The biggest issue was the lack of clarity, consistency, and reasonable communication from management throughout the process. According to the leasing office, they considered the lease "binding" as of May 7, despite the fact that financial verification and supporting documentation were not completed until May 19. This immediately raised concerns for our family because approval decisions are generally based on completed financial qualification information, not incomplete preliminary paperwork. Once concerns and discrepancies were identified, the office was notified within only a few days of the lease being signed. Rather than approaching the situation with understanding or flexibility, management took a rigid stance and appeared unwilling to work toward a fair resolution, even after being informed that the agreement may have been signed in error and that there were concerns regarding financial stability and eligibility. What made the situation even more disappointing was the contradictory information presented during the process. Contracts are important, and I fully acknowledge that inexperience played a role in this situation. However, there is also a reasonable expectation that property management companies exercise professionalism, transparency, and good-faith communication when issues arise. Especially with young or first-time renters who may not fully understand every aspect of the process. What disappointed me most was the overall lack of empathy and problem-solving. At no point did it feel like management was genuinely interested in finding a logical or humane resolution that could avoid unnecessary legal conflict or financial hardship for everyone involved. Instead, the interaction felt transactional and dismissive. For anyone considering renting here, I strongly recommend getting EVERYTHING in writing, carefully reviewing all lease language

    was a great move in experience ( expensive ) but still was good. after that's it's went downhill…read morefrom there. first started with them randomly doubling my power bill , and then the next month doubled it again to where it was almost $500 and management told me they didn't have a answer for me and then tells me i have a trash bag on the second floor ( I stay on the fourth floor) and charged me $100 for a trash bag being left on somebody else door that wasn't my trash at all. they claim a resident found something with my name on it. staff didn't inspect it or check it themself and isn't willing to check into it. I had a fine posted on my account with no proof or something sent to my resident portal and when I asked managment where the proof was they said they forgot to attach it and they will email it over when they get the chance. I was in the process of renewing my lease here but I wouldn't recommend to anybody

    4 stars. You pay for convenience, it's an easy walk to campus. It comes furnished which makes it an…read moreeasy move in. The internet is actually pretty good for a big apartment complex. They run MaxxSouth 50 Megabits which makes gaming functional. Only thing is that they do not alot enough money for the utilities. The ammount that they have is not really enough to house 4 adults. The only time we didn't have an overage was in the winter months when we were not running the AC or heater. In the summer we had $25 each for overage. The pool is nice, they just got new chairs to go around it. The clubhouse is nice and they haven't messed up any of my mail yet. They offer little things now and then, like free breakfast and free little pick me ups sometimes. Haven't had the luck these other reviews are talking about, possibly new management? If we have something broken they usually fix it. Just takes time. Overall it's good. I've lived in cheaper but had to drive to campus and furnish the place myself. 21 is more or less for younger people without furnishings to live on their own. Move in ready.

Maintenance cant do anything that requires more than a hammer, or a screwdriver. Management typically has no clue whats going on and can be rude. Like ive had no air for three weeks and the first thing the management lady told me to do when I was telling her about it was to "clam down" mind you the heat index has been like 110 the entire time ive been without AC. They also didnt provide window units until I complained THE SECOND TIME about not having air. Also the roommate situations ive lived in have been a nightmare. Moving in people without notice of the opposite gender too despite clearly listed gender preferences (this led to a pretty traumatic personal experience for me). All in all dont come here they will take your money and disregard you otherwise.

She…read morewas a great face to take my rent and my concerns at the former property she worked at before graduation. She's a great asset to Philo. Miss her across town. I've never lived here. But I like how their gates work too. Just like across town. There are many gated communities and two/three have functioning gates. Safety here at three properties. I do ride around in boredom or tutoring all over town - and so I know the scope of the appearance of the outdoors etc at several properties.

They also hold you to the lease but don't hold up their end of the deal so you get stuck living somewhere where you can't sleep because the people above you are always partying and stomping around and will not let them go beyond a first strike on their lease even after numerous complaints with evidence which is kinda funny because they are always looking for a quick way to make a buck on you. I have been left to call the cops on them a few times to get the people above me to be quiet after 2 am. I have lived here three years so when I say every year it gets worse it truly does. The Helix/Philo is as ghetto as it gets without you being in the actual hood. Save yourself the stress and money and do not move here!!!!
