Worse than I could've imagined. In less than a month I've seen roaches, mice and bedbugs, spent over a month requesting treatment to no avail- had to call 311 and still not fully resolved. I discovered a cockroach infestation while moving in. I requested a N11 form (agreement to end the tenancy) on the basis that the unit was uninhabitable. I handed in my keys and was told my refund for deposit and last months rent was processing. When the refund did not arrive, I called the property manager and was told I would not get a refund because there is no infestation (I took videos and many photos). I have had to file a claim with the LTB. In addition, my furniture (brand new) was exposed to cockroaches and is contaminated. I have repeatedly called and emailed the property manager (Dragan) and Greenwin Corp. and they do not respond. I am fortunate that I did not have to stay in that unit, but many people would not have a place to go or funds to pay a second deposit for another unit. I recently submitted an application for apartment and Kitchener they have a promotion going on and with my income alone is more than enough to cover the rent plus I have a substantial amount of money in my investment account and along with my partners income rent and rental insurance would not be an issue however my application was still denied I don't understand the reason and it is very upsetting. They didn't specify why my application was denied even though I literally provided screenshots of all my accounts and my income how is anyone supposed to find apartments these days if your income isn't even enough ? I live in a Kitchener building, my Building Managers are Tom and Crystal. They are awesome. They go above and beyond to answer all my questions. They treat you with respect and when I'm having a bad day. I know I can stop in the office and Crystal and Toms great sense of humour, make your day 100 % percent better and lift your Spirits. When it comes to Maintenance Tom is very knowledgable. When I have questions about my lease or rights as a tenant I know I can rely on Crystal to help me. Whoever hired them knew they are the perfect people for the job. Their hands down the best Buildings Managers I've ever had. Since moving into 68 Hillside Dr, there have been numerous incidents with the building representative, Ethel (who lives a door down directly across from the apartment I was in), that have left me feeling targeted and unsafe in my own home. The most notable and concerning experiences were: * On September 13, 2022 - Ethel barged into my home with her master key without any notice. I was in a meeting that day as I work from home and I heard knocks on the door. As I wasnt expecting any guests, I did not answer my door. I few moments later, Ethel unlocked my door with the master key and was in the door with 1-2 other men who she mentioned was plumping, I was on my couch naked as well and felt so uncomfortable. She told me she gave notice on the door, however there wasn't any notice. My cousin has been staying with me in my unit and has been there even when I am not at home, I asked her if she saw or received notice, she let me know there wasn't a notice given or put on our door. Not only was this extremely uncomfortable for me, I feel extremely unsafe and this goes against my rights as a tenant. As a Trans person, I take my safety very seriously and this incident made me feel unsafe to live here. * October 6, 2022 - My partner came by my apartment to drop my service dog off at my house to my cousin and I was alarmed of an inappropriate interaction that had happened between Ethel, my partner, and her little sister. Ethel harassed them as they were dropping off my dog. She then started calling my phone after 11pm, and when she didnt get through to me, she then emailed me demanded me to tell my partner to come back right away to my house and take my dog out of my unit. When I saw the email the next morning, I had advised Ethel that my dog was fine and that she has not been left there without supervision for an extended period of time as my cousin was at my house 10 mins after drop off. My partner and her little sister weren't making any noise but Ethel was very closely monitoring them at the apartment, and when asked why she started acting irrationally, yelling in the hallways etc. Her behaviour was very erratic and disproportionate for the situation and caused my guests (one of whom was a minor) to feel very scared. Additionally, often times that I've had guest (Black folks and people of colour), come to my apartment, they've noted similar and uncomfortable reactions. In addition, instead of speaking to me she has harassed and threatened my guarantor to pay up on rent, even though she confirmed with me on the extension on submitting payment. This has been the third time she's complained to my gurantor without addressing me about the unit. I believe this is due to discrimination as I am a Black Trans disabled individual and my gurantor is white cis-man. She has not spoken to me at all regarding the unit that I pay for but instead calls my gurantor and threatens him about the unit and to tell him all the issues she has with me living there. I find this to be very inappropriate. I've addressed to Ethel that I was her first point of contact in regards to the rent and that everything should be brought to me first and that if for whatever reason she was not able to get a hold of me then I would understand why she'd feel the need to message my guarantor. She also has my email address which I've asked her to message me from now on so that there's a track record of all of this. She does not email me and I believe she doesnt want a track record of what she's been doing. I've reached out to management but they have done zero about it. I also came home from after their "inspection" and they left the walls open and mice came into my unit, chew up things and pooped all over the floors. Couldn't believe. Due to not only these reasons, I do not feel safe or comfortable living at this building. I am beyond exhausted with the constant racism, discrimination and micro-aggressions not only with me but with my guests. Unbelievably terrible, do not rent from them. The management does a horribly job maintaining the units despite their absolute best efforts to make the building look good to those who visit. Our site manager confirmed that our cabinets have likely never been replaced, in a building built in the 1960s. This has lead to conditions that encourage insect infestations, which is clearly against both provincial and municipal laws. There are cracks all throughout the cabinets, cracks between the floors and walls behind the cabinets, and overall terrible up-keep and poor workmanship. This situation has resulted in us having to kill upwards of 15 roaches per day. All the building is willing to do is continually send workers for "gel and dust" treatments, which does not at all address the underlying issue and is ineffective when there are insects throughout the building, and they have unlimited access to the unit. Not only does this break municipal and provincial laws, but it also doesn't make business sense. Why would a landlord continue to pay for ineffective treatments indefinitely, eventually costing more than fixing the underlying problem and investing in their property simultaneously. My brother had lived at 33 Davisville for 50+ years. He recently had a stroke and is going into a nursing home. The superintendent, and his neighbours have been wonderful with a special shoutout to James. The management office did everything they could to make the cleaning of the unit and removal of his belongings very difficult. I'm not sure how they expect me to be able to pay my rent when they don't have the parking garage ramp salted or plowed, and I can't get my car up to go to work. I've been waiting on a work order for a year. I know there's a pandemic, but I submitted it before the pandemic started. I have other work orders to submit, but after seeing how they dealt with the last one, I feel it's pointless. They shut the water off at least once a month. Even during the pandemic. They renovict people so they can get new tenants at a higher rent amount. When I moved in I was told my unit would have brand new appliances and a brand new bathtub. Maybe "brand new" to the unit, but these things are used, and I've been paying the same amount of rent as the people who got the upgraded appliances. The super is difficult as hell to deal with and will condescend to you any chance she gets. If you stand up for your rights as a tenant, they will make little threats that have no standing whatsoever (because you know your rights), to try to bully or scare you into doing what they want. I have emails upon emails and even a written note that was placed on my door saved as evidence of this unprofessional behaviour. And Greenwin doesn't care! If you try to call them to complain about your super, they tell you to call the super and refuse to help. They don't care about anything other than collecting the rent every month. Moved in to my apartment in October with the promise that balcony renovations would be completed by December. Shame on me for believing them. Lo and behold, it is now April and the balcony is a shambles, with no end in sight. I have lived 4 at 123 Emerald St. S. Hamilton, Ont. They make sure they do the little repairs that staff can do themselves. Sure they spray when you complain of cockroaches and bed bugs that dose not work. When it comes to big repairs like a water leak that leave you with ceiling and wall damage, that's a diffent story . To fix this problem is to come in a take pictures and go off without a word. Try to get anything done about it for over 4 months. When I talked to the superintendent about concerns of black mold . Lived in a Greenwin building when we first moved to Kitchener. Everything that could go wrong with that apartment did at one point or another. It literally was Raining in the hallway every time it rained and they refused to fix anything. Our apartment flooded twice, the heat broke, we had no hot water for days, etc. It was always one thing or another. We finally moved out when the apartment below us brought in bed bugs and infested the entire building. (They also refused to evict those tenants) Moved onto a different building in Kitchener managed by Balnar and they were AMAZING. We were living in an older building than the Greenwin one and no problems. Last year however, our building was sold to Greenwin. And guess what!? Within six months it was raining in the hallway again. Our poor neighbours had water leaking in through the roof into their house and into the hallway below. Greenwin again refused to do anything about it. I cannot recommend Greenwin LESS. They are absolutely awful building managers and I do not recommend them. It was evident that no unit inspections were done because day one we opened our oven and the internal glass panel was smashed. Took them 3 weeks to get that fixed. Our parking spot that we pay $95 per month 'vanished' before we moved in. So they gave us the spot where the snow plow dumps the snow... so we couldn't use our spot for 4 months. The superintendents freely give out tenant information to other tenants including the exact unit numbers of where they live. Serious breach of tenant privacy and very illegal! Finally, we had mold growing around our windows and walls in the bedroom. It took them 3.5 months, 3 contractors, and several unannounced visits to our unit to decide to paint over the problem instead of finding out where the leak was. On top of it all the windows aren't sealed properly so they build up so much condensation it soaks the drywall. I've reported the issue to property standards and filed for an N11. Moved into one of their "renovated condos " and have been living here at 37 vanier dr Kitchener. Let me star off by saying this company doesn't give 2 sh$&'s about their tenants or maintaining the property. Greeted by massive roaches on the first night so I had to sleep in a hotel, come to find out this place is infested with bedbugs as well. My roof has been leaking for 3months which requires a bucket that has to be emptied every night, with no feedback from management. To top it all off, teens smoke all kinds of substances in the stairway which flows directly into my unit. Greenwin, and I think under new Management GreenRock, has looked after these buildings for a long time (3 to be exact for this downtown location) and they do a good job running the complex. This is a rental building and they have a very eclectic group of renters: long term renters (20+ years, students, and all those inbetweeners). The buildings have been around from the 60's and all though they are not like the fancy new glass buildings, it's a pretty decent rental property. Granted there is not gym, pool, concierge, or any fancy thing like that, it's right downtown, and in a really good neighbourhood. My favourite thing about this area is you have some of the best local shops. Cumbrae's a very delicious meat store, About Cheese - self explanatory (amazing), great vegetable place, and just incase, you cannot make their open till 8 pm hours, there are three 24 hour places nearby. I've lived here for over 6 years, and it's the area that makes it great, the community driven resident association, whom i can only assume has my best interests in mind as they deal with management, and the management who is approachable and helpful. read more

And they can take the advantages do the floor and painting while I am still paying for the apartment. When I come back to finish my stuff on Mar 30, 2016. Lived at their 2220-2222 Weston Rd building before they took over and things were properly managed, maintenance was completed within 7 days of submitting a request. The day they took over they stopped performing proper maintenance on units. We submitted 4 requests (February 2013 for our bedroom radiator that the valve ceased, April 2013 for our sink plumbing that began to leak, July 2013 for our living room floor that the wood tiling began to lift in chunks and November 2013 for the radiator again) for maintenance, our sink leaked, the living room floor needed to be fixed due to a leaking window, our toilet constantly backed up (submitted a request February 2012 and never fixed) and our fuse panel began to blow random fuses for no particular reason. On a weekly basis the water would be turned off for 'emergency maintenance' and we never saw workers, just the building handyman shutting off the water. We submitted 20 excessive noise complaints regarding other tenants parties during the week that ran until 4am and people fighting in the halls. We moved in January 2011 on a 1 year lease, lived in the unit until January 31st 2014 when we had enough of not getting anything fixed and waiting for things to get fixed (came in once unannounced without notice and cut out approximately 10-15 holes in our walls to check wiring and just put drywall compound back up without cleaning up after themselves or repainting) gave them notice in writing at the beginning of December that our tenancy would be ceasing end of January. Today received an email that because we didn't give them any notice, that we owe them $1984 and that it is going to collections for rent for February and March. These slum runners that rent to anybody and move in drug dealing, party animal idiots that were always being evicted for non payment of rent after only 2 months tenancy, are why the market is so terrible for honest renters to get in to decent places. We paid for 48 months without being late once, gave them notice of our pending move out when we were not on a lease, and we're getting the run around. Well done... morons read more

I have lived in a Greenwin "affordable" housing building for the last several years in North York. The building is very clean and the super and assistant super are fantastic. The problem is the woman who runs the office. She is the most ignorant person I have met in a customer service role. She is rude to people in the building except for the ones she likes and who kiss her ass. Unfortunately she is a relative of someone at Greenwin and she's not going anywhere which is a shame. SHE NEEDS TO GO!!!!!!!!! She's been ignorant to me on more than one occasion calling me a liar in not so many words because I made a complaint. GREENWIN = NO HOT WATER ON CHRISTMAS That's right: I had no hot water on Christmas Eve, Christmas, or New Year's 2016-17, and the days between were hardly any better. I have lived in this building nearly 24yrs, my parents nearly 35. I speak from experience when I say Greenwin is hands down the worst management we have ever had. In 35yrs my family has never once seen a cockroach - nor have any of our neighbours, who've lived here 45+ years - until Greenwin came and let the junkies in. This used to be a clean, safe, family-friendly area: A senior couple I know often go to their car and have to kick away crack-needles; for quite a while, dog-walkers had to avoid dirty adult diapers from a *different* crackhead who was throwing them over his balcony. RIGHT NOW, at this very moment, my unit is only slightly warmer than outside (-6: my toes are numb sitting at my desk so do the math); my water is off for plumbing repairs, so I can't have a hot shower to warm up. My toilet is off, which actually turned out to be problematic. Did I mention this building is full of seniors? Never in my life was any of this an issue - now the water is off at least once a week. If I want a shower after around 10 or 12 tonight there will almost certainly be no hot water. Someone else mentioned that they increase rent beyond the legal guidelines - tenants in my building have also taken issue with this. A number of long-time tenants have simply left. IN SUM: If you're willing to pay $1600 a month before Hydro to live in a building with no gym, sauna, or indoor pool, an outdoor unheated pool that shuts down often, opens late and closes early; if your family doesn't mind paying $1.50 for every 30min spent using a parking spot, and if you don't mind a recurrent roach issue, a lack of water hot or otherwise, and elevators that chronically smell like sewage due to flooding from the dishwashers overloading kitchen stacks, by all means, go with Greenwin. But if you want 21st century western living standards, reasonable pricing, and prompt responses to tenant requests or inquiries, stay the f*** away from them - avoid them like the Plague. read more

Greenwin took over management of our building recently - and it's been a steep decline ever since. They have been negligent in countless ways, for example--the garbage and recycling are often left to pile up for weeks; the elevator has broken down 4 times and maintenance is slow (there is a senior resident in a wheelchair here); renovations led to leakage in our suite; they replaced our laundry with a new system that costs 40% more than before and they did not clear the snow once through the winter. Try calling or e-mailing and they give you the run-around. Or you get someone at the call centre with no authority to make anything happen. One saving grace - The staff who do cleaning inside are great and they work hard. It's the managers of this company who are negligent and irresponsible. read more

Horrible properties and horrible management.. Been living in a brand new renovated apartment and their are roaches throughout the whole building.. Management is aware and does nothing. There are rodents in the garbage shutes and cleaners mop only where there is a spill. Had water damage for over a year and nothing was done. Be one minute late on rent though and you will finally hear from someone.. Honestly the worst place I have ever resided. read more
