We had mortgage payments to make and the bank wouldn't take an excuse that our property management company couldn't figure out how to pay us. Michael also returned our tenant and owner security deposits. We've switched to a new property manager. In the end it all worked out, but it took a lot more effort on our part than it should have.

Facts: -approved work from vendor that was incomplete, the paint work that was completed was poorly done and not executed by a skillful painter. After two months of no tenants I decided to visit the property to see why. Paint on the floors, paint on all hardware on cabinets and doors throughout, paint on the appliances. Wrong type of paint was selected and poorly applied leaving brush marks, paint bleed and excess paint drip spots. Even the vents were inoperable due to excess paint. -additional light fixtures and mirror removed without authorization -Ed Ledlum acknowledged during our walk through on May 9th he was responsible for removing a face place covering wires and dryer ducting and would replace. However when I returned to property on May 31st nothing had been replaced. -I had the property removed from being listed because of the hole in the back deck that was not addressed or noted during the 5 months he was managing the property and the horrible paint job. The mirror removed without authorization was replaced with a mirror that was chipped and not properly mounted. -Later learned my pest control vendor left two messages with All County to schedule termite inspection as part of my maintenance agreement that was not returned. All this is evidence there was no onsite management of work being conducted at the property. If at least one visit was conducted when the first room was painted it would have avoided having to pay double to correct the entire interior paint work and losing revenue for months.

I found that this woman was flexible with my needs as a rental owner. She has a full time service team with about everything except a plumber but she does have a plumber she uses on hand. She also provides the service of checking out the property before hand and fixing it up if it needs repairs prior to being rented. Great customer service and I can appreciate a business person who places customer needs above short term gains.

I had my 1st experience to partner with a Homestead Realtor, Quinn Arnau. I was the listing agent, representing my seller on a midtown condo. Quinn was the buyers agent, representing his buyer. My top floor, midtown ATL, Tuscany building 955 Juniper condo listing was fresh on the market. Quinn was the one of the 1st interested agent to reach out. Not only did Quinn text and email but he called me to aggressively check on the status of the home. He knew that this listing was a catch & wanted to make sure he won it for his buyer! Quinn had Great communication skills form the beginning!!! Competition to buy a home is stiff in ATL, with inventory being super low (2.4mo) , a Seller's Market ,and an abundance of buyers due to crazy low interest rates, sub 3% . He was able to quickly secure a condo showing appointment for his buyers. Quinn's buyers, loved the spiral staircase loft, 2 bedroom condo, and Mediterranean charm condo building surrounded with gardens & fountains. Quinn's offer for the Tuscany Condo was very clean, organized, and polished in a nice PDF. He also included the buyer's pre approval letter (most realtors forget to include this or don't even know how to put an offer in a PDF file). His deadline to reply to the offer was aggressive. Very smart move on Quinn's part, seeing he sent the offer on a Friday evening cutting into a dangerous weekend of tons of scheduled showing appointments and possible buyer competition. Instead of 24h to reply to his offer, he gave the seller and I 12h to reply. Quinn's strategy of the short deadline to reply to the offer , was to keep other potential buyers away from competition. Remember, most buyers tour a home over the weekend and most homes get offers over the weekend. While under contract realtors have to meet many deadlines including.... the submission of earnest money, due diligence, property inspection, appraisal and financing deadlines. Quinn was responsible enough to check in with me vs. me chasing him for updates on our deadline. He was very organized and made sure that his buyer and lender were also on top of deadlines. His buyer, lender and him were so punctual that the lender gave the green light of 'clear to close' at least 1 week before closing! This makes all parties far less stressed out, knowing that the loan underwriting and all paperwork has been complete and approved for the loan! I have allowed certain things to go undone in the duplex because I know it's an older property such as delapitated or decaying foundational boards under the kitchen, cracking paint around the ceiling, rotted wood from previous termite damage on the roof at porch, Windows that leak inside when it rains, and front door that when it is closed you can see outside however today's level of disrespect by Allen, the owner of Remax Advantage Jonesboro and his team, I will not allow. Today, I went into the office to speak with someone about my vacating the property once my lease was up, I got the dates wrong while I spoke to Micheal. I left and received a call from Allen once I left the office about the date I stated I was moving out. He told me I needed to write a letter stating that I was vacating. My error was that I asked him the purpose of the letter since I had already given verbal notice to "Sean" and my lease was going to be up so I didn't understand. I didn't realize Allen had put me on speakerphone where there were two other people in the room. One of people said "you don't even know who you talk to because there's no "Sean" here so that's why you need to write the letter." I told them that I had just seen & spoken to the person and could describe him. At this point, there were three people, two men (Allen & Michael) and a woman, talking at me in a conversation that was suppose to be private. Michael, then mispronounced my name and I corrected him then he did it again on purpose, they laughed then Allen says in response...his name is Michael but he goes by Mateo. I let them know that I didn't appreciate being talked to like that especially since I have been a great tenant to them. Allen looked at the record and said yes you have paid your rent on time. They were talking over me and this was all because I asked a question about the purpose of writing a letter since my lease was expiring anyway. I was attempting to gain understanding which I stated several times during this call. And eventually I was hung up on by Allen, the owner. They were very unprofessional, rude, childish, and condescending. To be laughed at, talked down to, ganged up on, and disrespected like I was today was very disheartening. If this is how the people who do pay their rent on time and before time are treated...I can only imagine how those who don't pay are treated

Anytime I submitted a maintenance request form, i got a call from a Remax representative the next day saying the request was received and someone from such and such company will call me to set up a time to fix the repairs. Sometimes I got the call from the company doing the repairs the same day, but overall, repairs were done in less that three days. Whenever someone was coming by to perform monthly maintenance tasks, i would get a call notifying me of such.
