I lived here for almost three years, I can honestly say that the biggest issue with this complex isn't the apartments, it's the management. There have been numerous reports of theft in my building, yet management's response has consistently been to tell residents to "file a police report" while refusing to install cameras in areas where theft continues to occur. My vehicle was even hit on the property, and because there were no cameras, there was no way to identify who did it. It's frustrating to see ongoing security concerns ignored while tenants are left to deal with the consequences. The rent increases are another major issue. Every lease renewal seemed to come with an increase of $100-$300 despite no noticeable improvements to the property. On top of that, management seemed to find new ways to add charges and fees over time. At one point, they decided to change the locks throughout the complex and then passed that cost on to residents. Additional amenity fees and other charges were added despite tenants never requesting these changes. It felt like every renewal came with another excuse to charge more while providing the same level of service. Cheryl and the management team were by far the most frustrating part of living here. Cheryl seemed to prefer in-person meetings whenever concerns were raised, but the moment you disagreed or had a different opinion, those conversations often became argumentative. It also felt like important discussions were intentionally kept off email, leaving little to no paper trail when issues later came into question. Conversations would be forgotten, information would get lost, and tenants were often left repeating themselves because management couldn't stay organized. Professional communication and record-keeping should not be this difficult. As a military member, I was asked for my LES and income verification multiple times because the office couldn't keep track of documents that had already been provided. The lack of organization was honestly shocking. Having to repeatedly submit the same paperwork because management lost track of it was both frustrating and unprofessional. The final straw was when we requested a one-day extension after our apartment was completely moved out because we could not checkout of our command on a Sunday. The apartment was empty, cleaned, and ready to be turned over. We weren't asking for a week or even a few extra days, just one day. Despite that, management refused to work with us or show any flexibility. After nearly three years as residents, the complete lack of understanding for military obligations was disappointing. After we moved out, management attempted to charge us for a full carpet replacement, claiming there was "pet odor" throughout the apartment. When I requested proof or documentation supporting that claim, none was provided. We had lived there for nearly three years, cleaned the apartment before leaving, and yet were still presented with a significant charge based on an allegation that could not be substantiated. After I disputed the charge and requested supporting evidence, management ultimately returned our full security deposit. That experience only reinforced my concerns about how quickly tenants can be charged without clear documentation or proof. The only reason this review isn't even worse is because of the maintenance staff. They were always professional, responsive, and hardworking. They consistently kept the property maintained and were often more helpful than the management office itself. They deserve recognition because they are the one bright spot in an otherwise frustrating experience. Overall, after nearly three years of living here, I found this complex to be overpriced, poorly managed, disorganized, and unwilling to address ongoing security concerns. Between the repeated rent increases, added fees, lack of security, poor communication, questionable move-out charges, and unwillingness to work with military residents, I would strongly recommend looking elsewhere. We loved living here. When we moved in February of 2023, we were finally at peace after a few crazy years. When we moved in, I was attacked by the moving company we hired, and was very stressed. I also got sick and had to have emergency surgery. I was smoking weed, as I have a medical card, and it's a legal substance in this state. The property manager Cheryl and I got off to a terrible start, with her telling me we would be kicked out if I smoked weed, and I could sit down with them and tell them why I smoke weed and maybe she would make an exception, so for 3 weeks I went without my medical weed that I smoked for anxiety. She told me "we have great lawyers, we don't want all that weed stuff here" I was admittedly very excitable during this time, and probably down right rude. We got a letter saying we would be kicked out if I did not stop, and a few weeks later "sorry, you can smoke weed. We weren't aware of the laws" (that had been in place for YEARS at this point) We went two years with no issues. We paid our rent on time every month. We don't even stay here a lot as we travel often. We got a letter on our door on Christmas Eve letting us know we have to move in February. If this isn't retaliation and discrimination, I'm not sure what is. I would be very weary of living here. We are on the first floor and the front door to the building shakes so hard, pictures fall off our walls. And for 2 years, they did nothing. The post office has told me they are not up to code with the way packages get delivered, and things get stolen regularly. Oh and don't complain about office staff in front of the dudes that fly around the properly pretty fast on those golf carts, aren't very polite and take forever to fix things. They're all related and friends. So you also can't complain to the office about work done in your home either. Nepotism at its finest for sure. I guess we're being kicked out because we complained about simple problems and smoke weed, and spoke up about the issues we had about it. Yikes Can't find another reason. If you're looking for an expensive apartment with basic appliances and high fees look no further. PAY ATTENTION TO YOUR LEASE. We assumed (being military and moving around the country a lot) that this place did a standard 30 day notification to move. It is 60 days in the lease. If you still decide to live here please don't forget that as they will be no help if you explain yourself and there is no mercy. Oh and its a 35% increase in the extra month(s) you will have to pay if you extend your lease. And once you're done paying that extra 2000$+ you will then receive a nice bill for carpet replacement as normal carpet stains cannot be cleaned with their chemicals. The bill for a 1500 sqft carpet replacement is over 1000$. No negotiations since we've already moved and the apartment is no longer ours to clean even if we wanted to do it ourselves. I've moved 8 times in the past 5 years and I can honestly say that this is by far the greediest rental business I have come across. If you are willing to pay for mediocre amenities, appliances, and customer service then please ignore this review. read more

This neighborhood has been a pleasant place (so far), but there are several major inconveniences. Most pressingly, the management refuses to cooperate with the Post Office. Apartment buildings are required to provide parcel boxes for packages, but the Ledges refuse to install them. As a result, residents can not receive packages. It seems so simple, but in this day and age, not being able to order something online and have it sent directly to your door is a major inconvenience. It's a constant battle going out of the way to the post office. Even though it doesn't seem like it would be a deal breaker, had I known about this issue, I never would have moved it. I do not recommend this property for anyone who works in E-commerce (Etsy, ebay, etc...), orders from e-commerce regularly (Amazon or online shopping), or who depends on regular/routine packages for any reasons. read more

My family and I leased a two-bedroom apartment at Ledges for about nine months. It was intended to be transitional housing while we established roots somewhere in CT. My parents met with the leasing office prior to our move and they couldn't have been nicer or more accommodating. The apartment was simple but very comfortable and had everything we needed. The hiking trails, pool, playground, and community spaces were a huge plus. The maintenance crew always addressed issues immediately and were kind and courteous. We also became close with a few of our neighbors. Overall, it was a very enjoyable experience. The only hiccup I ever experienced was related to our move out and some confusion between leasing staff about our final balance (there wasn't one, they actually ended up crediting us money due to overpayment). Despite that minor misunderstanding I would recommend Ledges. read more

I was extremely hesitant to rent, but I needed to find a place until I know what is happening with our business and where to buy. My children and I absolutely love it here! We are only a couple miles away from the downtown which has everything we could possibly want, but the street we live on feels tucked away and very residential. We enjoy the well-maintained landscaping and grounds, play escape/area for the kids, walking trail where we can roam with our dog, and especially the in-ground pool which has a beautiful deck with nice tables, chairs and cabanas. I myself especially enjoy the immaculately clean and beautiful clubhouse where I have utilized the office area computers and printers when my laptop was in for service, as well as the 24-hour fitness room that has everything I need for a good workout & cardio. Also, sometimes I stop in to say hello to Luis, my initial leasing consultant if I have any questions or need assistance with anything. I've found all of the staff here to be extremely friendly, helpful and thorough. They seem to genuinely like their jobs and want to be here. I have loved the fact that whenever I need anything done in my unit, all I have to do is submit a request and someone from maintenance comes right away to fulfill their work order! I actually re-signed for a lease extension and will put off house-hunting for at least another year because I have found living here to be so enjoyable and convenient for my demanding, busy life. I have received compliments from all family and friends that have visited me here. It feels so good to live in a place that I can be proud of and that undoubtedly makes my life easier and more convenient. My kids and I are anxiously awaiting the re-opening of the pool for the coming season! read more

Used to be great a couple of years ago but has gone terribly down hill. For what they charge for rent, one would expect quality living conditions. Quite the contrary. As of a year or so ago, cops have needed to patrol the grounds on a nightly basis. And things have only gotten worse since lcor turned the property over to trio. The lots are hardly plowed, and our apartment wreaks of cigarettes and marijuana 24/7. (Note that neither of us smokes anything.) We said something to staff, but nothing was done. It also is frustrating to have to clean up other people's trash in the halls, elevator, stairwells, and grounds. Our lease will not be renewed. read more

I paid $1,275 for a one bedroom with outdated appliances. Very exspensive for what you actually get, AND rent goes up every year. AND you have to pay for gas, electricity and cable and can only have xfinity. Signed up for Lease protect being told it was a one time fee that covers up to $1000 in damages and cleaning fees. After I moved out I got a $900 bill I called and management told us that They need to send it to Lease protect to get paid from them. I have received no other bills or communication from them and it showed up on my credit report for $1,102 delinquent account from The Ledges apartment saying it's in collection. Called and they said we owe $1,102 to lease protect, but that's not what they told us when we Signed our lease. Out electricity bill was also put through the roof in the winter by them turning a space heater on WITHOUT telling us and when we noticed a change in our bill we contacted maintenance and they came and turned it off and our bill went drastically down the next month and they refused to do anything about it even though it was their fault. You pay a 15$ monthly fee for trash but have to walk to the only dumpster in the whole community. Management and maintenance are both very rude. Don't recommend this community it is a scam and not worth the money for this "luxury" apartment complex. read more

Too expensive for this horrible place. Management is super shady. They care about appearances and money, not you and your family. DURING COVID: they didn't clean/sanitize anything or take care of trash so long it backed up in the spring heat. Everything halted but landscaping. We got sick from the air quality and the bad water stained our things orange. Poor building quality without insulated windows left us with drafty, moldy windows. Maintenance entered our apartment without notification while we were gone and they painted over water damage in the hallway to avoid a problem. We had to insist on a new washer when ours stopped working and the safety off when you open the lid didn't work. Security doors were rarely closed or didn't close all the way, so you could walk in without a fob. Horrible communication from the leasing office. We desperately tried to move out and they didn't send us any move out paperwork or tell us what we needed to do until the day before our lease ended. Seems like they're trying to trap you into doing something they can profit off of. They made it pretty clear that bringing problems to their attention would be an annoyance. We don't expect our deposit back even though we didn't damage the place. Fellow residents are a little inconsiderate. Car alarms go off at least once a day. People park in handicapped spots or the access aisle, often taking up more than one space. Few people control their dogs and barking is near constant. read more
