My business was looking for a commercial space. After a unsuccessful transaction with a dual-purpose agent (residential/commercial), my partner and I set the hunt aside. When the need got serious, I went back and did my search. Real estate agents are scattered everywhere. Each has its own 'gimmick' to make its name up there or known. For me, I took a chance at Yelp. Hanhan came up top, I have a business, and I know personally that you pay extra $$ to have your name up top. No, I didn't buy into that because real people leave real reviews. Unfortunately bad experience gives real good motivation to be left, but to have a raging all 5 stars is sketchy.... at first. But few different people, it can't be a coincidence. So, to sum up my experience, I would rate Hanhan Commercial Group (now Compass) a solid 4.9. Almost 5. Jonathan Hanhan is a pretty solid agent, COMMERCIAL. If you are a commercial space looking buyer, He is your guy. Experience is what you are looking for. Jonathan eats/breaths commercial. Don't make the mistake of going residential/commercial agent. We did that at first. One can argue 'some' can swing it, yeah, but a full time commercial will do circles in an agent that can just swing it. The set-up from initial meeting, to research, discussions with the loan (which can vary from worse to a nightmare), to escrow, Jonathan set us up that all docs are in the cloud and can be available at all times. Note to buyer: At this stage, have ALL docs ready, scan them, put them in the cloud, so they are all ready when they need it. This will help you get things going. Your agent will guide you along the way, almost holding your hand but one thing they will tell you in the most subtle way, get your sh*t together and be prepared to an almost instant that if they need a doc, send it right away. That said Jonathan will research everything for you, if you need help, just ask. What is the going rate, is the asking price good, etc. He will not just answer you because his gut says so, he will show you a well researched figure. 90 days seems to be the standard to close. We closed in 60 days from the time the seller accepted our offer. I have ALL my docs scanned ready to go. Jonathan has all his vendors ready, inspectors, contractors, HVAC, movers, you name it, his connections are great people to deal with. 60 days with an SBA loan is a great time, but that is almost no issue from me. ANYONE that asked for a document, 5 minutes tops they have it. Banks will eat the most of that time. This is where I take that 0.1 star off the perfect one because.. Bank of America. Good bank, but they could have made it easier. (No need to elaborate here, not BofA review). Short plug, TMC Financing rocks with SBA Loans. We closed before the holidays Dec 2019, a couple days before our target day. It was a ride, Jonathan was there 'til the end. It is now April 2020, and Jonathan is still answering my calls and emails. Our business moved in before the COVID19 lockdown luckily we are now operational on the new site. TLDR; Go with Hanhan/Commercial. 5-star class of service. Note to buyer: be prepared, have all your documents ready, scanned and in the cloud. Banks will eat the most of the time. Be patient and have an open mind. read more
