My transaction was riddled with difficulties on the seller's end (bizarro demands for "upgrades" despite the "as is" contract they signed) and Richard really kept me calm. He knew exactly how to handle things, worked really well with the seller's attorney and kept me posted every step of the way. I also was able to get exactly what was agreed upon initially (despite the insane upgrade requests) without having to kill the deal- which I had little hope for, but Richard reassured me would work out. There were no hidden or extra fees (and I thought his fees were very reasonable). Also, I asked for him to quote me a maximum, because I just wanted an idea of worst case scenario...and all his scenarios and fees made sense and he stuck to them. I called him a lot and he was always there to talk to me, personally. Yes,you read correctly: personally. I'm still shocked at how much attention I got. He's a great mix of intelligent and down-to-earth. I will definitely use him moving forward and feel more confident about pursuing property interests knowing I can turn to him. NOTE: I would not describe myself as easy to please. I do not suffer fools kindly, and my expectations are high. I requested they return to finish that section. In the dining room, after they left I noticed that the chandelier hadn't been touched. There was a plumber in that morning that went over time, so I don't fault them at having a delay but they asked for another half hour to finish the kitchen. Many things were cleaned but the floors where they dipped under the cabinets for a few inches looked untouched. The lead said she sprayed degreaser but didn't have time to clean the area - they left 10 minutes earlier than what I paid for. I would prefer they finished the job. The bathroom windows weren't cleaned even though that was a request. I feel like the job should have been quoted instead of an hourly. The team seemed to want to get out of there in lieu of finishing the job properly. When I complained they told me they sent a team of 3 instead of two that was quoted and that had I gotten 2 or would have taken a longer time so I should be happy. The 3 rd person was clearly a trainee or newer as she didn't have initiative and had to keep asking what to do and just standing around waiting for an order. Lastly, I speak some Spanish but there was no English and there was a lot of photo taking and laughter that felt like they were judging the state of my parents home. I had cleaned and organized for a month before hiring them so felt it was in better shape but needed a DEEP cleaning - that to me means getting under the cabinets in the kitchen floor.
