We spoke about each issue with the home that I rented and things were repaired and maintained in a timely manner. He came after hours to show me the property and and was on time for our appointment. He checked in after the earthquake to make sure my family was safe and that the property was not damaged. When I left the property he came to view the home and yard. He took pictures. I hired a professional cleaning service to clean the home, specifically the carpet as we had two dogs. The carpet was not "destroyed" but did show wear after two years of renting. I would definitely consider this real estate agent in the future as I feel he listens and is fair in his decisions. He is professional and knowledgeable. He went above and beyond to make a stressful time less so.

He put our home on the MLS and waited for the phone to ring. After threatening to pull the listing he did find us a renter, although our goal was to sell and not be a landlord. Our contractual agreement with him as a property manager was not followed. We never received a move in report and only a move out report after threatening court. He did not inspect our home after the large earthquake. We did not receive year end reports. He lost interest in our home when we called him out on the deficiencies in the services he was not providing. He told a roofer that we were "letting the house go back to the bank" therefore we weren't going to make the payment. He never paid the roofer nor billed us. A year later we were totally embarrassed when we found this out and paid the roofer directly. Upon move out, the carpet was severely damaged. (Our carpet was brand new upon the rental and after dog damage was told "pet deposit" was not for "that"!) When told the carpets were professionally cleaned we realized that it was a lie. Our home was not left for "immediate occupancy". Property management was a joke. He collected rent (yes) and deposited in our account (yes), but nothing further that was in our contract. Upon hiring a real estate agent who was wanted to work, our home sold immediately. I would NOT recommend!!

Many houses around us in our immediate neighborhood went pending almost as soon as they hit the market but we barely had showings. The only suggestion from Kolby and Mary? Lower the price. There was no strategy or tactics to increase exposure and taking a price cut seemed to be the only weapon in their arsenal. We finally did reduce the price but showings still did not appear. On a short time frame due to relocation out of State, we ended up taking a $55,000 price cut from what we were assured was a fair price to secure an offer. This left us almost breaking even and when I respectfully asked for a reduction on their commission to help us out of the jam all I heard was crickets. Our house sold because of the financial sacrifice my wife and I took, not because of any effort from the Mary Cox team. Can not recommend.

I called her to remove it and she quickly became defensive. I told her she had no authority to do so and the lock box needed to be removed immediately.
