They were extremely friendly and seemed professional. I talked to my agent openly about what I needed to get out of my property and we had numerous conversations about what costs would come out at closing. Several of these conversations were during the time of negotiations with a potential buyer. I even requested a copy of the closing documents ahead of time so that I could review them and be prepared. They were sent to me. All seemed fine and exactly how my agent and I had discussed. At closing the documents presented to me to sign were NOT the same as the ones they sent me to preview! There was an additional 2%charge to me that was never discussed or even mentioned. Needless to say I was not happy! The charge was listed as a possibility in the contract between me and the realty company but was never mentioned anytime during our conversations, nor was it listed on closing documents that were sent to me before closing, it only showed up during our scheduled closing meeting. It was a 2% charge on top of their 8% commission so for me that was a significant amount which caused me to fall short of what I needed to get out of the property. So I caution anyone considering using them. If you think they are working for you, they are NOT! My experience with this realtor ended on a very sour note, Underhanded and Unprofessional! I would never recommend them to anyone.

As a matter of fact, we were not even in New Hampshire but inquiring about a listed property from 2700 miles away. Some people could just take our call with a grain of salt or ignore it as "sure, out west" but not Linda. From the first moment we spoke to her she gave us professional courtesy, answered our questions, and offered her research. We really liked this particular house and flew out to New England the next day to take a look. Once again, Linda was professional and prompt, arranging the showing and working with us as a trusted advisor when we wrote the offer the same afternoon. By 6pm she called us and said the sellers had accepted - an absolute successful conclusion thanks to her guidance and knowledge of the local market. After we flew back she continued to shepherd the process on our behalf, was present for inspections, coordinated with title, provided timely email communications, and took us to the finish line. Sure some agents can help you buy a house, but Linda Hitchcock went the extra mile and made it happen like a seasoned real estate athlete. We highly recommend her services and are extremely satisfied with our experience with her, especially as out of state buyers who needed someone local as our proxy. This is the kind of experience where people like her prove their value to both customers and the company she works for. Five stars!

Then, a couple of years later I took out another large space, and they were super decent to me on the rent, taking a great deal less than they were asking because a trusted tenant was a value to them. Then, a few years later the suite that was between my two spaces became available, and I took that suite, too. Although this was not our first home, it certainly felt like a first-time buying experience as many of the rules that applied in 2014 no longer applied to the housing market of 2024. Given all that, Kerry was the perfect individual to help us navigate this brave new world. Let me tell you why. First off, and possibly most importantly, Kerry has a great vibe. In January of 2024, my family and I began what turned out to be an extended search for our next home. In total, it took about four and a half months for us to find "the one." During that period we naturally spent a good deal of time with Kerry. In short, she is a delight to be around: easy-going, funny, and knowledgable. Kerry is also exceedingly responsive. During our long-haul search, I do not think we ever waited more than 20 minutes for Kerry to return a text message or call. This was crucial because we were searching from afar. At that time, my family and I resided in Saint Albans and would drive down to SE Vermont on the weekends to look at homes. Kerry always scheduled viewings that were very convenient for us and would offer to conduct virtual walkthroughs when possible. I know she was working with many clients at that time, but we always felt like we were the top priority. Kerry is knowledgeable. From helping us to understand the dynamics of the local markets that we were looking in, to suggesting ways for us to remain competitive in the face of all-cash offers, Kerry has a wealth of knowledge at her disposal. In short, Kerry is an awesome individual who demonstrated tremendous effort and ability in helping us find our little piece of paradise. My wife and I count ourselves fortunate to have crossed paths with this high-performing professional.

She never mentioned a decrepit 80 yr. old trailer still on the property,30 yards from our proposed build site. She purposely omitted pictures that would allow someone to see that,as well as the rotting decrepit fence only yards away. The property was listed as having been recently cleared, with a well and septic, omitting that the well was across the street from the property, and that it would need repairs. A person with her longevity and experience should know better than to do that,as she herself was the listing agent, therefore knowing the letdown ANYONE would have upon pulling in to see the property. The pictures posted were misleading by omission . The listing was misleading concerning the well and septic. She has served on the board of realtors multiple times, and the company HKS was her fathers, so she knows EXACTLY what she's doing, and none of it is with integrity. Realtors like her are what due diligence protects us from. With 30 years in business, with INTEGRITY , this is not a company I would buy a bag of popcorn from. She deserves this review, and then some. She knew our position with selling our home, suggested a hard loan lender , and knew the fees I would have incurred for just signing the documents. Thank God for years of doing business, and the foresight to not sign until I had driven those 7 hours to physically stand and walk the property. The flattened, deflated emotion upon arrival could have been easily avoided had she not mis-represented the property,& its condition. I dodged a $16,000 bullet by doing my due diligence. The gas and hotel not included. I recommend anyone considering this company to take a step back, and re-evaluate. Kristen, however, was helpful, professional , and a pleasure all the way till the end. I also recommend she find a better mentor , as this will save her heartaches later. My name is Russell Hebert

Nancy Proctor of the Masiello Group: The best there is ... None better!…read more We spent many months deciding that we wanted to live in Keene, New Hampshire, as well as reviewing online the many homes that were available in that area. From past business and personal dealings, we knew that a key person in helping us acquire the home of our dreams was a broker well acquainted with the area in which we wanted to live. After researching the online reviews of many New Hampshire brokers, and interviewing some, Nancy Proctor seemed the best and most able broker to guide us in the acquisition of our new home. Working with Nancy, it became very evident that she is an extraordinarily knowledgeable and skilled broker, who not only conducted and coordinated all aspects of the purchase of our future home with great facility, but was available to address our questions and concerns at all hours of the day and night. She listened very carefully to our needs, hopes, expectations, and wishes, and patiently took us to view homes that we thought were suitable, as well as some she thought were ideal for us (even though we hadn't considered them). In all respects, she was a most warm and caring, personable, informative, efficient, and effective advocate for our interests in buying a home in the Keene area. Once she brought us to the home that she and we agreed met all our requirements, she worked very hard to achieve the purchase of the home for us and was an excellent intermediary with the sellers, helping to assure that all issues and concerns were successfully addressed. As a result of her efforts, we were able to acquire our home within one month of starting our search with Nancy, closing within three months thereafter. She did an amazing job of orchestrating the closing as well, making it a very quick and straightforward process.

It's been years and I'm still thinking about this experience, so I've decided to write this review…read morenow. For what it's worth, the bathrooms and rooms are nice and the kitchen is very nice. All the appliances worked. Now for the bad: I did not expect to have many encounters with management because I am a very boring tenant. The same cannot be said about the couple above me, who frequently had shouting matches, and my roommate, who frequently smoked pot. I rented the Mills because it was cheap and let me rent a room for 6months. According to Sue, the general manager, I trashed the place so badly on moveout as to make it disgusting and unlivable. I had a dispute with my roommate, and he took it to Sue, who immediately took his side and inserted herself into the disagreement. She accused me of stealing, of being purposefully disgusting, etc. When I worked things out with my roommate (I apologized and it was warranted, some of my food had gone bad in the fridge when I moved out), she still threatened my security deposit. I had cosigned with my dad for a discount and asked him to step in after it was clear that Sue did not respect me-- She hung up on him twice and was confrontational in emails with him as well. I cannot imagine dealing with this as a young adult. Sue does not respect students or parents. Her unprofessional messages (typos, all caps, exclamation points punctuated by mistyping "1") are all pretty funny until you realize that this is the person controlling your money and living situation. Check your lease, take lots of pictures on move-in and move-out. Document, document, document-- I still have a whole Google Drive of photos and emails from this situation. I see Sue also comments on a couple of these posts as well. You do not have to take my word for any of this. I only ask you to notice how accusatory she is and that if you look at the Google Reviews anything less than pleasant is treated with "I'm sorry, we don't have you on the tenant list". I wish I could post the appalling emails she sent me. I wish I had thought ahead to recording the phone call she had with my dad. I'm embarrassed that an adult could act like she did. I can only hope she's turned it around in the years I've been gone, because 2 moves and 2 states later she is still the worst management experience I have ever, ever had. Before you rent, ask yourself: Can I guarantee, 100%, that I will never have any problems that require I talk to someone in management who is professional and respects me? If the answer is no, then this is not the apartment complex for you. Tl;dr: This place is cheap, it's fine, it's close to campus. Unfortunately, it's also close to Sue. If you're looking for off-campus housing, I'd suggest finding an actual house to live in with your friends.
