    Ive been really patience and nice despite how I've been treated…read more Ive been living in their properties for around 4 months now. The first property I moved in didnt work because of the owner rules; one day i woke up to a man tiptoeing out of my kitchen. Me and my daughter was asleep on the couch. I immediately jumped and reached for my gun. In order to walk to the kitchen, he had to walk past me and my sleeping baby which didnt sit right with me. When I called Ellie's regarding this issue, some seemed apologetic & understood how badly that could have gotten while others stated it was out of their control because he was hired by the owner, which didn't sit right with me so management allowed me to transfer units. My current unit, Ive been in for around 3 months. Still managed my Ellie's. Since day 1 of move in there has been clear signs of mice & ant infestation. Ive made them aware of this day 1, sending them pictures/ videos. There are so many entryways due to amount of holes. The main one is the kitchen cabinet which also contains a ton of mold that has yet been addressed(also made them aware day 1) the cabinet has a HUGE chunk missing and it connects to the outside which is how they're getting in. Mind you, they moved me in knowing this. While inspecting the massive hole underneath the cabinet, I noticed blue bait which is more confirmation that they were aware of the infestation prior to me moving in. I found my 8 pound dog in the bathroom, eating that same blue bait. I looked under the bathroom cabinet and seen they laid some out there too. Again, confirmation that they KNEW. my final 2 strikes was seeing a mice run from my baby closet(on the SECOND FLOOR) that same day her face and eyes were so swole due to her being allergic. Then, at 7am while bathing my daughter, I seen a baby mice running from underneath my bed. Confirming the problem has now grew due to them not taking this issue seriously or making tenants aware of infestation BEFORE move in. I still have yet received a response from the property manager. The office answer every now & then but they are helpless because they have to go through management to get things done. The first week of me living here, they sent a pest guy that said he couldn't treat for the mice because it isnt his job to patch holes; he stated they will only keep coming back until they're patched by maintenance and only left 3 ant traps on the counter for me to sit out on my own. After weeks and weeks of calling about the mice again, they are wanting to send the same pest guy out who did nothing the first time. I spent the last few weeks preparing because now I am able to withhold rent: I have documented all communication on my end, all of the mice poof, ants, mold, doctor appointments, therapy documents, communication with previous tenants, etc. It's a violation to move someone into infestation especially while being aware! my 2 year old is allergic and still no empathy has been shown. No discount. No proper treatments. Rent is 1900 I decided to go up in rent to avoid things like this. it's only me & my daughter on the lease. Not me, my daughter, and a family of mice & ants . Something needs to be done! Every neighbor I have talked to, has them too which could be why Ive been ignored and treated like a nuisance. I'm not understanding why not take this serious considering there is so many airbnbs over here, my next step will be letting the guest know the area they're paying to be in is infested.

    Landlord Beware As I write this review of SCUDO Property…read moreManagement, I genuinely hope that I can steer other property owner's away from this company so they don't have to share my experience. SCUDO is a poor choice for property management as it failed to take care of my properties (it managed 6 of my properties over the course of a year and a half) without providing a reasonable level of diligence while charging constant and excessive fees. As an out of state owner, I must have a property manager that I can trust to take care of my property and not take advantage of me. Some examples of not operating with a reasonable level of diligence include, but are not limited to: 1. Charging for a new dishwasher which was never installed. When I moved the property to a new property manager, I discovered what had happened, and while SCUDO did reimburse me, it clearly failed to do its job. 2. My properties were all delivered to SCUDO clean (spotless) and ready to rent. During the process of finding renters, SCUDO determined that the properties had to be cleaned again. I was charged $300 to $400 per property to have them re-cleaned. First of all, SCUDO should have taken care not to have people with dirty shoes trapse through the house during showings. Second, the fees are beyond excessive to clean an empty house. 3. When the new management company went to get keys from SCUDO, there were NO KEYS for 2 of the properties, and they were given a key for another property that didn't work. 4. Two of the six properties (which had been fully remodeled one year prior, in fact one was a new building) had a laundry list of issues we had to address. Any manager paying attention to the property would have brought these issues to my attention. Some Examples of the excess fees include: 1. A "maintenance coordination fee". Seriously, I can't make this up. 2. $125 fee for preparing a 1099. I was charged this fee twice on a property SCUDO managed for 12 months (despite the fact that no 1099 was necessary the first month since there was no revenue). 3. SCUDO's "submission to legal" fee. Every other property management company I have worked with will bill the tenant for these fees and reimburse me once collected--not SCUDO. 4. $1000 to leave before 12 months fee--seriously, a fee to hold one hostage since SCUDO knows the value of its service. 5. $99 periodic report fee--I am not sure what is being reported as a third of my properties had major issues uncovered immediately by the new management company. 6. They also charged at least one of my tenants a "tenant benefit package" for $31.99/ month, when the tenant applied for rental assistance, SCUDO took close to $200 out of the rental assistance money for this "benefit" as well as late fees (which, of course, went to SCUDO). Essentially, SCUDO is always careful to act in its own best interest rather than that of its clients. 7. Of course, there is the 8% per month "management fee", but I am not sure what you get for this, as SCUDO charges an additional fee for everything that a typical management company covers in the 8% management fee. 8. These fees add up, January through November, on the three properties that SCUDO managed, their fees alone were 16.28%, 17.73%, 14.7% respectively. If you are a property owner, if you hire SCUDO, you should build in at least 16% to 17% for their fees in your pro-forma.

This last time was my 3rd time first time under his son Hunter! He and his team DO NOT CARE!! The day I moved in, the winter 2016, I was asked by their office manager, Toni, if I could wait a week because they had not done any walk through or cleaning from the tenants prior. I said "NO" because my lease was up that day at my old place. Early that summer I kept seeing mice and let them know, but all they did was put up traps and did not bring in a pest control crew to get rid of the situation. The neighbors who lived above (before the neighbors who live there now, said they got really big, almost rat size before they did anything for them in their apartment. All the tenants in our house (3 apartments) would complain about things and they never took care if the problems. My kitchen ceiling was leaking from the apartment above and they fixed it once. The last 3 times I asked they didn't do jack crap for an entire year, and they still didn't do anything by the time I moved out!! They had about 1/2 of the windows nailed down, which is a violation and I'm so glad now that Kansas City has laws against landlords!!! Toni's boyfriend, who is a head maintenance guy, only wanted to argue and not do anything. They let go of Mike who was an older gentleman who was the only one who actually did anything and cared about the tenants. They said they were coming in every 1-3 months for pest control, that never happened, because you would have thought they would say something to the owner, Hunter, about the ceiling. They only used their own people never anyone outside because they don't want to spend money. Yes, One weekend I was sick and asked not to come in, other times I let them come in, so another lie from his comments!! And when is being sick a crime? And they will lie and say your deposit is in the mail. This was my final straw, when you give me a shitty place to begin with, show no care in taking care of it and then try not to return the deposit. I was talking to Toni on Thursday, she said she mailed it Friday, well today is Monday, NO RETURN DEPOSIT CHECK!! I let Toni know and told her to let Hunter I was going to post if I didn't get it by 5pm today. Last person who said they were sending me something in the mail in the same city, I got it the next day. Well here is my post and my promise I was going to do what I said I was going to do! Now I will be reporting them to the city which I posted pictures and whom people can reach out to in Kansas City because no one should treat tenants this way!! Funny that the owner is SO LYING in his comments. I have a witness to what the place looked like because she helped me move and is a real estate agent. I also told him I gave back the place the same way I got it. I did not move in the day after someone moved out, I waited a month before moving out of my place as you have to give 30 days notice. Lies in your stories Hunter. Still going to the city and as you can see, many reviews that you suck. Let your dad take it over again, he does a better job!! 6/16/20 Funny how in the comment from,Hunter Knaack owner, said that his office manager mailed out a check on Friday 6/12/20 and we all live in KC and I still have yet to receive it? So yeah, I did call her and you both liars because I've received nothing. People need to know what kind of business you run!

Came across a snazzy apartment with beautiful brick walls through a 3rd party leasing company and found out that the leasing company was Knaack. I saw the negative reviews but decided to give them the benefit of the doubt. I paid my deposits for me and a cat I was supposed to adopt and myself. I hadn't seen the apartment since i viewed it the first time. Didn't raise any red flags. I pointed a tree growing out on the patio, a torn patio screen and a missing bathroom vanity mirror to the leasing agent at the time and it was dirty but i figured it was still getting it ready. When I went to pick up the keys, i was stoked and excited. The location was great and it was an upgrade from my current place. I went inside and noticed a mouse catching box outside the door. Figured it was ground floor apartment, whatever. I walked inside and first thing I noticed the tree was still there...patio screen still torn. Okay...I start walking around the apartment and noticing things. Like the missing vanity mirror, dirty bathtub, dirty stove, dead flies on the counters and window sills. Mouse traps in the HVAC closet and under the kitchen sink etc etc. I could literally go on. My first thought is like maybe the COVID made it weird, but I was on Facebook live while i was checking out the apartment and my friends and family urged me to top trying to clean it and to go get my deposits back. A filthy apartment, especially during a Pandemic is unacceptable. I go to the office and Toni, who is amazing by the way, is there. She's super nice but from what i have heard, vey spread thin in the office. But I go in and begin talking to her about how the apartment is filthy and how it would be unacceptable for me and my mother, who is older will be moving in with me because of the COVID, to live in. A man who i am assuming is the owner of the properties steps in and begins talking to me about the property trying to figure out what was going on. I explain to him about the dirty and unready apartment and show him the pictures that I took of the property. He essentially tells me that he won't be able to refund my money without talking to the 3rd party because it is a lot of money to lose because the 3rd party makes him pay a fee. Whatever. The apartment is filthy and I need my money back, I won't move my things into an apartment that isn't ready. Toni tells me about the maintenance man who tried to come to the apartment who offered to "clean" His idea of cleaning was a joke because he came to the door with Lysol wipes informing me that he did a walkthrough earlier that day and noticed that there was some stuff in the tub and asked me if i wanted him to wipe it up really quick......no thanks. You'll need a lot lore than that to get that clean. The owner tried to offer to get a cleaning company which I declined because at this point, the fact that you thought this was okay is honestly appalling. All in all I did get my money back after my mom and sister called up there and berated him but the fact that he told me that as a tenant it's my responsibility when viewing the apartment to take notice of things that aren't satisfactory, which is true to a *degree*, I didn't think that having to ask the landlord to hire a cleaning company was something I had to do. It is usually expected. Would not recommend, I am so glad that I decided not to rent here. Who knows what could've happened down the line.

    Absolute worst experience with this property management company in Kansas City, Missouri…read more Requesting receipts for the charges they deducted from our security deposit as the property was not maintained to begin with. Beware as I could share more stories. When my son rented this property the ceiling in the living feel down and they were displaced for weeks. Luckily he had renter's insurance to take care of that mishap and then the sewer & drainage issues they had during this time....even the neighbors said it's been going on for years. Now the home is for sell. What a joke...Legal scam artists for sure.

    I would not recommend HomeRiver Property Management based on my experience…read more From the beginning, I clearly stated verbally, by email, and on their intake form that I wanted a 2-year lease. When they sent the lease, it was written for 1 year, and I had to push to get a corrected lease signed. I also requested property inspections every 6 months. After 9 months with no inspection, I had to follow up myself, which is what finally triggered them to schedule one. The inspection photos were very poor quality and not useful for evaluating the condition of the property. In one of those inspection photos, I noticed a cat in the unit--HomeRiver missed it entirely. It then took them over 5 months to get the tenant's pet paperwork completed and begin collecting the additional pet rent. I was told twice in writing that I would receive retroactive pet rent, but they never collected it and I was never compensated for that lost income. There was also damage to one of my garage doors after a tow truck incident at the property. HomeRiver initially asked whether I wanted to pay to replace the second door so both would match. After I insisted they pursue the tow company's insurance so I could be made whole, the tow company agreed to replace both doors. This should have been handled proactively by the management company. Another frustrating example involved a dishwasher issue. HomeRiver sent a repair technician and attempted to charge me $200 just to inspect an old dishwasher and tell me it needed replacement. They then quoted over $1,200 to replace it. I declined, called Lowe's myself, and purchased and installed a new dishwasher for under $600. Overall, I felt I had to do a significant amount of the property management myself despite paying HomeRiver to manage the property. My experience was marked by poor follow-through, missed details, inflated maintenance costs, and lack of proactive management. If you're considering HomeRiver, I would strongly encourage you to interview multiple property management companies and check references carefully before signing on. Lisa Springer

Timely communication and follow up has always been Ryan's strength. Ryan comes to the table ready to identify the issues and is prepared with good solutions. Now that we live out of State, we know we are in good hands with Ryan. Things that really stood out to me was his business practices. Royal Gate has excellent protocol starting with the screening process through to the Move In process. The thorough documentation and pictures taken at move in/move out is fantastic! This benefits both Landlord and Tenant. Honestly, Ryan is such a personable guy, he treats people with respect. Our tenants are happy. Did I mention Ryan has a construction background? He was able to give us valuable suggestions on repairs/renovations and ongoing maintenance. Ryan is also a licensed real estate agent. We used him on our latest sale and he handled it like a pro! I can go on and on but it really comes down to trying him out. We've been burned by Property Management companies before, I'm so glad we got off the last pirate ship and lived to tell about it LOL. It is a total 180 with Ryan! He gets the job done!

The garage door broke several times and was forced to leave it open overnight numerous times all night until the repair man got there. I was told by maintenance and several others I had one of the nicest units there. I also do property Management being a real estate broker. Then everyone who would stay was getting sick. I decided to have the air ducts cleaned with my own money, which is where the BLACK MOLD issue was found. I had been sick, taking shots every month etc and nothing was helping. Dog gone mold came out and provided a mold record that there was mold in the return air vents which were covered up and hadnt been checked in who knows how long. They proceeded to send there maintenance man out who clearly had no clue nor was trained to deal with mold. He scrubbed the blk mold off under the carpet and cut the pad that was completely blk with mold out and covered it back up with the moldy carpet which fixed absolutely nothing then didn't even show up to finish the job. I had no choice but to move. Fast forward to getting my deposit back. I lived there 3 years and just got my invoice and they took 660.00 to change a few light bulbs, and 231.00 to clean the carpet for the next tenant. The rest was for touch up paint which is crap since I lived there 3 years. So just know, you won't have a prayer of getting your deposit back because they will find ways to keep it. After 3 yars its expected to do some touch up paint but why am I paying to have the carpets cleaned for their next tenant. When I moved in it was filthy so I was forced to have a cleaning crew come in before I could move in and I left it spotless. I was charged to take down a satellite dish that was there when I moved in. Just total bogus charges. Total racket and BEWARE OF BLACK MOLD. Happy to provide pics if anyone needs them.

I'm here today to tell you about being a tenant with Classic Property Management. Kim is the best!! Always quick to respond and is on top of some of the issues we have with this house. It was built in 1890 so with any house that's 130 years old it's going to have its misc issues. As I mention them she gets it scheduled and help is on the way! Good work Classic Property Management. I look forward to renewing my lease.
