I had Scott provide an estimate for a $100k full kitchen remodel. I worked with my own structural…read moreengineer and architect to acquire a permit for removing a load-bearing wall (as Scott said he couldn't manage that portion of the project: "We don't have time right now to do the drawings for the permit. You will need to get someone else to sort that out."), and once I had the permit, Scott sent over a contract. The contract included a clause stating "all claims and disputes between the parties arising out of or related to this Agreement shall be resolved by binding arbitration" which I didn't feel comfortable with. I suggested removing that clause, and Scott insisted on it remaining in the contract as written. I accepted and asked Scott if he would like me to sign electronically or on paper. At that point I didn't hear from him for one week despite multiple emails and phone calls. After a week, he emailed me saying the negotiation (despite my accepting the original contract in the end) was a "big red flag from me and I don't think we can do the job for you." Overall I found this interaction to be incredibly unprofessional, especially since we had been in communication for multiple months and intended to start contraction in just a few weeks.

We worked with J&M on a bathroom remodel. Bathroom is 5x6 feet and quote was for 6 weeks work and…read more50k. We ended project at 18 weeks and 60k. During our project, the sub-contractors damaged the wall while installing our toilet by drilling through the wall and failing to hook up the toilet correctly so that water was pouring straight into our basement. The sub-contractor did pay for these damages. We had no supply chain issues with our project as we had purchased all the materials ourselves before hand. Our primary issues with working with J&M was that due to the amount of projects they had going on, it felt that unless we were actively saying we were unhappy with progress and calling J&M frequently, there would only be work at our home 1 or 2 days a week. When asking for estimates for components J&M were unable to provide accurate estimates. For example, it was estimated that tiling our shower would take 1 week with 2 people due to the complex design. It ended up taking 3 weeks. This is our only bathroom, so we lived with my parents for several weeks, but I would hesitate to recommend J&M to anyone who doesn't have a flexible timeline. In addition, J&M failed to notify of us of change orders that resulted in an increase of price. These were supposed to be agreed upon mutually before the work was completed, but instead J&M released them after the work was done and were forced to eat the cost. J&M did not provide any options to mitigate this cost even though this was in direct breach of our contract. Ultimately, we are reasonably happy with the final outcome of our bathroom, but extremely unhappy with path to get there. We ended up not asking for several fixes as we were so fed up with the inaccurate timelines and constantly changing estimates. Fixes include 1) bleeding paint on ceiling, 2) missed paint spot, 3) grout on window and tile, 4) miss-cut vanity counter-top, and 5) dip in floor tiling causing one spot to not drain. All in all, J&M has good general contractors, but seem extremely mismanaged in the back of office. If you do work with them, double check all billing multiple times as we found several inaccuracies. Hold J&M to prices and push back on change order process.

We first worked with them for a kitchen remodel in 2023 and are still blown away by the work they were able to do for us! We removed an old wall and created a kitchen island to open up our space, set up a custom coffee bar, and fully ripped out all old finishings/etc! They were able to match the old arches of our 1927 to bring the character into our modern kitchen that we love about our house. They were extremely communicative about any changes, challenges, or delays. We even went on a long vacation during the project and we felt completely at ease knowing they were progressing on the kitchen while we were away. We recently brought Sadie, Medardo, and Gerardo back in for some plumbing, drywall, and electrical upgrades that became a bit of an upstairs project. Their work is exceptional every time and we know we will continue to work with their team in the future. Highly recommend!

That included taking out walls, refinishing floors, new baseboards, doors, paint, new kitchen and two bathrooms. Any home project is going to have materials delayed or changes in cost. These things did come up during our project but I was put at ease because they would proactively communicate what was going on and gave us the opportunity to make a decision on how to move forward. Communication is so important and they are great at it. It is RARE to have such a good experience with a contractor - do yourself a favor and hire them.

I've gotta give a big thumbs up to Calvin…read more He finished up the remodel/addition 3 years ago, I started having some issues with concrete patio settling and pulling sidings and roof support post with it. I told him about this issue within the warranty period but the patch up he did 2 years ago failed right away. The warranty period then ended. I kept asking him to correct this nonetheless. Although it took a long time for him to get back to me at times, he never said no, never said anything about us no longer being past warranty. And finally, late last year, he got around to addressing this. In the end, he undertook a fairly extensive repair, demoing the patio, digging deep, hiring a concrete sub, rebuilding a new patio. He didn't take shortcuts, did it all at his expense. Of course, in this situation, that was ultimately the right thing for him to do. But the point is, he didn't run away from my concerns, he always communicated in friendly and reasonable manner, and came through in the end. I think this is more than you can expect from a lot of contractors out there. He sure won my respect.

If something isn't done right, they fix it. Example: They installed four floor to ceiling windows in the entry way. After the chandelier was installed, they realized it wasn't centered in one of the windows. They took them all out and reinstalled them. It is now perfect. They have become like family. As a mom of five children, I was especially grateful for the safety precautions they invented to make sure we were all safe while we lived through construction. There are always tense times through remodels. Patience both ways is the key and I'm so so happy with the work they have done for us.

There is always a delay in his schedule - work to be done today gets always postponed to tomorrow or the next day - it is infuriating. A few years back we found a leak in our roof and decided it was time to add the second story (three…read morebedrooms and two bathrooms) we'd always planned on doing. As it was such a huge undertaking (it ended up being a near-complete tear-down and rebuild), I really took my time to interview as many architects, contractors and builders as I could, and in the end, couldn't have been happier with the team who built us not just a house, but a home we will cherish for a lifetime. Ben Sharaf and his team were responsible for the demolition (it took just one day!), the framing on our house, and also the finish carpentry work. I lost count of how many subcontractors came through my house and commented on (read: complimented) how the framing was SO well done; honestly, my painters couldn't stop gushing (I am not exaggerating; they gushed) about the framing, and went on and on about how, in all the years they'd been painting (close to 20 years), this was one of the very best framing job they'd ever seen (apparently solid framing makes everybody else's job a LOT easier, and folks were very grateful; I believe such praise from industry professionals does not come lightly). Ben was so competent and level-headed, he really made the stress of being out of our house for so long (we were out for 11 months, but that's entirely my fault: for one thing, I had our second child one month after starting demolition) manageable and bearable. I also truly appreciated how he hired trustworthy, polite and respectful individuals for his crew - with one toddler and one baby on the site with me (I was here almost every day of the build), I really appreciated what a safe, clean and pleasant environment they created. Our architect had such a positive experience working with Ben that she hired him for several subsequent projects. I, myself, have happily recommended Ben to several of my friends. If I need work done around my house, I never bother interviewing anyone else; when I finally get to start my dream kitchen or make the mother-in-law suite downstairs a reality (I always have plans!), Ben will be the only builder I call.
