Greentree Realty discriminated against me! I was the first person to express interest in a townhouse in the southwest Atlanta area in August 2013. The first 2 times I went to view the property, they didn't even have the key to get inside. That was 2 wasted trips of my time. Then they told me the application process takes 5-7 business days. But he 10th business day I had not heard anything. I do not receive paychecks because I am an independent contractor, so they told me to provide them with 1 years worth of bank statements as proof of income. (Mind you, they only originally wanted 2 paychecks which is 4 weeks of income, I had to give them printouts for 52 weeks that showed every deposit and everyday exit card transaction I made!). I did that with no problem, even though it was costly to obtain from my bank. When I checked on my application, the representative Abbey or whomever emailed me back asking what was I doing prior to 2013? What was my job history before then? I answered her inquiry, only to have to continuously call and email their office for updates until she finally told me I was rejected/not approved for the property! That is discrimination based on income. Unfair housing practices! I met all of the requirements! My bank statement deposits clearly showed deposits totalling to 4-6 times the monthly rent! I was not given a reason why I was rejected, I was just told no after a long process of more than 10 business days. Furthermore the process took so long that I had less than a week to find a new home. I had put all of my eggs in one basket because that 3 bedroom townhouse was everything I wanted (2 car garage, jacuzzi tub with jets, hardwood floors, etc). What's even more crazy is that I got a townhouse in the very same subdivision, same street, like 10 properties down, just with a different realty group! read more

Horrible,horrible! I've been in my rental house since August (5 months maybe)... I cannot even begin to express my frustration with the company, owner, the whole deal..allow me to just say everything has gone wrong and NOTHING has been repaired in a reasonable amount of time or, not at all. This has been the most frustrating experience bc i love my little house, but the truth is, it's a total lemon underneath!.i cannot believe how many things can be wrong in less than five months with one place!! ## I've literally had to call about something once a month since being here. unacceptable. I don't get emails returned to me on time, and sometimes, never..and I've been living for over a month, with my sub floor exposed with the tiles all broken and rotting flooring in my only bathroom...and still no date to start the work! It's not my fault this home wasn't properly inspected, and that the owner is pissed! I have to live here! Such a shame..i was so excited. read more

One of the worst Property Management ever. After dealing with them for all sorts of fixing, repairing, the tenant they found for me was a drug dealer. My rented property was RAIDED twice for drug issue on property. I don't know what time of background check they did, but it was horrible. Also, they take no responsibility for anything. All they asked is money money money, but did nothing. They didn't do any house check and my house was destroyed by tenant who didn't pay and ran away. Even then the tenant didn't pay for the rent, they still asking me for management fee.. Highly not recommended!!!! read more

In January I hired Greentree realty to manage my duplex. I did have a concern with not only having to deal with the property manager but a management team, as time went on i found the experience to be very responsive and attentive. it is nice that i can always call in and have a representative assist me . I recommend them !! read more

When I tell you that they suck, it is beyond measures. I was a renter and had to take a job out of town. Upon move in the carpet was filthy, the stove was beyond filthy and I gave a 1000.00 deposit... Out of my deposit, I am only getting back $317.00 dollars. They charged me $250.00 to clean the carpet which was dirty when I moved in, $200 for maid service which I left it in better shaped then received $135 for sheetrock repair for putty, sanding and panting.. by the way the putty and paint was in the garage.... they charged me $100 for a garage fob lucky me I had it.. ;-)... . I am several states away from my property. I stopped using Greentree Realty in Dec, 2013 - when I stopped using them, Tiffany Sharpe had a worker rip the attic fan base off -- he left it, coldest week of the year. The next realtor went in to the house and found it - I was paying for utlitilies. I wrote a review at the time, December, 2013. The destruction - allowing heat to go out the roof, was in retaliation to me balking at her demand for an attic fan cover, at several times the price of one listed on Amazon, or because I changed companies. This was the act of someone dishonest, vindictive and unstable. Today, 12/4/2014, Thursday, almost a year after leaving that company, Tiffany Sharpe sent an e-mail to me -- subject, "Winterization:. If the owner, Reynold Massenat cared about his business, he would fire her. read more

Lousy, dishonest place. Their representative, Reynold wasted half my day on 2 properties all the while promising that Geentree would manage the property. He said that he would contact us soon. Never heard from them. Got the run around. Then about 3 weeks later received an E mail froms there office stating that they could not manage the property-- No explaination given. DO NOT USE GREETREE. Bad, bad, bad. My husband and I were living in another city and decided to use this company to manage our property. Bad mistake. The company was HORRIBLE about letting us know when stuff was wrong. When the renter brought an issue to the company's attention, they would literally wait until 4 in the afternoon and send an EMAIL. My husband gave them his work# repeatedly and said he was not always at his desk. Nevertheless, they never called him. And when they did send an email, they would say some small email like "Toilet broken." Umm, okay. That would force my husband to send another email to ask WHAT the problem was and then it would take another 24 hours to get a response and then another 48 hours to find out the cost so we could pay it. They wold turn this into a 2-3 day ordeal and whenever we knew the problem and the cost, we had no problems paying them. We wanted to take care of all the issues as quickly as we could. We are actually the owners of the house Hollie L complained about below. We are genuinely sorry that Hollie did not get a quick response time either. Yes this house is 100 years old so things go wrong. The bathroom issue was 100% their fault for taking so long. They took a week to even get a person out there. When they did, it was the wrong repair person! The person wasn't the one who could fix it; they just told the company that the floor needed to be repaired. Hello, we knew that! Then there was a huge snowstorm and after that it took another week to get an estimate. Their estimate seemed wayyyy too high, but after a second opinion, we decided to pay them. Here is where it gets sketchy: two days later, they sent us an email saying they refunded our money for the repair and they were giving us 30 days notice that they would no longer manage our property. This would have been fine, except for one thing: there was NO 30 days notice. The company told us they were giving notice and proceeded to do NOTHING to manage our property for the next month. They also refused to respond to our emails OR our numerous phone calls. So we worked with the tenant ourselves and found out they had been telling her that we did not give them permission to fix the problem. Obviously this was a lie and we have numerous emails from husband documenting that he was trying to get the issue fixed. We have proof this was a lie. Another issue: apparently they were NOT using their own maintenance people as they had suggested to us. Nope, they were using someone else. When we managed to get in touch with this person, they sent us a copy of the estimate that they had sent Greentree. Imagine our shock when the estimate Greentree had sent us was more than $1000 higher than what the guy gave them! They basically took his estimate, erased his logo and input their own, and LINE BY LINE they increased every single number. Seriously, every single one. I guess Greentree dumping us was a blessing because it saved a lot of money. It is interesting to note that yes Holie was waiting for this bathroom to be fixed for a month while Greentree was in charge. But when they forced us to do everything ourselves, we had someone in the house fixing it within 48 hours. We even reduced the rent since Hollie had to spend several days in a hotel. But this repair then raised some flags about other repairs they had done for us. We tried to get the original bids from Greentree or even the names of the companies. They refused and said it was up to us to get those other bids from the companies, but of course they didn't give us the names. Luckily, the tenant remembered the name of at least one other company when they had done earlier plumbing work. When we tried to get their original estimate, at first they said they would email it. When my husband didn't get anything, the company then told us they would NOT give us the information because we weren't the ones who hired them. It didn't matter that we owned the house. I am sure Greentree talked to them and prevented them from giving us this information. We also told Greentree we would go the GA Real Estate Commission if they didn't call us back so we could discuss these issues. Someone did email back and said a member of management would call us. But of course no one ever did. Well we did file a complaint with the GA Real Estate Commission and just hope they get some kind of punishment. What they did was fraud. It was criminal. I wish I could have had a positive experience. Since I live out of town, I hired Greentree to manage my property as one tenant moved out and another moved in. The website looked professional and the owner, Reynold Massanet, appeared knowledgeable. So I hired them. They found a tenant within a month of the other tenant moving out. Great. I asked if all was well, and assumed that no news was good news since they did not return my calls. I did get ocassional frantic calls about the need to purchase a new water heater or HVAC motor. When I asked how much it would cost or to have the repairman's estimate sent to me, I was told they would get back to me. I never got them. After 2.5 months I had to angrily request invoices and documents pertaining to my account. It was then that I received a copy of the walkthrough that showed that there was a list of repairs that needed to be done. The home had not been prepped between tenants and the tenant was told that I was refusing to authorize repairs. The truth was that the home is insured under AHS and Greentree had the contact information to the maintainance person we agreed would take care of the home. They kept trying to get me to use their people. After learning of the condition of the house and that these issues existed since the tenant moved in, immediately contacted repair people to make repairs, but Greentree told me that I would have to pay $40 an hour if I expected them to coordinate the repairs at the home. At the same time, they were telling the tenant not to work with me and that I was refusing to make the repairs even though they had their own maintainance person ready to make the repairs at any time. The owner has yet to make contact with me. He does not answer my calls, he will not return my calls and he is never available at his home/office or cell phone. The tenant filled a complaint with the Fair Housing Commision and that was how I was able to have repairs made to my home. This has been an utter nightmare for me. I have learned my lesson. I will pay double the monthly commission for a management company that keeps their word, is honest, respects my home, respects my business and has the capacity to handle the services they offer. read more

So my tenant decided she no longer wanted to forfill her contract which would have ended at the end of October. She has skipped out on 2 months of rent now, and once again Greentree has done absolutely nothing to her for early contract termination. I'm not sure why anyone would hire a company of that magnitude to take your money and not forfill any of their contract agreement about going to court on the Landlord's behalf, or making them clean the property up before they leave. I have had to hire a lawyer to communicate whith these people because they refuse to represent me. read more

Greentree Realty does bad business!!! I notified gtr that I would have to turn the property back in early because of a job relocation. However, I would honor my contract and continue to pay the rent and utilities until the lease ends. I cleaned the property from top to bottom, had a cleaning company come in behind me and re-clean, had the carpet shampooed, no trash or personal belongings anywhere on the property. I carefully went back through the property to make sure there was no excuse for them to keep the security deposit. None of this was good enough because they kept over $400 for a few marks on the walls and a small stain on the ceiling. I disputed the stain because I submitted a few maintenance requests while in the property for the upstairs bathroom plumbing not working properly. They eventually did come out to resolve, but apparently not before a small stain resulted on the ceiling below the bathroom sometime during my stay. I also disputed the marks on the walls because that's normally considered reasonable wear and tear. They refused to work towards a resolution claiming that the Move-In check list has a small disclaimer to return the property as you find it. Well, according to them this means even if it's normal wear and tear. The sad thing is according to the other reviews they will probably go back and charge the landlord hundreds or thousands of $$$$ for something that I've already paid for. read more

I called looking for information about rental management and got the owner. I asked about Greentree Realty, Inc process. He proceeded to tell me that the1st thing they would do would be to visit my home. I immediately stopped him and said no, I need to understand first who I'm doing business with to have access to my home. I was stunned when he said that I needed to call someone else. WOW! I found this company through a friend who uses their services. It is a good company in the Atlanta area. The process was smooth even though there were a few not so wonderful applicants we had to go through before finding a good fit, employees have been pleasant. read more

Horrible company!! 1 star is waaay too many! And that is speaking nicely! Their communication skills are the worst and very rude ladies working in the office, upon moving out the total of so to speak "damage" was ridiculous. When in fact I left it looking better than it was when I moved in! I didn't even mind not getting my deposit back to not deal with this company any longer!! Please do not rent from them, it will be trouble and if you are an owner and wanting to list your house, I would run far from them as well... it was one thing after another with them! read more

Absolutely horrible!!! Property owners beware!!! This company shouldn't be in the property management business. The tenants that were placed in my home were were not thoroughly checked out, they not only didn't pay the rent, but abandoned my property and left it in horrible condition. Greentree Realty will not report this to the credit bureau, or make any efforts to make sure these tenants don't do this to anyone else. They are all about the money, and charge you for every little thing!!! I will never use them again....BEWARE!!! read more

Greentree Realty has been my property management company since 2012. I really haven't had any problem. I've had the same renter since 2012 but I really don't like to give 5 stars to any business because I feel there is always room to do better. read more
