I've been leasing a property from this management company since June, and unfortunately, they have shown a complete disregard for tenant safety. One major issue I've reported multiple times is a loose stair nose that poses a serious safety hazard. Despite bringing it to their attention over 4 months ago, they have failed to fix the issue. Today, I almost fell due to their negligence, and now the stair nose is completely broken, making the stairs even more dangerous. Rai, who handles these requests, has shown no urgency in addressing this. The contractors they hire are incredibly unreliable--cancelling appointments last minute, rescheduling, and then never showing up or responding. This company's lack of professionalism and care for its tenants' well-being is shocking. I would strongly recommend against renting or buying from them, as they clearly don't take safety or customer service seriously. I am an out-of-state buyer and came across Greg and his team through Zillow after months of working remotely with several other experienced realtors in the Austin area. I was looking for roughly 3 months before with no progress... then I reached out to Greg... he was responsive, resourceful and knowledgeable of the area and the market. I am a seasoned realtor and investor in several other states, so working with Greg was very easy. Greg has a great team that helped me through the entire process of searching, viewing, offer, closing, and leasing. The property was listed 300 sqf less than its actual size, a fact he was aware of during the home survey but failed to disclose until three days later. This put me in a difficult situation as I had already given notice for my apartment. Additionally, Gregory was uncooperative in negotiating the price, citing adherence to the appraisal, despite the appraisal being unfair, a detail he was aware of. Obtaining information from him proved challenging, and he lacked transparency when interacting with the seller. Im a renter and my lease is ending in literally 1 week. I was told personally from the owners of the property im renting from that if its any issue to show the house to potential renters, i may refuse respectfully. Gregory Tran sends me a text around 8 pm and doesnt ask if its gonna be a problem or anything to show the house, he TELLS me hes showing the house the following day at 2:30pm. When i let him know respectfully its not a good time for me and to please respect my privacy at rhis time. He tells hes showing the house anyway and to refer to my lease agreement if i have any questions. So keep in mind if u sign with Gregory Tran he has no respect for tenants privacy. If hes NOT going to be considerate to his own clients tenants, then why would he have respect for anyone else. I strongly recommend not using gregory tran as a realtor.
