I was planning my birthday trip out to Seattle and was looking for places to stay. I was looking up hotels and none just stood out to me. Ever since staying at a B&B in Napa, I ended searching for one in Seattle and stumbled upon Greenlake Guest House. I checked availability, what they offer and so forth and grew too love it and wanted to book our stay with them! Julie our host was so amazing! She was kind and attentive! When we arrived she gave us a tour of the house and showed us to our room! There is a community fridge with water and sodas as well as a Keurig for coffee or tea. There was a welcome basket and bottle of wine that was provided with our stay. Julie told us that we can use their contactless app to put in our breakfast order or utilize the sheet that was provided. She told us that we can pick as little or as much as we wanted. I read great reviews on her homemade granola and definitely had to try it! After breakfast they would give you the sheet to choose breakfast for the next day. Everyday there's something different and everything that we had tried has been delicious! They bake fresh cookies everyday and you have the option to request for them on the menu and if you need your room cleaned. Julie and her staff were all so amazing to us during our stay! This authentic bed and breakfast experience is unmatched. I've used Air BnB for years, but there's no comparison when it comes to Greenlake Guest House. The location, right on Green Lake, is a tranquil, peaceful neighborhood. The home itself is old fashioned in style, yet modern with a recent remodel. The place is immaculate, homey, with cozy rooms and a generous living room with books and board games. We like staying in the Greenlake room, and I love the giant whirlpool tub! Our hosts, Julie and Blayne, have been running their B&B for 15 years, and they have it down to a science. Easy booking, an app to manage your stay, easy to communicate with as well. Our welcome wine and snacks await us in our room, along with forms to tick off choices for our custom breakfast. Julie is a fabulous chef. The omelettes, granola, breads and desserts are all made by Julie from scratch. I cannot emphasize how lovely it is to sit in the breakfast nook, looking out the window at the beautiful trees and the lake, birds circling the bird feeder. Picturesque, quaint, just absolutely serene. Sometimes, over breakfast, we will ask Julie for advice on where to go, how to get there, and there's also a whole list of recommendations on their site and printed out in our room. There are many great things nearby just within walking distance, including our favorite places to eat. Some people like to be on the go on vacation, but we like to take it easy. Even if we get busy sightseeing, we always want to come back to a place that's relaxing, and Greenlake Guest House is perfect for that. Sometimes in the afternoon we go down to the parlor to read books (great collection), or pop up to the mini fridge to grab a drink. I cannot imagine staying anywhere else when we're in Seattle! It's home away from home, but even better. We were sad when we had to cook and clean our own breakfast back home! read more

If I'm in Seattle again, I will definitely stay at Greenlake Guest House again if it's available. What a beautiful, charming, quiet, peaceful, relaxing place, and in a lovely location across the street from Green Lake and within easy walking distance of several restaurants, all of which look great and one of which I tried and can vouch for (Duke's Seafood). The rooms are spotless, beautifully decorated with lots of attention to details, and equipped with very nice personal product needs (soaps etc.)--and, my bed was as comfortable as it could be. The shower was also unusually comfortable. And the WiFi worked fine. Plus, the fresh chocolate chip cookies waiting for me were just too delicious, and other snacks were provided in the basket as well, in addition to drinks provided in a small refrigerator in the hall. They've thought of everything. (The only tiny glitch for me had to do with the TV. Although I had a book and my laptop with me so TV wasn't particularly important, I did try to use it to watch some of the Olympics, but couldn't get it to work despite following the instructions on the back of the information booklet. So, the only thing I'd possibly suggest is that they give a little more instruction on operating the TV.) Then, I can't say enough about the fresh made-to-order breakfasts chosen from an impressive menu, and the wonderful service overall. Coral, the manager when I was there, was absolutely delightful, efficient, and clearly communicative, and she made me feel most welcome and cared for. (And by the way, when I mentioned the TV, she offered to come and resolve the issue anytime. I didn't need to take her up on it, but it goes to show she was on top of everything!) One more important thing: Unless they have a one-day or two-day space between reservations of a particular room, you have to make a reservation for three days. I was only staying for two days, and they said they'd rent my third day to someone else if they could, but of course that's up to chance and didn't end up working out, so I had to pay for three days. This was all made totally clear up front, so I was prepared to pay extra, but it's something to keep in mind. Of course I would have loved to stay for three days, or more! read more

We love this charming B&B located across the street from the beautiful Green Lake! It is very professionally managed and owned by Blayne and Julie. Everything is meticulously arranged and nicely decorated. We stayed in the Ballard room which had a nautical theme with photos of ships and sea shell decorations. Each room at this B&B has a fireplace used as the heating source and it sure kept us nice and toasty at night. The bathroom floor is also heated. The lake is great for a walk or bike in the morning before the yummy breakfast! Breakfast is freshly made by Julie to order and she definitely makes you feel like home. It's the little things......everything about this quaint, beautiful B&B focused on 'the little things'. Greenlake Guest House is located just outside Seattle in this beautiful area called Greenlake. There is a 2.8 mile walking, jogging, bike and roller blading path just outside the door. We called ahead asking if they could hold our bags as it wasn't time for check-in, and we were heading out to a Seattle Seahawks game. The owners said, 'of course'. We were greeted at the front door by Blayne & Julie. They gave us the keys to our room, took our bags, and off we went. We reserved the Greenlake room, which overlooks the main street, Green Lake Drive. The room was super clean and very welcoming. The room has a gas fireplace, queen size bed, cozy chair in the corner with a reading lamp to sit back and relax with a good book, a dresser with ample drawers, a closet with lots of hangers (2 thick/heavy, cozy bathrobes), a large bathroom with Jacuzzi tub, high quality/soft toilet paper, thick, soft bathroom towels, plenty of hooks to hang towels or your bathrobe, and heated bathroom floors, On top of the dresser were 2 glasses (there is a small refrigerator in the hallway that has complimentary sparkling water, regular bottled water, and a variety of sodas for your choosing), fresh flowers in a beautiful crystal vase, and 2 salted caramel chocolate pieces to enjoy. On the side table, there was a noise machine wherein you could choose chirping birds, ocean waves, white noise, or nothing at all. Our room faced Green Lake Drive, so it was a little noisy in the morning, but the owner focuses on the little things and had a container with ear plugs, if you so choose to use. Now to the rest of the house: 1. Dining Room. There are 3 tables in the room. 2 - 2 person tables and 1 - 4 person table. Each day, the tables are set with fresh flowers, a different colored placemat, linen napkin and napkin ring. Breakfast is served from 8 - 9:30 a.m. 2. Breakfast. Each day there was a special breakfast item highlighted. One day it was fresh fruit bowl of strawberries and blueberries, pumpkin pancakes with ginger butter plus an option of chicken/apple sausage or vegetarian sausage, On another day, it was poached eggs w/ roasted asparagus, sausage, and home made cinnamon rolls! AND, if that wasn't enough, they also have a plethora of optional substitutions such as oatmeal, GF breads, homemade granola, yogurt, espresso coffee, almond milk, soy milk, etc. They are very accommodating for people with dietary restrictions, food allergies, vegetarians and vegans alike. 3. Cookies. By the afternoon, you will find freshly baked cookies in the nook area of the great room. In this room, there are 2 cozy leather chairs by the window where one can sit back and relax with a good book or gaze out the window. There is a Keurig machine wherein you can help yourself to coffee or hot chocolate and 1 (or 2) cookies. One day, there was a Spicy Chocolate Snicker Doodle, and Peanut Butter Chocolate Chip the next. 4. Wine. The owners will offer complimentary wine @ 5 p.m. each day in the main living room of the B&B. It's the little things that Blayne and Julie thought of to make their guests feel comfortable and right at home. You could spend a small fortune on a hotel stay, but would not find anything near the comfort and charm of this B&B. Stayed at Green Lake Guest House for 5 days. This is a beautiful 1920's era home located along the waterfront of Green Lake. The setting is beautiful. The house is charming. Blayne and Julie were wonderful hosts. I stayed in the Ballard room. It was decorated with 2 twin beds, a gas burning fireplace, ceiling fan, desk, and closet. The attached full bathroom had heated floors. On arrival there was a guest gift of local treats including smoked salmon, crackers, almonds, and chocolate covered cherries. There was a TV and DVD player in the room along with a large selection of "Best Picture" DVDs. In the upstairs hall, there is a mini-fridge stocked with complementary soda, water, and juice. Wi-Fi is available free of charge within the house. Breakfast was amazing. Rolled omelet with tomatoes, avocado, and green onion with sausage and banana chocolate chip bread. Garden vegetable omelet, Pumpkin Pancakes, and Banana pancakes. Each breakfast started with a fresh fruit cup that included variations of: Orange, Grapefruit, apples, grapes, pears, blueberries, raspberries, cantaloupe, watermelon, etc. It was always fabulous. If you are in town visiting family, they will allow you to invite guests to breakfast for a small fee and some advanced notice. Very gracious. There was a key to the door and a key to the bedroom door. This is a safe area. It is street parking but that was never an issue. Did not even have to parallel park. I recommend staying at GLGH without hesitation and know that I will be back when I am in Seattle again. read more

Husband and I stayed here during our babymoon PNW road trip. Our stay was wonderful. Easy check-in, super clean and welcoming room, bathroom with HEATED FLOORS, a fireplace in each room, and homemade breakfast every morning. Also a guest fridge stocked with water and a variety of sodas. There was a wide selection of Oscar winning or nominated movies for us to enjoy in our room as well as plenty of books. In the common area downstairs there are fresh cookies as well as a Keurig machine for snacks. The owners were very friendly and available to answer any questions we had about the area or our other destinations. The location was perfect as it was beautiful, quiet, and located very close to everything without having the nightmare of being in the heart of downtown. My husband and I were celebrating his BD and our 41st wedding anniversary so we decided to drive to Seattle in the spare of a moment. I went on TripAdvisor and Yelp and noticed this B& B had 5 stars and excellent reviews so I called them and reserved two nights. We were NOT disappointed! Everything about this place is perfection! Beautiful home, nice location, very comfortable and clean room, great amenities, heated bathroom floors, delicious breakfast and treats, gracious innkeepers Julie and Blayne. Since I mentioned to them that we were celebrating our anniversary, when we arrived there was a beautiful little package beautiful wrapped and there were 3 boxes individually wrapped with different chocolates and candy. What a nice touch!! Even though the home is not near downtown but in a very nice neighborhood in front of a lake, it's very easy to get to Pike Market if you are driving and also there is public transportation and many restaurants nearby. This was our third visit and we already can't wait to come back again. This guest house is kept spotlessly clean, super comfortable, and you never go hungry. The health and safety precautions were excellent, yet we were able to fully enjoy every inch of the house. Our room was spacious and comfortable. We loved the private patio off our room. It was perfect for grabbing picnic lunch from the Pike Place Market. During the sunny parts of the day, we walked Greenlake. During the rainy parts of the day, we sat in front of the fireplace or read our books in the comfy reclining chairs in the front room. Each morning there was a delicious breakfast. My dad and step-mom came in to visit me last month (July 2013), and I had found this place for them to stay. I live just a 10 minute walk away, so I was really excited to find a place in Greenlake that they could stay that wasn't in my apartment. They've stayed in Belltown and downtown when they've come out in years past, so this was their first immersion in my neighborhood. While I didn't sleep here, I helped them check-in, hung out doing some work one morning, came for breakfast the next, and helped them check out. They stayed in the Ballard Room, which I thought was extremely lovely. Initially I had thought it was just going to be my dad who came out, so I'd suggested it (since it is the smallest). However, the two of them were very comfortable in it, primarily because the common area is so spacious and comfortable. The common area was great. An array of couches, a nice table that seats 3, and a sunroom with chairs, an on-demand coffee machine, and a basket of goodies (fruit, freshly baked goods, trailmix, granola bar). My parents hung out down there (and took walks) while I was working in the mornings. I had to work one morning remotely and just plopped down on a comfy leather lazyboy, and worked for an hour before we could leave. WiFi worked well, and they didn't mind my presence. Blayne and Julie were both extremely welcoming and warm people, and so incredibly thoughtful and considerate. I really enjoyed chatting with them both briefly. Breakfast was AMAZING. So. Good. They provided a menu, and everything is cooked/prepared to order. With notice, guests can invite someone (like me) to join them, and I don't think it cost my parents too much extra. Whatever the cost, it was worth it - better than any breakfast place I've ever eaten in Seattle. And the location is prime - right at the north end of Green Lake, there are several restaurants within a 5 minute walk, busses to get downtown, and not too far from I-5 or Hwy 99. Highly recommend to anyone looking to stash their visitors somewhere. Though warning - they may not want to leave to come visit with you! read more

What a great way to end my vacation! I had a great time staying in the Greenlake room. The room was so comfortable and the jacuzzi tub was perfect after a day of sightseeing. The attention to detail was impeccable! I loved the mini fridge filled with drinks in the hall, the bookcase full of dvds, the hot water and tea available all day, the fruits and yummy pastries, the delicious breakfast, the bath products (I'm going to purchase some myself) and the location.. the location was wonderful! It was nice to be able to run around Green Lake for some much needed exercise. Greenlake Guesthouse is located on a pretty busy street so it can get noisy, but ear plugs are provided! I just returned from a three day stay at the Greenlake Guest House. I have two regrets: That I did not discover this place sooner, and that I could only stay three days. You could spend a small fortune on a hotel room in the Seattle area and not find anything near the comfort and charm of this B&B. The owners Blayne and Julie are precisely the sort of folks who should run a B&B. They are warm and hospitable, making their guests feel truly welcomed, and they have paid attention to every detail of their establishment. From the spotlessly clean and wonderfully appointed rooms, the afternoon wine, the extensive DVD collection and the delicious breakfasts, they have thought of everything to make their guests' stay memorable. The location is both easy to get to and picturesque, parking is no problem (a rare thing in Seattle) and the house itself is a charmingly restored and upgraded, lovingly cared for Craftsman treasure. If you are looking for the ideal place for a romantic weekend, or simply want to stay in a beautiful home away from home, Greenlake Guest House is it. Plenty of parking on the street Very welcoming staff. AMAZING treats in the room and in the lobby and a fridge filled with sodas, etc This is the perfect spot to stay if you just want to relax and unwind. the location is wonderful somebody else mentioned that greenlake road can be noisy at night. the first night I noticed the cars and the second night I did not. however, I would suggest if somebody is a very light sleeper, to choose a room that does not face the road. the view isn't that spectacular since the trees obscure most of the lake view. We recently traveled to Seattle to celebrate both of our birthdays...and the Green Lake Guest House is by far one of the nicest B&Bs we have ever stayed at...truly "Flawless in Seattle". From the moment we arrived in the conveniently located and scenic Green Lake neighborhood and saw the beautiful craftsman house... we knew this place was going to be special. We were greeted by Julie and she made us immediately feel welcome...we were able to even check in early and she had a "Handwritten" birthday card and special Seattle Chocolate treats waiting for us on our bed..who does that nowadays..it made us feel like we were visiting an old friend. Even the sign as you enter says "Enter as Strangers...Leave as Friends" and the motto couldn't be more true. Both Julie and Blayne are wonderful hosts and now they are our friends...they both made time each day to speak with us, give us tips, and just chat. Also, the people they hire to help are just as nice and friendly. They offer a wonderful homemade breakfast each morning..truly delicious...we especially liked the Pumpkin Pancakes for our October birthdays...and when my wife told Julie how wonderful they were.. within minutes Julie had emailed us the recipe. They also host a "happy hour" at night where the guests can congregate and sample some local libations. I truly enjoyed sitting in the window and looking over the park and lake, as we chatted with Julie, Blayne and the other guests. We had such a beautiful and comfortable Parkview Room..with a view of Green Lake Park's activities and scenic Autumn Trees. The room had a gas fireplace with a remote control to shut off from your bed. How convenient. The bed was super comfortable and the bathroom even had a super sized Jacuzzi tub as well as a separate shower. We were able to conveniently stroll on the parks 3 miles of trails that encircle the lake and also thru the quaint Green Lake neighborhood homes that surrounds the inn. Within a five minute walk there are several restaurants , coffee shops and bars...that we frequented often. We could have spent all our time at "home" in Green Lake...but when we did venture out...it was just a quick ride to Downtown, Capitol Hill, Ballard, Fremont, The U district and any place else we wanted to go. Overall it was a great "birthday" vacation and we are so glad we discovered this Flawless Hidden Gem in the Emerald City. Let me preface this by saying that I did not actually stay at this B&B, but based on my quick interaction with them I wouldn't recommend them based on their lack of solution oriented customer service. I was staying in Shoreline with a friend for the night and planning to meet up with a friend near Greenlake the following morning and then head north to go camping for the weekend. I called Greenlake Guest House to see if they would store my luggage for 2 hours while I was in Greenlake. Although the woman was nice she immediately said no and did not offer an solution. I asked if I could pay a fee since I really wanted to be close to Greenlake. She quickly said no again and suggested I go to the traditional hotels which were miles away - since I'm visiting from NY and don't have a car that wasn't going to work. Maybe this place is nice but maybe it's not. Based on their inability to help me with a normal traveler solution - I wouldn't recommend them. read more

This was one of the best Bed & Breakfasts I've ever stayed at. Blayne and Julie were extremely sweet along with the other women who worked there. The breakfast was amazing and they offered a ton of yummy options. Every day there were delicious baked goods, coffee and snacks. You can tell they really go the extra mile to make their guests feel at home. The location is unreal as well. Each morning we stepped outside and went for a run around the lake. It took me a long time to review this place but here goes: My family (parents and 2 little sisters) was coming to Seattle from Michigan for 2 weeks and thought it would be nice for my parents to spend their first night alone for a little romance. They stayed for a night at GGH, very end of June 2008. I called a few weeks ahead of time, had my choice of room (picked the Greenlake Room, I think) and the owner was sweet enough to allow me to book it for one night (versus the normal 2-night minimum). I was happy with the customer service, it was all done over the phone, easy peasy, no surprises or hidden fees/charges. My parents were all happy cuz the room was comfy, the lake was right across the street, the breakfast was "really healthy and yummy" to quote my mom, and there was a cute little beagle that greeted them in the morning. They had never been to Seattle and they loved that one of the first things they did was walk around Greenlake. It definitely put a positive vibe on the rest of the trip for them. I mean, come on - Greenlake, sunset, at the end of June, we all know how perfect that is. (My mom: "Wow, Seattle is so pretty and the people here really like to exercise!" lol) Fantastic location, cozy rooms, beautiful house, decent rates, and lovely owners who know how to take care of their guests. One of the very best B&Bs we've ever stayed in. Our room was the Parkview and the view was lovely. We left the lights off when we were there at sunset just so we could enjoy the view to the maximum. Delicious homemade cookies, coffee and tea were available at all times. Beautifully decorated house and guest rooms. Friendly host & hostess. We never managed to be there for the wine hour. Heated bathroom floor, a big shower (which I prefer) and a jetted tub. We especially liked the DVD collection of Best Picture movies. The most laid-back beagle I've ever met. Within walking distance are the lake (of course), Chocolati (best cocoa and cayenne truffles I've ever had) and several nice little restaurants. read more

My wife and I stayed in this beautiful bed and breakfast and it is definitely where we will stay when we visit Seattle from now on. The room was comfy with a fireplace. The bathroom had heated floors and a jetted tub. In the morning before breakfast we walked around Greenlake drinking coffee. We chose Greenlake Guest House after seeing all of the positive reviews on TripAdvisor and Yelp. Our stay was a great experience: the room was comfortable, the breakfast was delicious, the location was beautiful (the lake/park is just across the street!) and the staff was very accommodating. For example, on our last day we had to leave early to catch our flight home. Julie, the innkeeper, offered to wrap up some tasty breakfast food and leave it in the guest fridge--no sad airport breakfast for us! read more

This place is one of the best experiences I have ever had staying at a B&B. The bed was super, the room (Park View) was perfect with a heated bathroom floor, and the best lighted mirrors ever. They showed way to much magnified pores than I knew I had. The breakfast was great, the special of the morning was tasty and the next morning, the poached eggs spot on. Great hosts, easy conversation, great suggestions, parking easy, and would use them again. This place knows how to make a stay memorable. read more
