First of all there are only two buildings so you're not overwhelmingly surrounded by tons of people, it's a small close not community who all looks out for each other. I made 3 life long friends who I met in the halls of Groton Towers. These neighbors were so kind as we even ended up sharing thanksgiving with one of them who also happened to be a military family who moved here from Ga and didn't know anyone in the area (we are from FL). The doors are all locked so in order for anyone to get in they have to be a resident and have a key. They snow plow everything for free, heating is usually included in rent and the best heating system ever! The sidewalks are always salted and the maintenance staff is super responsive and helpful! When we moved in our walk unit had something small on it broke, but when the maintenance saw it instead of fixing the older unit, they put a brand new remote controlled one in! Karen is a kind and thoughtful landlord, the best of which I've ever had the pleasure of meeting! She always had treats in her office for everyone and was constantly planning activities for the kids for the holidays! My daughter would always bug me every time we came through the front doors to grab snacks and say hi to Karen! We still miss her even after moving a year and a half ago.

To top this all of when they changed out our AC at the beginning off the summer they flung gunk all over the walls and our carpet. And it can get a little crowded sometimes. Impressed with the flexibility of the main office when it comes to packages. Since you only get a small mail box at the apartment, was afraid about having packages left out. But you can have them delivered to the main office and they let you know when they come. I chalk it up as normal for New England people that are known for their frank, in-your-face, unvarnished opinions. In fairness, Groton Estates is an established complex that is a dominant part of a coastal apartment community, consisting of brick colonial style apartment homes, providing an affordable home for people living and working in the area. I appreciated the staff the most. Here are some highlights: PEOPLE: The ladies who manage the property face with many people of all walks of life. In my opinion, they are the heroes that maintain a professional composure and fortitude even with upset clientele. Yet they march on, being courteous and gracious to the newcomer whatever their background. During the walk through, the management lady explained this unit had a new carpet, a new kitchen sink fixture, and a welcome home package complete with a "Welcome Home" note. When you're scrambling to move, that won't hit you until later on. When it hit me, I thought wow, that was a nice touch! OPERATIONS: As for me, I was able to make contact the first time (860-445-8519). Visited on a Saturday, saw the model, and agreed the contract terms, application fee ($30), deposit ($800), and a prorated rent for a portion of the first month that remained. Yes, I had to wait three or four days, but moved in right away. Discovered later that time was required to paint, clean, and install a couple things that needed replacement. Apartment maintenance - First class. I either emailed, phoned, or visited the office and got immediate service the next business day. Mail - delivered directly to apartment unit, and packages can be safely held by the office. Parking - no problem if you have one vehicle. Be courteous if your unit has a handicap spot. The tow truck can be very expensive, and can ruin your day. Snow removal - Excellent in the parking areas and the walkways. TECHNOLOGY: (1) Rent is due on the 10th. However, paying by check on the first of the month will reflect well on your credit rating. They also offer electronic transfer arrangements too. (2) Free internet. Yes, the internet is free! But if you wish to protect your personal identification, you should configure a VPN for all your connections, or you should pay for your own internet service provider (the monthly charge for Xfinity was $40/month). The latter, requires a MODEM / WIFI router that has been locked-down (white listed connections, etc). (3) LaundryConnect is the wifi service for the washer and dryer machines. A well-kept laundry facility, centralized within on Groton Estates. Bottom line: Groton Estates is a decent place to live with great staff. Positive relationships are possible with time! A word about online comments. As mentioned above, the typical New Englander doesn't mince words. No doubt, the "old salt" - sailors from the whaling industry or those from the Navy ("Arg, Matie"), continue to have a strong influence today. At Groton Estates, you'll definitely experience today's multicultural social fabric of the 21st century laced with old "old salt" sailors that lived long ago in an unforgiving day and age. This is Groton. Groton grew out of an old seaport village that is now a city and a modern-day maritime community that still includes large shipyard and boating amenities combined. 150 or 200 years ago Groton and New London were considered the second largest whaling port in the world. During the revolution, it was also home to the Battle of Groton Heights (also known as the Battle of Fort Griswold, or the Fort Griswold Massacre). Namesakes of those patriots that died defending the land still live on. Appreciating New England is to muse on the past and to consider the similarities of the social fabric generations ago. I recommend reading The Groton Times, a free newspaper delivered to Groton Estates, that publishes historical articles from time to time. There have been numerous reports of theft in my building, yet management's response has consistently been to tell residents to "file a police report" while refusing to install cameras in areas where theft continues to occur. My vehicle was even hit on the property, and because there were no cameras, there was no way to identify who did it. It's frustrating to see ongoing security concerns ignored while tenants are left to deal with the consequences. The rent increases are another major issue. Every lease renewal seemed to come with an increase of $100-$300 despite no noticeable improvements to the property. On top of that, management seemed to find new ways to add charges and fees over time. At one point, they decided to change the locks throughout the complex and then passed that cost on to residents. Additional amenity fees and other charges were added despite tenants never requesting these changes. It felt like every renewal came with another excuse to charge more while providing the same level of service. Cheryl and the management team were by far the most frustrating part of living here. Cheryl seemed to prefer in-person meetings whenever concerns were raised, but the moment you disagreed or had a different opinion, those conversations often became argumentative. It also felt like important discussions were intentionally kept off email, leaving little to no paper trail when issues later came into question. Conversations would be forgotten, information would get lost, and tenants were often left repeating themselves because management couldn't stay organized. Professional communication and record-keeping should not be this difficult. As a military member, I was asked for my LES and income verification multiple times because the office couldn't keep track of documents that had already been provided. The lack of organization was honestly shocking. Having to repeatedly submit the same paperwork because management lost track of it was both frustrating and unprofessional. The final straw was when we requested a one-day extension after our apartment was completely moved out because we could not checkout of our command on a Sunday. The apartment was empty, cleaned, and ready to be turned over. We weren't asking for a week or even a few extra days, just one day. Despite that, management refused to work with us or show any flexibility. After nearly three years as residents, the complete lack of understanding for military obligations was disappointing. After we moved out, management attempted to charge us for a full carpet replacement, claiming there was "pet odor" throughout the apartment. When I requested proof or documentation supporting that claim, none was provided. We had lived there for nearly three years, cleaned the apartment before leaving, and yet were still presented with a significant charge based on an allegation that could not be substantiated. After I disputed the charge and requested supporting evidence, management ultimately returned our full security deposit. That experience only reinforced my concerns about how quickly tenants can be charged without clear documentation or proof. The only reason this review isn't even worse is because of the maintenance staff. They were always professional, responsive, and hardworking. They consistently kept the property maintained and were often more helpful than the management office itself. They deserve recognition because they are the one bright spot in an otherwise frustrating experience. Overall, after nearly three years of living here, I found this complex to be overpriced, poorly managed, disorganized, and unwilling to address ongoing security concerns. Between the repeated rent increases, added fees, lack of security, poor communication, questionable move-out charges, and unwillingness to work with military residents, I would strongly recommend looking elsewhere. When we moved in, I was attacked by the moving company we hired, and was very stressed. I also got sick and had to have emergency surgery. I was smoking weed, as I have a medical card, and it's a legal substance in this state. The property manager Cheryl and I got off to a terrible start, with her telling me we would be kicked out if I smoked weed, and I could sit down with them and tell them why I smoke weed and maybe she would make an exception, so for 3 weeks I went without my medical weed that I smoked for anxiety. She told me "we have great lawyers, we don't want all that weed stuff here" I was admittedly very excitable during this time, and probably down right rude. We got a letter saying we would be kicked out if I did not stop, and a few weeks later "sorry, you can smoke weed. We weren't aware of the laws" (that had been in place for YEARS at this point) We went two years with no issues. We paid our rent on time every month. We don't even stay here a lot as we travel often. We got a letter on our door on Christmas Eve letting us know we have to move in February. If this isn't retaliation and discrimination, I'm not sure what is. I would be very weary of living here. We are on the first floor and the front door to the building shakes so hard, pictures fall off our walls. And for 2 years, they did nothing. The post office has told me they are not up to code with the way packages get delivered, and things get stolen regularly. Oh and don't complain about office staff in front of the dudes that fly around the properly pretty fast on those golf carts, aren't very polite and take forever to fix things. They're all related and friends. So you also can't complain to the office about work done in your home either. Nepotism at its finest for sure.
