Very convenient for our needs, close to Holualoa and Kealakekua and pretty close to Kailua-Kona so very central for us and Holua Resort is nice. The staff from check-in & consigliere were all so nice and displayed the Aloha spirit, welcome to Hawaii. Highly recommend staying here of you're looking for a combination of resort & local feeling vs the high-end hotel resort type feeling.

Where to start? In…read morethe bathroom with black mold in the showers, the loose toilet that is no longer attached to the floor, the wash basin that has been chipped and cracked for years? Or we could start in the kitchen where appliances are rusted out and dented, the decades old cabinets are off their hinges and no longer close and are so worn that the paint has flaked off and they are down to bare wood? We could start with the rusted out balconies or how about the stained upholstery on the living room couch? And how about the walls that haven't been painted in years? Maybe we could start with the lack of housekeeping and even if you are staying here for weeks, if you want the condo cleaned, sheets changed, clean towels, you have to do it yourself (they claim it is because of Covid even though it is now 2025). And how about those swimming pools which for years have not been maintained. Jagged broken tiles on the pool decks where you can cut your feet, and the black algae on the pool bottoms. They are filthy. And then there is the dead tropical landscaping and lack of gardeners. Management here says they know the place is a dump, but Wyndham refuses to spend any money on upkeep. They say Wyndham collects the money then diverts it to other resorts where maintenance is taking place. Basically, they have just let the place go to where it is more like a slum than a resort. Do yourself a favor ... do not stay here. If you want to stay at a Wyndham resort, try the Royal Sea Cliff just down the road. Holua "Resort"/Mauna Loa really is absolutely disgusting.

The demo and waterline tile are done and it hasn't been too bad except they won't return our emails, they won't schedule the last phase and a project that was 5 weeks is who knows how long because they won't get us on the plaster schedule and right now we are told it is 2 months out and no way to schedule us for some reason. Weeks of asking to get scheduled with no response. I have included the owner in our communication as well so this isn't just about one person, this is clearly a company thing. I highly encourage you to look elsewhere. Add to the fact that we don't have a pool they have left equipment etc here so I'm sitting on my lanai in a robe and at 6:45am my dog barks like crazy and it is the employees wanting to pick some stuff up. Has happened two of the last three days. The list goes on with all the frustrating things happening with this company. Did I mention food has been left out including a chicken bone we only discovered because our dog was trying to eat it?

There have been many safety and quality issues associated with the pool and the work is not complete. These issues include, but are not limited to: 1. Lack of responsiveness to many issues for months, unclear chain of command, conflicting information despite repeated phone calls, emails, and texts. We were told by the new project manager Keith that he doesn't check his voicemails. 2. Repeated delays in getting the work done. Workers were frequently pulled off the job to work on other jobs. No schedule was provided despite multiple requests, of when workers would be on site. Workers left their equipment on site, and on more than one occasion came at 6:00AM to get their equipment to bring to another site. 3. Quality issues associate with the work, including drainage problems, no autofill installation as of yet, issues with the spa, workers asking the homeowners how the drainage should be done, frequent lack of supervisors on job site. 4. Safety issues including sidewalk cut and left open, a delay in ordering and lack of fencing to date. 5. Messy and unprofessional work site including leaving bottles and cans at site, lack of provision of toilet facilities from SCV to workers resulting in neighbors complaints about workers peeing openly on the property. When brought to the SCV's attention, they finally provided a portapotty. 6. Incorrect billing on more than one occasion.

Pros: What's Good! + Close to sightseeing areas. + Quite Area. + Rooms had AC Units inside each room. + Washer and Dryer in Rooms. + Had Full Kitchens + Multiple Pools for the kiddos that are kid friendly. Unfortunate parts: My 4 Gripes... - Came to our room for check in and clearly wasn't cleaned up from the last tenants who stayed in the townhome style apartments. There were Celsius Drink cans in our kitchen in between the fridge and sink area. Rooms weren't entirely clean. - Major Bug Infestation in the apartments. Found cockroach's' crawling around the upstairs kitchen area and upstairs bathroom at night - Also, fought off a huge centipede in the master bedroom - Doesn't offer ample parking spots. They have an underground parking garage but spots are so small they barely fit a 4 door sedan in them. Let alone the GMC Yukon I rented. - Fitness Gym is quite sad, my garage gym has more equipment than what they have here at this Wyndham location. I checked out Outrigger for breakfast with my family and I checked out their fitness facility, it blows Club Wyndham out of the water easily. So don't expect to get a workout here, just go hike or running outside.

I've taken some time to offer some education: The right of access to Hawaii's shorelines includes the right of transit along the shoreline and within beach transit corridors. Beach transit corridors are defined as the areas extending seaward of the shoreline and these areas are considered public property (HRS §115-5, HRS §205A-1). The public has a right of access along the beaches and shorelines in the State situated below the "upper reaches of the wash of the waves." (HRS §§ 115-4, 115-5, Revised 2010). If private homeowners are obstructing existing public rights-of-way to the shoreline, HRS § 115-9 provides a remedy and up to a $2000 penalty for that kind of situation.

Everything was great and we have no complaints at all. The air conditioning was crisp, the bed comfy with plenty of pillows, and the shower was perfect all around. She was so fast that she explained that we had to pay for airconditioning in our unit but DIDN'T explain that we needed a key to use air conditioning. We spent one night with all the windows open because it was so hot. We called maintainance in the morning. He was so nice and asked us if we received a key, I said no and didn't know we needed one. He ran down and went to the front desk, grabbed a key. Air conditioning turned on (took a couple of hours) and we were cooler for the evening and the rest of our stay. Our unit was a two bedroom with two bathrooms, located on the second floor. Front door was difficult to open, so make sure you have empty hands to push the door open. At front door, fresh swimming pool towels waiting. Great size for a family of 4-8 people. Large living room, large bedrooms that others can sleep on the floor no problem. Beds were both king size and were very comfortable. Ktichen and dinning room were large with a long counter top, good for buffet style and long table with 6 chairs. Patio also had a long table. We will definitely come again. We know what to expect now.

Check-in with Preston was ordinary and uneventful, but as we walked to our car, Daniel followed us and insisted we come back to get wristbands. While technically true, this quickly turned into a very aggressive sales pitch. He acted "surprised" that we hadn't been told about a supposed offer and claimed that because of the way we booked, we were entitled to either a $100 Amazon gift card or a free cruise. This was not true--we booked through our credit card's travel site (DeltaStays.com). When I asked if this involved a presentation, he admitted it was a 91-minute session but said we could just walk away if not interested. We told him no, but he immediately pressed us with "why not?" questions. I explained that, as someone who works in tax law, I often deal with clients struggling to get out of timeshares, and my wife and I had no interest. Still, he kept pressing, insisting we explain ourselves. When we made it clear he wasn't owed an explanation, he shifted into a strange monologue about psychology and needing to know why we declined. Even after we said, "We don't know what else to say--we're walking away," he persisted, telling us it would really "help him" if we just attended the presentation. Frankly, this behavior was pushy, manipulative, and far below the standard we expected from Wyndham. We had always heard positive things about Wyndham, which is why we booked here, but after this experience, we will not return. We will also be sharing this experience with friends and associates so they can avoid the same treatment. Club Wyndham may profit from its timeshare operations, but salespeople need to learn how to respect customer boundaries and wishes. Guests who book a stay should not be ambushed with aggressive tactics--they should feel welcomed and respected.
