The house is in great shape, remodeled and received two comps from two separate Realtors that were shocked by his proposal. He was way off and I'd be a fool if I used his numbers. The house could have been cleaner at the time; but we were in the middle of packing. Still a trained eye should be able to overlook it; especially when he is supposed to look at sq footage, upgrades, the area and comparable sales. It felt like a stab in the dark with his number. I made the request that he re-evaluate and consider raising his appraisal to at least the mid-upper range from the eight market comparisons provided within the 3/4-mile radius. On two separate occasions he said he just got back in and would get back to me. He never did and I finally gave up on this guy. This appraisal was a waste of time and money and would go elsewhere for your appraisal needs.
