyone's safety and crime is everywhere. Don't be misled. I am a female living on the 1st floor alone and I have never felt "unsafe". I personally have not seen or experienced criminal mischief while living here but suggest you look it up for yourself . I moved from out of state to Houston, Texas and I am in regret for choosing this townhome. From the first day I grabbed my keys, the garage door didn't even open. (First red flag because staff if supposed to walk the unit and check everything when they turn it over to the new tenant). I walk upstairs there's dead bugs everywhere, roaches, spiders, etc you name it was in every room. The bathrooms were dirty and I had to hire a cleaning company to come clean the entire unit. Then I had to make a whole bunch of maintenance work orders the first day I move in. To make matters worse the day I move in it rains for a week and a half and there was a leak in the primary bedroom. So every night until 5 AM I have a bucket, towels and a blow dryer for a week because the water is gushing out from the window onto the carpet floor. I make a work order NO ONE RESPONDS. I call the office the lady says someone will come between 48-72 hours (MIND YOU THATS THE EMERGENCY LINE) Then I call the office AGAIN and they said someone is coming out. It's the Community Manager Josh and another male. He tells me he's so sorry for everything, will fix the leak on time through the vendors, he will be in open communication with me, and will send me an email when he gets back to the office. The communication last that very day. I moved in July 22nd- it's ALMOST SEPTEMBER. It hasn't been fixed yet, mind you I call the office maybe 5 times a week and send him an email for almost a month. So I appear in the office and he leans on the wall and starts to shrug his shoulder saying "there's no excuse the regional is coming next week Monday or Tuesday and I'll be there at noon" Here it is Tuesday 3:57 PM, no community manager, no regional. My lawyer will be contacting the community because this is unacceptable. Mind you I call the leasing agents and they all tell me they told him to call me. It is DYSFUNCTIONAL, no order in the office. I told him my stuff is getting shipped here from out of state and I don't want my furniture being soaked (because it's wood) and now I'm paying the movers to HOLD MY ITEMS, while he avoids and neglects the elephant in the townhome. DOOOOOO NOTTTTTT MOVEEEEE HEREEEEEEE! Fair warning, coming form out of state, is this how Houston, Texas operates? 0 stars would not recommend. Greenhouse apartments are horrible. Absolutely horrible. When I first moved in , I got the key to a dirty apartment. Nothing was cleaned from the bathroom to the kitchen to the patio. The Office Manager Debrah has horrible communication along with everyone in their office. The appliances were dirty. They were plotting to evict me based off someone elses false complaints and didnt provide any evidence. You would think paying $1750 for a two bedroom would be good right? NOPE. The valet trash didnt run the trash right. My AC was out 4-5 times. The water was out 3 times. The electricity was out 5 times and I still had to pay full price, such an inconvenience. Maintenance was trying to screw my girlfriend. Moral of the story GREENHOUSE APARTMENTS is NOT the ideal residence that is seems like online. I will start off with if you're going to move here DONT! This is the worst apartment complex I've ever experienced. Before the 2021 feeeze everything was going great no issues. After the new management took over this has been a living nightmare. To start with the gates are always broken so what's the point of being gated ? Not to mention they are still working on the apartments that flooded and it's been almost 7 months and they still Aren't finished. The apartments are dirty from the inside out. Water is always a issue here the water comes out of the pipes murky like milk and they always have to turn off the water for some reason.We pay for pest control but yet it doesn't seem as though anyone comes and sprays for that. Residents dont pick up after their pets so get use to the hallways smelling like dog piss and poop. Don't get me started on management THE ABSOLUTE WORSE ! They are not customer friendly at all and will sit and lie to your face , you cannot get into contact with them because none of the phone lines will ring down to the office. So if you have a problem you have to go to the office about 10x because they will continue to lie about sending Emails and or having the property manager reach out to you. There isn't a community board anymore because they know for damn sure everyone will be in there complaining.The man Isaiah is corny and needs better training as well as Nikki or nicole whatever her name is . They will shoo you away like your problems aren't important. I am trying to wait patiently for my lease to be up but honestly I think I need to Leave now! The whole neighborhood is just getting ghetto by the minute. Maintenance will bang on your door like they the police without giving you time to get up and get yourself together before they let themselves in.People speed through the parking lot and play loud music at all times of the night, not to mention how many times the cops has been over here. The pool rarely gets cleaned it's just terrible. The whole apartments is just a nightmare from HELL !
